I'm about to start renting again after 30 yrs of home ownership. I always improved a property I lived in, always cleaned thoroughly before moving and always lost all or part of the deposit. I'm thinking this time I will either video or at least photo all of the conditions I can before moving my stuff in.

What irks me as a renter is when I move into a dirty and damaged home and then I have to clean it to move in. But then I move out, clean it better than it was when I moved in, and then still get charged more than half of my deposit! On top of the landlord not even following the laws when I live in the places, or when I move out. It is super annoying.

cynthia reynolds As an landlord, I' had a brand new linoleum floor scratched/ripped beyond repair by a tennant who decided she didn't like where the stove was, and took it upon herself to move it!
I had a tennant try to move a refrigerator that was hooked up to a water line for an automatic ice maker, and caused water to leak into the apartment downstairs causing considerable damage! That why I think it's just easier, and less potential for problems, to take care of cleaning under and behind appliances myself.

    • @cynthiareynolds3432
      @cynthiareynolds3432 6 ปีที่แล้ว +6

The key is communication. Tenants & landlords have to talk. I was a better tenant than my tenants. I don't have an ice maker - I'm a freak who doesn't like ice. But my frig started making funny noises, so I pulled it out & I was able to take the back off because it can have an ice maker & holy cow, my chihuahua's hair was everywhere & it's only 3 years old. If I was a tenant & this happened, I would have called the landlord.

I swapped 3 rental places before purchased my house. All three were pretty costly fancy apartment complexes. ALL 3 landlords told me to leave apartment as is when i ended my rental since they have SPECIAL CREW to PROFESSIONALLY prepare an apartment to next tenant. They dont want their BUSINESS to depend on how well moving-out tenants will clean when they live. So they go SMART way and include the cost of cleaning into rental cost and spread it across the contract... so i pay $2K/month instead of $1975/month and at the end they have PROFESSIONAL cleaners. They have a CONTRACT which allow them to ask cleaning company for any issues with dirt leftovers and let their CUSTOMERS to leave their place happy and on positive note! This way HAPPY CUSTOMERS will bring more CUSTOMERS and more $$$ by recommendations. Otherwise, you will leave bad smell by taking their deposits.
Deposit should be used in case if tenant destroyed furniture or appliances. Period.

      Paul P exactly
Apartments honestly treat tenants better than home renters. We're learning that super quick. Any excuse to keep your deposit a home renter will take. Apartments know to expect that they have to clean and repaint everything every time a tenant moves out because they want their apartment to look good. It's like asking someone to wear a pair of shoes and return them back to you the way they looked when you got them 2 years ago. That's freaking ridiculous

It depends on your lease. I don't know if this is just where I leave but the deposits are for damage and cleaning. It is built into the lease that way. Also, someone else here said that they were always charged tobhave someone clean even if they left the place clean. For this, you need to schedule the move out inspection with them. That way you are there and if they are claiming that they need someone to come clean, they can tell you what it is. I always scheduled my inspections when I was moving out. The only time I was charged was definitely necessary as I spilled nail polish on the carpet. Other than that, I was never charged for cleaning.

I was a landlord for 10 years, and a leasing agent and then superintendent for large highrise following that. In all my years in this business, the biggest thing tenants don't want to clean is the inside of the oven. Ohmyword it's always dirty! Typically it would take me 2 to 4 hours (depending on how bad it was) to clean the inside of the oven. Furthermore, once my husband spent 8.5 hours cleaning a BACHELOR apt. full of hoarded junk and dirty uncleanliness... So glad both of us are retired now! Never again will we have to clean other people's grime!

    • @tonidill5197

Actually as soon as the process of moving begins, the tenants switch services at the new place in their name, and the service reverts to the property owners name. Services never get switched completely off, especially in winter when pipes can freeze and bust. And that's a thing a property owner just needs to pay then. Usually they get a bill for that month only

All the owner did was out a fresh lock of paint to the inside walls but even that was bare minimum

though tenants should clean up when they move out, its also the landlords or managements job to clean the rentals before being rented again. this is common knowledge and they have crews to do this. i have never seen a rental agreement stating that a tenant must clean the things described here. what's next...replacing the door handles because they lost their sheen or the finish wore off? i'm all for being clean but the deposit is for damage done to the place and generally incl cleaning if needed.

I'm a landlord and I expect a tenant to leave the house/unit in exactly the same condition as when the moved in. I don't care if I have to then pay someone else to clean the property again before it has been re-leased, because the property has been vacant in-between tenants. If a tenant moves out of my property and doesn't clean, then I deduct cleaning expenses from their bond. This is stated in the lease agreement.

Seriously? You wouldn't just keep these things clean in your own home anyways? Whether you own or are renting, you're still the one who has to live with the schmutz from day to day if you don't.
I have to admit I kind of draw the line at moving major appliances to clean under and behind them, because that really is a major undertaking for all but the biggest and strongest people, but you *can* buy slender wands that attach to your vacuum cleaner to get under and behind them that will at least help some.

drummerfish I generally am a clean person. Whenever I have left a place I clean as I do when I lived there. I must admit blinds under stove and under fridge hasn't been on that list. Ive never had a lease state these things and have always gotten my deposit back. Honestly if it isn't in the lease and the landlord did deduct. I would probably fight it just because it wasn't in the lease! It's the principal of it if they won't something done it needs to be agreed to by both parties! Otherwise don't come to me after I leave expecting it.

    • @donnaleeclubb119
      @donnaleeclubb119 6 ปีที่แล้ว +13

drummerfish I sort of agree with you. I am a great tenant and try to leave things as I found them. I have no children and my husband and I are non-smokers. I do have a dog and cat that I keep clean and are well behaved and potty trained and litter box trained. I guarantee you they do less damage than ANY child I know. My husband and I hold professional jobs, upper middle age (so no wild parties), drink alcohol very little and are NEVER late with the rent. WITH ALL THAT BEING SAID, I do try to leave the house just as good (or better, building porches at my own expense, buying light fixtures I like, laying carpet or flooring I prefer) and you would not believe how landlords want to screw me out of a deposit. Once I was deducted from a deposit for a ceiling fan that did not work and THE LANDLORD TOLD ME IT WAS BROKEN BEFORE I MOVED IN!!! I was charged to re-caulk a tub!!! How much damage could I have done to have to re-caulk a tub!!! I didn't. It was simple wear and tear, and not from me or my husband. After renting for 24 years (I like the freedom of renting), I have never been treated how I deserve to be treated, so from now on I am cleaning nothing. No matter how good I leave the home, no matter how much i respect their property, those landlords are always intent on screwing me over. From now on, I walk out and close the door.

This is not specific only to tenants but many people forget these:
    1. tops of door frames, the doors (dust collects on the squares), the knobs and around them
    2. tops of window frames, the ledges, the track and the glass
    3. above kitchen cabinets that don't go to the ceiling and bathroom medicine cabinets/mirrors
    3. light fixtures: inside the dome where bugs collect or the bathroom vanity lights where dust builds quickly, chandeliers
    4. heat registers and air intake covers usually collect dust and fur. (everyone should do duct cleaning periodically where animals live)
    5. under washer/dryers and the units
    6. closet floors
    7. behind and around toilets and the water hose/knob attached to it
    8. bathroom wall tiles, grout and silicone (we know how those can look after a while)
    9. bathroom cabinet door & drawer fronts, tops and insides
    10. wall to wall carpets (but you might want to hire a professional due to potential water damage it can cause using a steam cleaner)
    11. Screen door glass, between the doors and the outside of the front door where dirt builds up especially our glass inserts and door knobs. (this is a bad first impression)
    12. Generally and horizontal surface where dust/dirt can land that is not the furniture or the floor is often not dusted or cleaned.
I know blinds were mentioned but just thought I'd add it's probably the number 1 item which is not cleaned ever in rentals and many homes as well.
And yes, I do periodically clean all of the above (not all at the same time) although sometimes it does go a long time before it happens :)

If tracks are dirty, yes you can leave them as dirty. If you lease a property that has been bond cleaned, you have to return it in that standard

Yes, you are right about California law - but believe me, the law can be *quite* different in other states, and in some, it's so vague or non-existent that landlords very well can do whatever the heck they want and tenants will have zero recourse. I was appalled when I moved to Pennsylvania from California to discover that things here are pretty much the exact opposite of everything there. You can't apply law from one state to another.

So to me it seems odd and a tad disrespectful to not clean up messes you’ve made in a property where you live

It's your job to clean all the things you mentioned. As for the blinds, they are now more affordable and should be replaced with every new tenant. I personally hate slumlords who wouldn't replace worn out items in their rentals. I'm a good tenant with OCD and I do clean up everything before I move out. But it's not typical for tenants to move the stove or refrigerator to clean underneath them. That's why apartment managers have cleaning crews to do those things.

I have rented for a long time and moved several times. I've always left the places spotless which was always cleaner than how I found them. I always do a couple things before moving into a new place no matter good it looks. I make sure all the windows are closed and set off bug bombs. I leave the place closed up for a day before going back. It's amazing all the dead critters found that you didn't see. Then I open every window and start cleaning and disinfecting from the ceiling down. I use a lot of bleach in soapy hot water. I hate dirt! When I move out I do the same minus the bug bombs. I would be embarressed to leave it any other way. There are no spots I leave untouched.

It is costing us thousands to bring the home back to my standards, I bought it as a single mom and lived in the home 30 years, raised my kids there. I'm renting for the moment myself (sold my house when I moved across the country and haven't bought a new one yet), and while I've certainly seen far worse, this apartment was delivered to me in deplorable condition. I've been gradually cleaning up all sorts of messes my landlord left, with more in the works. I'm actually going to have to entirely replace some electric outlets and light switches because they are just too disgustingly filthy to get clean to start with, so I know all too well what +Rev N You with Real Estate means about those! I only *wish* my landlord were as attentive to these sorts of details!
I hear you loud and clear, +Tesslynn Amburgey, since I live in essentially a college town as well, which has clearly also affected my own landlord's attention to the whole building. Depending on country and states, but for us, we ask our owners to approve a freshen clean (wipe down of benches, sweep and vacuum), this just refreshes the property if it has been sitting for a while before another tenant is approved to move in. If a tenant has just vacated and another is approved to move in within a week, we do not ask the owner of this.

But how do you expect a renter to clean behind a refrigerator that will not move because it is not on wheels ? How do you expect them to clean blinds that don't open and close ? What if they left it cleaner than when they moved in ? All this back and forth about how much money the renter should or shouldn't get back. It is just stupid. Im currently helping my older bro and sister-in-law move, my sister-in-law is pregnant so her dad came to drive her to the new place while I help my older bro clean and pack. I think I’ve gotten more “huh 😦” looks today from him then anyone else 😂. Because I⬇️
    -polished the bathroom fixtures
-cleaned drains (remove hair and use bristle brush to clean pipes)
-remove oven door to gain easier access to clean oven
-dismantle oven door to clean glass
    - glass stove top polish (used 180 grade sand paper + water and scrubbed away rough surface to reveal beautiful/shiny glass stove top with no major scratches except for existing scratches that wouldn’t sand away. Even the rings for the burners that weren’t visible before cleaning are now showing)
    -clean base boards
    -clean drawers and cupboards
-sweep and mop bathroom 3 times
    -wipe down toilet
-treat cast iron pans that he over oiled (sticky 😬😬😬)
… and this is only day 2 🤷🏻‍♀️. More to go, but that’s ok. I know this sounds weird to some people, but I gotta do my best for my big bro. Bright side is it’s winter right now so I can empty the fridge contents on the patio while I clean it 😅. Btw, stainless steel polish for appliances work wonders on bathroom fixtures, little goes a LONG WAY!!!

When I was a kid, I'd hear the family friends telling horror stories of not getting a house-sitter and coming home to a Miss Havisham den full of spiders and flies that would sneak in and multiply. There would be dust everywhere and blown in dirt, in the airless, curtain-rotting heat! Also there can be reasons why people lose the ability to spotlessly "clean up after" themselves as you must so perfectly do! When that happens to you later in life, you will remember your heartless words and change your attitude (with some Heavenly Help! :)

uhhh, no... a new tenant expects to get a clean apartment. They can go to the landlord and expect compensation for having to do what the landlord should have done, or realistically what the last tenant should have done. When I move into a place, I expect it to be in "move in condition," not "move in condition once I go and clean it."

Finally, an honest comment. Reading this was a breath of fresh air. So many tenants in this comment section can't be telling the truth claiming to leave a place cleaner than it was when they moved in. That rarely ever happens. In all my years, I've seen it only one time. I wish more tenants were like you. All I ask of my tenants is to return the rental in the same state of cleanliness as when they moved in. I don't believe most tenants here who are saying, every place they've rented was dirty. I think they say that to justify the filth they leave behind.

Being an ex-military and moving from base to base our houses had to pass inspection before we could leave the base. Being female I had to make sure all was clean according to the inspection and they were tougher than you are. The top of doors had to be clean the top of hot water tanks and everything was checked with white gloves on. I passed every one of my inspections and was able to meet my husband at the next base on time and report to the duty officer.

This is horse shit. I personally do clean all these things listed, before moving out. But I happen to be a professional cleaner. However I do not think it should have to be up to the tenant to make sure a place is absolutely spotless when moving out (leaving trash/junk behind is a no no, though). Get over it and expect this as part of being a landlord, having a place cleaned between tenants and perhaps repainted depending on length of time. Normal wear and tear is also to be expected.

Get off your high-horse and if you don't like the business, don't "like" people, get out of the business. All of these things are part of my regular cleaning routine, and I do a general clean when I move out of an apartment, but I think it's the owners/managements responsibility to do a thorough cleaning before renting it to someone else. I consider that to be a basic part of managing property. Expecting a tenant to leave an apartment pristine is unreasonable, especially considering how chaotic moving can be. If it's left filthy enough to have caused damage or require special cleaning beyond the norm, that should be noted in the inspection and dealt with at that time.

I wonder if it is really a good idea to expect your tenants to move the cooker and fridge/freezer in order to clean behind these? There is often an element of risk when moving these heavier appliances: damage to the appliance, to the flooring and to the tenant themselves - possible injury. Perhaps you supply those lockable trolley type feet that allows safe movement of heavy appliances? I also wonder if Landlords include a percentage towards end of tenancy cleaning when calculating the rent they charge?

    Hello
I just observed your Vlog and wanted to comment. Ironically, we just moved into a home, that is owned by a representative (realtor) that sells real estate. Not only were the five items you noted, were present and had to be dealt with; we had to replace cracked light covers, replace bulbs (some were specialty bulbs), clean the head and baseboards, clean out kitchen drawers, shelves in closets, had to caulk in each bathroom and kitchen. You should have seen the garage! We had to paint doors, smudge everywhere that required more than a good cleaning. We had to buy replacement hardware for the master bathroom shower door and make minor repairs to the faucet to prevent dripping and in one bathroom, replace faucet hardware. The stove was horrible, and the oven YIKES... it appeared that puppy was never cleaned. I can continue, but you see my point. The realtor noted we would have some things to clean, repair..oh, yeah. 🙄 The interesting thing is, I greatly suspect, that upon our move out inspection, if we left the home in the condition we received it, the costs to restore it, to what the pre rental should have been, those costs would be subtracted from our security deposit. In short, your message is on target, the items you listed are common issues, but not just a individual whom rents, but a general owner / renter concern. I am a insurance adjuster and evaluate homes for damages, trust me, these cleaning issues/message is intended for owners and renter's alike.

You should have taken date stamped pictures when you moved in told the landlord and if she didn’t fix the issues you at the very least would have before and after pictures of the filth. And if she tried to take your deposit you would have proof with the pics and move in/move out inspection all ways make sure you have a copy of that inspection just Incase there was any alterations and if you have questions regarding your rights and the landlords responsibilities call the landlord tenant act.

Not sure where you are, but where I live I've never seen a sparkling clean apartment before moving in. Ever! The requirement is broom clean. Tenant doesn't even need to vacuum. Also, blinds don't come with the apartments.

@@Monipenny1000 haha, I learned that just because I leave an apartment sparkling clean doesn't mean the one I will be moving into will be the same way. That's not how the force works :)

Tenants forget to clean drains and back behind fridge and stoves ,top of door ledges. I am a clean freak and I am a tenant makes me mad when I have to clean other tenants gross stuff .landlords should make sure it clean for us to.

+Colleen Saunders These concerns can be easily remedied by doing a pre move in inspection, prior to signing the lease. Don't forget to bring your digital camera and urge the owner / manager to do the same. This will keep everyone honest and is a chance to mention any last minute issues prior to moving in / signing. I would suggest taking pictures not necessarily for ensurance of cleanliness but proof of the general move in condition of the place. Be sure to take pictures of any damage, etc. Just provides a good reference source for the future. Each party should retain a copy of the pictures with a signed, dated document proclaiming the condition of the property at time of moving in.

BillCosbyEatsBabies Added Secret: If you have decent credit and want to stay for more than a year. That will get the landlord to readily fulfill last minute requests for inspections and repairs. Smart landlords anyways. The longer a location is rented out, the happier the landlord because it is more costly to find new tenants(repeatedly during a short period of time). Money is lost for every day it goes unrented. Plus accidental damage can and does occur during the move out of furniture. It comes with the territory.

All of my leases are one year in length. Even my long term tenants renew with one year leases. Also, if you prescreen properly the ONLY people you should be dealing with are those with good standing credit. I wouldnt lease to them otherwise. They do not have leverage because of this, it is mandatory.

    • @CreatureGirlInc
      @CreatureGirlInc 7 ปีที่แล้ว +5

BillCosbyEatsBabies In an IDEAL WORLD, you would also have a steady flow of tenants with good credit willing to rent from you. Even good credit doesn't mean they won't pay rent late. Economic conditions can be a huge factor of that.
It doesnt matter how much you advertise. Sometimes there will be no one for months. Then. Those people with so-so credit might become a "Landlord's Gamble" out of necessity. And it's by no means ideal. Good Tenants don't fall from the heavens like mana.

    • @billcosbyeatsbabies9947
      @billcosbyeatsbabies9947 7 ปีที่แล้ว +5

That is why you need to account for vacancies. With a proper reserve fund in place, you will not need to lease to a questionable character out of necessity. As nerve racking as it may be to wait, I believe its much cheaper in the long run. If there are zero people calling after months and months, I would re-evaluate the market and consider what your asking in terms of rent, alter your advertising strategy, consult with your property manager (if you have one) and ask them what they are doing (compared to what can be done differently) and if you have had good candidates apply but fail to follow through, I would consider surveying them to see what exactly turned them off. everyone has their own way of conducting business but these are just some things I would consider before taking a gamble with someone questionable. While im on the topic of keeping a slush fund, it is equally important to be able to evict on a moments notice if you have to. There is no worse feeling than having to keep a bad tenant in place just because you cant "afford" to kick them out!

My apartment was vacant for at least 1 year before I moved in and my landlords never dusted the baseboards, but boy am I glad I did. It's really easy to remember to do if you vacuum with an attachment every time you vacuum the floors! I do agree that it is unfair to charge a tenant for not remembering to do these things at the end of the lease, especially if they are not specifically outlined in the lease contract.

I am a housekeeper and I do first time cleanings for people that are getting their house ready for new tenants and keeping the house clean does not guarantee that your new tenants will also keep up the house when they move in . I clean for a woman that rents out her property and her house is a million dollar home. She runs out the property for special events or if someone is working in town for a while and you will find no matter if you're rich or poor people do not take care of your house. The woman that was staying in the house for about 12 weeks never cleaned out the oven of this beautiful home or the refrigerator and she never took out the trash. She was too lazy to take it out to the end of the road so she piled up the trash in the garage. That were talking about people that have money enough to be living for a short time in a million-dollar home. You cannot judge someone based on their income. People are trashy whether they're rich or poor

All these are standard weekly/daily cleaning and they are also a part of moving-out cleaning conditions the realtor gives you in a list of things needed to be done and clean including carpet shampooing by the realtor approved professional only and if pets, a spray for flees inside and out, they can only hold your deposit if rent is owing , by law you can't clean behind, under or move the stove, fridge yes if there is one. the list is a long one though lol. every place I have moved in has been dirty anyway, so I give it a clean myself before moving into a new place.

I'm a renter. I have two more for you. The hinges for the doors. I use q-tips. And the second is a suggestion. If the blinds are small enough to fit in a tub. Fill it 3/4 full hot water. Add 1/3 cup comet. Tablespoon of bleach make sure the blinds are laying on a long towel so not to scratch tub. Soak 10mins. Then pick up blind and swoosh up to full length and width. After 25 mins (scrub brush gently if needed) and rinse. You can lay them on another white towel to dry. It seems to deter dust I have noticed too.

Hi Siszam - after a 12 - 18 month tenancy we aren't willing to spend $1,000 to replace a house full of blinds. We can get them cleaned by our cleaners for about $100 bucks. They aren't expensive blinds but there are a lot of windows. We'd much rather have our tenants clean them and have the professionals give them a final shine than spend that every couple of years. BUT ... after 5 years or so ... TOTALLY agree. Replacing blinds makes way more sense. They do get gross, broken and beat up. :D

I enjoyed the video and agree that presentation make a heep of difference. I managed hotel previously, so some information may touch on public environment awareness but mainly a few tips I've learn over the years.
Firstly, chemical I use bleach mainly in the bathroom. Disinfectant on work top and kitchen. I use HG product for mold and grease. Anything too acid can erode surfaces. Using the right chemical for different surfaces for a professional job.
Forgot to mention drains and guttering. Frequently I pour bleach down the drains. Also outside the home. I can do this weekly, stops build up that block. It's hair, soap abstract. Drains can pong! and block. This helps maintenance.
Bathroom, plug hole and shower heads. Even beneath taps where the water comes from needs a wipe. It's also a health issue. Tissue paper to remove dirt/hair from the plug hole. Mirror and glass I hate. Air vents and air conditioning vents. I sometimes use nosel on the vacuum. Do it as often as vacuum. I keep mold around bath tubs and tiles work with HG for mold. Keep an eye on any build up. For health reasons to.
Kitchen, in the video mention behind the refrigerator. If you open the refrigerator door and look at the seal (rubber) around the door. If you open the layers dirt and bacteria finds it's way there. So if anyone was running a food outlet. If on inspection they would look there. Bacteria goes beneath surfaces. If keep that in mind those are places to look.
Carpets, maybe out of some people reach VAX. Shampoo, carpet holds dirt and smells. One tip, if it's a thick carpet and if there something without casters, like a coffee table and when anybody move it theres an imprint. Ice cubes work, you won't see the imprint and stops the carpet from sinking.
There are plenty of other tips. A room needs to breath. I give my home the breeze it needs. Actual feels warmer in the evenings. I use an adequate amount of heat. Properties with humidity or condensation problem have to be manage this way. Don't use net lace curtains, only adds to the humidity. Drying clothes indoors contribute. Opening windows and doors blows the dust off😂 Out doors make sure the drains are clean from litter and leave ...ect. Aswel weeding. Any kind of infestation doesn't like clean drains so it helps to keep with health. Once a week rubbish bins (trash) give them a flush with some disinfectant. All the place infestation like to live.
    Make sense keeping a home a home🏚🏠🏡

Although for those of you saying she's too picky you have to realize that she's not renting a house on the side of the hill and Kentucky she's probably renting houses that rent for more than any of us would want to pay to begin with. In that case I can see expecting more. Also like she said if you have it in a good condition when they move in, then it's not expecting too much to want it back in the same condition
