    I'm a landlord. Carpet cleaning is our responsibility, not the tenants. Go look at a handful of apartments for rent in any metro area; most professional cleaners do a far worse job than this lady expects. If a tenant left a property like this I wouldn't just give them their deposit, I would hire them. Lol. Tenants are responsible for damages, stains, or anything beyond normal wear and tear. These people want their tenants to do the entire turn for them. All PM companies should budget a move in clean with carpet extraction at their expense; if the tenant did 90% of that, great, but asking them to hire a carpet cleaner, which could amount to hundreds, is ludicrous. I would never rent from these people.

      That is what is so wonderful about this business, we can set our terms and our customers decide whether our properties are worth it. And you can too! Capitalism allows the customer to choose what is right for them. Our customers love that the carpets have been professionally cleaned prior to their move in.

      That’s small property or you are a very tall women or the house ceiling are to low. The majority of the landlord doesn’t ever give the apt or property full clean or not even clean at all , but if u want to have a good landlord reference leave that apt spotless mega clean . I cleaned my mother apt when she moved even wasn’t much to do because she only lived in this place for one year and I found her a handicap condominium unit we returned the key a week before the other month was coming and when we went to picked up the security deposit the property manager told us WOW you guys did a great job my cleaning team didn’t do nothing in that apt that we rented right away. We like it there but unfortunately my parents needed a bigger unit, handicaps access with no stairs . And this unit wasn’t handicap and have 13 steps for my parents to go up and down every time now I am the one that are moving to their town and happily I don’t have to keep driving to them 1 hour and half each way everyday but landlord was stunning.

      @@joaobosch3909 I have my own properties. Single family homes and duplexes.. I am not a greed driven PM company that forces my former residents to cover my turnover costs. I charge for actual damages beyond normal wear and tear and excessive cleaning. I have a carpet cleaning company and cleaners who turn my properties at a flat rate per sq ft. If the residents clean up well with no damage they get their deposit back. I am leased up 100% of the time and have waiting lists because I have reasonable prices and treat people fairly.

    Rent is so astronomically high right now and yet landlords demand we get their product ready for the next owner?
    It should be in the law that the landlord pays for professional cleaning if it's required, not the tenant who has already shelled out thousands more than the property is worth.

      Generally, LL expects a unit to be returned as it was when the tenant took possession. Does that seem unfair? Rents are high, but so is interest rate if property has a mortgage, materials costs for repairs, labor pricing has gone up, so has gasoline that LL may need to service properties. Higher prices affect LL too.

      @@dangeroreilly2028 Yes but consider the cost per person. Rent is ridiculously high. So much so that you'd be better off with a mortgage.

      @@bandicootcollector I may not have been clear in my previous post. You said the LL should have to pay for cleaning when tenant moves out. I said a tenant should be expected to leave it as he found it. You think that's unfair, that LL should pay. Why?
      Also I pointed out just a few of the reasons rent is going up. While you may feel rent is ridiculously high, that doesn't mean LL is making proportionate ridiculous profits. LL expenses have gone ridiculously high

      @@dangeroreilly2028 Private owners perhaps, but property management companies like this make millions annually and can afford to pay a cleaning company to turn a unit or house.

      @@pdxmetal Perhaps. I see things from the private LL perspective, and from former tenant perspective. I've never been a property management company making millions annually.
      But I don't think that addresses my point. Why is it wrong that a tenant should leave a home as clean as he found it? That was my point. Is your answer "because millionaire companies can afford cleaning"? Is that what justifies a tenant leaving a home needing to be cleaned? How much money the LL makes? If that is your reasoning, where is the cutoff point? If LL grosses a million do you think he has to clean up after tenant for free? If he grosses 500K? 200k? 100K? 50K?
      What is the money the LL has to make, that you feel should excuse tenant from his obligation; doing his own cleaning and then obligate LL to do it for him for free?

    If I were to leave my apartment the way I moved in I would not get my deposit back even though I sent them a list with pictures of things that weren't done before i moved in. It wasn't cleaned or repainted and there was nasty crap in the refrigerator. walls were dirty and there was some white stuff probably shaving cream on the back of the bathroom door. But now they expect ME to clean it and call the carpet cleaning company which they gave me the number for even though it is their responsibility and that stuff should have been done before i even moved in here. ridiculous.

      Based on what you've described, I agree. That demonstrates the importance of documenting issues as one moves in, and documenting requests for other repairs or maintenance.

    Many years ago at one of my first times as a tenant, I was charged $12 for a broiler pan they had supplied with the unit. I did not return the unit with a new broiler pan. I questioned their charge, as a new cheap broiler pan(like they supplied) was only about $3. They explained handing them $3 would not replace it. A staffer had to go to the store, select the item, wait to check out, then return and replace in my unit. I wasn't happy with a deduction, nobody is, but it made sense.

      You are so right! If it is cheaper to do it yourself and making things cost less is important to you, best you do all that you can before you return the property to the owner.

      @@sandiejoseph3312 I did actually! I asked them if I could use it to pay the last month rent instead of going through the hassel of sending it back. My deposit was less than rent so I paid the difference, but it really helped with the moving expenses.

    I wouldn't rent from her. Why? There's absolutely no accountability for wear and tare. If you have lived in an rental property having carpet, the carpet should be replace. Many management and owners are cheap and will hire cleaners instead of replacing the carpet. I suggest using making your own recording. Research know your rights by looking up for your state, and city.

      The problem with that is they don’t have it pulled out when you move in so you don’t even know if it’s your dirt or somebody else’s dirt

      This is quite literally what happened when I moved into my first apartment.
      We moved in a day late and the tenant was still vacating while we were told to start moving in. The landlord spent several hours “cleaning” while we were trying to move in. 🤦🏼‍♀️
      Even so, the apartment was in awful condition.He finally left after lecturing us about how clean we are expected to leave the unit. Dust, grime, soap scum, and dried up meat juice in the fridge. The oven had food burnt on it and the shower drain was blocked, it had mold and the door was falling off. I seriously thought the shower was supposed to be yellow until I scrubbed it.
      Landlord told us it was our responsibility to get rid of the leftover belongings from the previous tenant.
      It’s infested with spiders. We moved in during November. Landlord said “we’ve never had this issue before” by April the whole lawn was covered in spider webs like fresh snow!
      If we weren’t desperate for a place to live this place would have been a hell no!
      We are moving out in 2 weeks.

    Are the renters liable for lawn damage due to a freak winter freeze that killed the lawn? My LL is telling us we need to re-sod entire backyard (10k) after a freak TX winter storm that killed the grass! I’m not paying that! Doubt we will get our 5K security deposit back either! Sucks renting from shady LL.

    So just to be clear, if i were to clean my unit and a part of it is not to the property managers standards they will charge me for a full house cleaning?

      Check what your lease says about move out cleaning. Without any specifics there it should be at least as clean as you got it. We use videos of move in condition and move out condition to ensure we are accurately settling security deposits.

    Great video I will likely start sending this to our tenants before move out. I agree with everything except the carpet cleaning. We don't rent any places with carpet, we allways install LVP but if we did have carpet I would think we would take care of the cleaning.
