It completely makes my head in :) If I could then I would remove the 2 bedrooms/walls in the living room and make everything into a big room with a proper european kitchen in the corner and make 2 much bigger rooms in the rear where the kitchen dining is so all the sleeping is seperated from the living room.. When I am in Thailand I generally find myself spending much more time either in my room relaxing (aircondition) or spend more time outside... Happy weekends though James and cheers and thank you for letting us who still are stuck in europe see videos from over there and for some our second homeland :)
Nice house I like it and a good price . The only thing that I would be concerned about is when they burn off the old rice fields. If the wind is blowing in the wrong direction you could be inundated with smoke. It’s very quiet there , hopefully you would have nice neighbors. Cheers .
Cracking value, can't fault the value for money. One thing I would change being cut down a little the outside tiled terrace to make the inner slightly larger. Likewise, open the inside up a little with more open plan and put in bigger windows for more light. If any 4.5-5 mil builds come up, would be great see how much extra you get for your money. Like the house. Design of the sliding door looks 10 times better than the normal ones.. Some things I don't like such as the kitchen. Looks very cheap and small. Almost industrial. Windows in the bedrooms are way too small. Not enough light and with those views I would want bigger wimdows. But still a great value if you build new one and can make changes before building. I take it these houses are on main water supply?. Built my house 15 years ago here and the Soi is still not on mains. Water company wanted a ridiculous sum for connecting up. I had a well sunk in the garden and operate two pumps to get water into the house. Never run out of water, but gone thru at least 3 pumps. Thai plumbing, white tape, glue and blue pipes. Bought my fair share of those. Good informative vids...
Yes this is in town so on the mains. We had to wait a couple of years before getting connected. Can be an issue if you choose to live out in the sticks.👍🙏

Burning doesn't happen everywhere but certainly worth checking. The project wasn't lower than the main road so should be ok. Checking these things out wherever you buy is recommended.👍🍺

Hey James, I have never asked about the prices of appliances there. Like large refrigerators, dishwashers, washer and dryers for your clothes. As perhaps installing a backup generator for those power losses due to storms. I know the cost of buying those things in the Philippines is very prohibitive due to shipping costs and import taxes etc. But what about there? Thanks.
Not too bad. Medium sized fridge about 250$ same for a washing machine. Some guys use a generator here as back up. Where I am we get 2-3 power cuts a year.👍🍺

Beside the general lack of plugs around the house (especially in the kitchen), my big peeve on general build is no outlet in the bathrooms (for e-shavers, e-toothbrushes and etc.) and counter space around bathroom sinks (and medicine cabinets). It looks like he put some sort of metal roof (standing seam?). I wonder how the ceiling/roof insulation is handled. In general, I don't think Thais put any insulation around the house, right?
Think in general the windows looked small. I do not understand why the house was not moved a bit nearer to the road so that the water tank and pump could have fit in at a placed that can not be used. Now it was placed where you could have had a little terrace.
James, I can tell you as a chef and restaurant owner, an extractor like that will not remove the smell……you need to close the kitchen door when cooking and would need a back door fully open to have any effect……doesn’t appear to be a back door though?!

My question is if you have a Thai wife could it go into the Thai wife's name and she owns the property underneath it for the $65,000 or are we talking just $65,000 for the house and somebody else leases the land to us. You can set up a lease agreement whereby you own the property and lease the land from someone etc. On small projects like these that's not really possible. It's usually an outright buy.👍🍺

The developers or arthitects cannot simply copy 100% Nordic house and build it without catering to local climate. 1st problem...: Nordic house got lot of windows to maximize light and heat. However, countries near the Equator recieve lot of heat and light from the sun which to problem of cooling. So, you need Air Conditioning and that will cause the electrical bill to shoot up. In the Farang countries, they complain high energy bills because of heating. While Equator countries, the high energy bills are caused by cooling needs. 2nd problem...: No roof overhang and no rain gutter; those nice walls will look nice less than 1 year. After that; the wall will get dirty and paint will become flaking and peel off. No roof overhang also caused high energy bills for the extra work that air conditioning compressors must do to cool the house. So; I would stick to Tropical House design if you are building within the Equator zone.
Thanks for the look around James! You know it had some nice design ideas (vaulted ceilings. arched passageways etc) but way too many faults! Living is tiny with two bedroom doors opening right into it...Then those two bedrooms are crazy small 2.5x3meters? yikes! Next you step into dining & while eating have a nice view of toilet? Kitchen is insane like a closet with a window over stove? Master is ok...just. Then the outside "Nordic" design. They didn't project the roof at all past ext wall guess what happens when it rains? Didn't even leave enough lip to gutter. Sorry I don't mean to be harsh but Thai designs never realize inside how to blind doorways to bedrooms or bath even with a tiny U shaped alcove etc But yes this one was really poorly designed IMHO ;) Better to break it into a nice 1 or two bedroom with a more open plan (especially kitchen/dining) hiding entry to rooms & fix exterior roof overhang etc
Either they eat at the street food shop or take food with them from the street food shop and eat it at home. With both solutions you do not really need the kitchen.
If I was living in Thailand and had a child to a Thai women , I would put the property I don't own but paid for in my child's name . If the Mr's doesn't like it she can walk . Worse comes to worse and I brake up it goes to my flesh and blood and not the Thai wife and her side of the family . Thai family hierarchical thinking and greed , the kid could miss out ! If your place was in Annie's name you would probably feel much better if something happened to you, because you love her ,she is your blood . You would be providing direct security for her future, seeing you can't own it . She would have ownership rights over it .

There is not much Nordic about this house. Too small windows, specially in the master bedroom, that felt lika a prison cell. Too small kitchen and no cabinets. And no mountain view! :) I did not like it but keep them coming. I enjoy your videos m8.

On these type of builds, roof insulation (insulation foam,foil sheeting etc.) would be extra. It is poular on private new builds.👍

If your place was in Annie's name you would probably feel much better if something happened to you, because you love her ,she is your blood .
You would be providing direct security for her future, seeing you can't own it .
She would have ownership rights over it .

Big minus......
1) kitchen must always (in my opinion ) have a "clean" door directly to the outside of the house.
2) Not enough natural light....few and small Windows especially in master bedroom is literally like a storage room with these 2 tiny windows..??? kitchen again not enough day light from windows.
3) Leaving area is small ,weird and with 4 openings for 4 doors that use the room as a hallway.
4) The 2 bedrooms connected to the leaving room if they need to go to wc or take a shower they have to walk through leaving room , kitchen and dining room with the toilet door facing the open area....

Is it located in the middle of an active rice field? if so rice fields are the home of snakes and rats.
Rice fields rats are much better eating the those city rats. Do snakes really like rice fields I would think since it's full of water they wouldn't like it. 🤔
@@davesmith2150 My sister-in-law lives next to a rice field and they have king cobra's to deal with. I have heard that rice field rats are delicious.
I live next to active rice fields. Yes get some rats and snakes, but was actually worse where we used to stay further away from the paddies.👍🍺

Too small windows, specially in the master bedroom, that felt lika a prison cell.
Too small kitchen and no cabinets.
