I seriously have nothing against you and I understand you’re trying to sell homes you have to admit sell a home at that price point with only a two car garage is ridiculous! A Porte Cochere doesn’t truly make up for the lack there of… It even seems to have taken you by surprise as you tried to quickly find a positive in the negative.
This is not my listing..... and we all have an opinion....however the value of a home a property is what someone will pay for it, this property has sold 2x since this video.
I definitely wish I would have chosen the cedar park/leander area. I went for the house not considering the community and let’s just say they are not the friendly bunch of Texans nor like “outsiders”. We love celebration church because it does remind us of home(socal) so much diversity and welcoming faces. Praying for community for our family.

Parking is terrible on the weekends, and you'll be elbowing other shoppers as you try to navigate cramped aisles. They really did everything they could to fit as many aisles as they could. You can't even pass someone browsing in an aisle without invading their personal space. We try to go on the weekdays whenever possible.

How much do you see Austin come down in price?
I certainly can't tell the future, what I DO know is a correction of 10%-15% since the height of the market. In my opinion I see some sideways activity for the forseeable future, in the longer term I see increase. In my opinion.

Other Austin Korean grocery stores I go to in Austin are Hanaworld and Han Yang. Other Asian grocery stores in Austin of note are MT Supermarket and 99 Ranch.

1600 people on the waitlist ? All I see is 80 percent of the released lots still available ! Great location , great builder but stop hyping up like this is the last liveable place on planet earth .
yes 1600 people according to Toll Brothers.... but like most any release of a community , they don't sell all at once, they sell a set block , shut down for 1-2 weeks, increase pricing and do so again ... repeat. and yes it is the last livable place on earth, they have a doomsday vault carrying all the seeds in the world to be replanted..... perhaps that is better than a community pickleball court.
@@SoominKimRE Toll Brothers clearly benefit by creating this non-existent demand. At near 8% mortgage, a million dollar community having 1600 people on the waitlist seems to go against every known logic to mankind. They are having a hard time clearing their inventory in Travisso which is a much more attractive community than this one . Absolutely love your work and videos overall, but found this one a little odd. And agreed that pickleball needs to be banned .

What made you choose Leander over a Dallas suburb like frisco/allen/carrolton? Dallas is a little cooler and has wind sometimes that helps with the heat. We are in limbo about relocating to the Austin area from the Dallas area. Love your videos by the way! Our kids are also bi-ethnic but I want to preserve some Korean culture in them since I grew up in Mississippi where it lacks diversity. Church community is important to us as well. Know of any good Korean American churches near Leander? Thanks!!
Coming from the area of Southern California that we came from, we desired more nature (creeks, rivers, trails, hiking, hills, etc) and once we viewed how uniquely Austin and it's hill country from anywhere else in Texas, we knew it was the spot. Dallas and Houston present wonderful commercial develpmennt etc. but by in large it is flat. There are many part of N and NW austin that would have you question if you are even in Texas.... we love that. Feel free to reach out and let me know how I can serve you and your family.

I think this floorplan use to be called Sandhaven. The modern farmhouse design is nice
not entirely sure it is the same plan, yes dual staircase, but the Sandhaven was closer to a 6,000 SF plan.
@@SoominKimRE it's not just the dual stair case that I say it's the same plan. It's also the location of the first floor bedroom as well as second story bedrooms and media room. The main difference between the two is the master bathroom without the upgraded or alternative master bath layout. It's otherwise identical with the older model having additional options. And yes, the Sandhaven would have a larger sqft given the additional options
@@SoominKimRE EDITED: Why should I lie to be nice? I'll just be transparent...I think Toll Brothers is renaming their existing floorplans...not that they are creating new ones by modifying existing ones. It may be that the floorplan is the same but exterior changes. Everything else is the same though (perhaps with less upgrades). Original: to be fair though, I'm sure old floorplans are tweaked to produce new floorplans. I imagine builders may have a gradual evolution of floorplans that are popular. I believe Sandhaven was such a floorplan. At one point the Vallagio was higher priced starting than Sandhaven. Then Sandhaven became pricier. Sandhaven is an excellent floorplan overall.
I can’t wait to see this fully decorated it’s amazing , I love the front court yard vibe and the separate single garage . I wonder if you could make it a casita rather than garage ? I do like the layout though I hope you can show us what it’s like a month from now just so we can get the full picture.
You certainly can I believe, the sales office serves as an example of what can be done as a separate office space w/ ac or a guest room , for a true casita living it may need some plumbing.

I have a Perry Home. It's a good home but make sure you get a home inspection with wall down and before closing because regardless how good a builder is there will always be issues and some things are out of construction management control as they hire third party for certain parts of building process. The framers are fairly good, insulation is good for warmth and cooling retention but they dont use foam insulation in attic or in walls, mostly th fiberglass pink or white material. Spacious and luxury feel for sure though, the more we live in it the more we appreciate it. We have looked at other builders since buying and few hold a candle up to Perry, maybe GFO maybe Guillan homes or Coventry. Very good builder honestly.
