A nice video addressing the facts of life. I am 81 and bought a 3 story shophouse for 1.5 million baht about 17 years ago. My wife is a Thai citizen and everything is comfortable for me. Phrae Rescue is 100 feet from our shophouse and there is a nice restaurant in an adjacent shophouse. Health care is easily accessible.

Nice we built a 3 bed but its a 2 bed now and we only use 1 so be careful, you need just the space you need as you get older!!!! dont forget maintenance, cleaning, time, cost and worry, go small save the cash for HEALTH. AVOID SERVICE CHARGE SCAMS you end up paying rent-equivalence for a 1 bike gyms, a green swimmimg pond, and a security guard with one eye. Renting Staright is a good option with nearby amenities (6 months-12mths) if you want to stay flexible , most houses you might break even net of maintenance costs over 5 years NOT USA/NZ/AU/EU/UK housing market. Remembr weather is hot and raining after 3 years everything is "worn". so expect regular maintenece if owner, or repairs lease.

But in doing some research about ownership no matter what country one mIght want to come from to Thailand it appears if one of them is not Thai then a leasing situation would be required. So,in the case of one of these homes, condo’s, or however they would be described, if you paid 105 K for the place -which appears to be truly nice- and you were in your 70’s,then when the couple passed the house would go back to the Thai owner as I read it. So if the couple lived 10 more years, or possible more or less, but let’s use 10 years, then wouldn’t they essentially be paying rent on the place of 10 K a year or more? Really good deal for the owner developer. Am I missing something?
All new properties look wonderful but I would urge caution. Those service charges could climb steeply and become a mill stone. What if they do net get the required number of buyers will they cut back on maintenance ? or increase the charges ?. How easily would it be for your kids if any to resell after you have gone?. Who is the company behind it and their track record ? I expect it is a 30 year lease with 2 extensions .What if they go bust etc tec. Do your homework guys.

Thanks for taking the time to do this. It's very interesting to see what is available, and at what prices. The quality of the homes looks top notch and the designs are quite modern and livable. I know as a foreigner that I can't own the land, so I'm not sure how that works out but maybe you can address this sort of topic for those of us that are not married to a local national and how we can still avail ourselves of these opportunities...please! As far as the hunger for these types of informative videos, I'm sure, and can read from the comments, that this is highly desired information. This topic, as I've said to either you or on another vloggers vids about this topic, could be an on-going topic to visit at least annually as assisted living and retirement communities "pop-up" all over Thailand. You've hit on a niche subject here that is going to get you more and more followers and views I would imagine. Again, thank you very much for researching this for us all. ps...and you do a decent job of moving your camera slowly throughout these homes and this allows us to get a good few seconds to look at the surrounding as you move through these places....well done Sir!

great looking homes BUT a blaring omission is the accessibility for wheelchairs or walking frames etc through thresholds (not level or even), bathroom, shower size and access, doorway and hallway width, ramped access into homes, luminance contrast of doorways and glazing for vision impaired. These are basic elements required for homes with aging residents (yes, I am a building surveyor).
Thanks for your insight into this matter, I am not in employment to this organization but when I visited this site I suggested some of the things you mention. The answer not everyone requires ramps of wider doors, these houses are show houses and ramps can be added to these houses, this development is in it's early stage and of course it will listen to what people require, there are a number of plots ready to build so you can have a bespoke house built to your needs. I tend to agree that a 3 bedroom house for someone potentially requiring in-home nursing care seems a bit much. A 2 bedroom or 1 bed+Den model would make more sense. But thanks for the presentation just the same , I enjoyed it.
A great video, Les. However,- - how many 65 - 70+ year olds need 3 bedrooms? There needs to be a standard 1, & 2 bedroom. unit for the great majority of elders. I am currently working to unfetter my own life and move to Thailand, but with my demise, the last thing I want at this stage of life, is to take on the ownership of a 3 bedroom house. A smaller, more efficient rental is my goal.

Very nice for Expats who might need some healthcare. My only comment on an improvement is that all doorways need to be wide enough for a wheelchair to go through. I noticed the Bedrooms & Bathrooms aren’t handi-cap capable. One never knows if they will have a stroke & have paralysis, requiring a Wheelchair, Front-Wheeled Walker, or a Cane. Doorways & Bathrooms needs modifications. I would love to do marketing to Westerners to increase interest in retirement in this development. I’m a RN & do Business Development in Los Angeles, California, USA

I can’t afford to retire here for both housing and healthcare costs. I either need to work another 10 years or move to another country. Easy choice after 30 years in the fire service!

Yes they offer rental of these property's for THB 30,000 per month within the assisted living area so everything is included including the 24 hr Medical on call service. Thanks for the comment.
The biggest cost in a care home is staff, therefore the cost in any western country is, naturally, going to be much higher. If, in the future, I need care SE Asia will be where I’ll go. Please look at 2 bedroom rental units within a care setting. I would definitely not need 3 bedrooms. Very useful, honest vlog. Thanks

It does not get cold in Hua Hin. It does however for a short period in the far north such as Chiang Mai or North East in Issan mainly overnight around January or February. Your main costs will be for electric running aircon and that depends on how much you use it.
@@asha-kb9yh It depends on usage but a one bed condo might be 1500 Baht per month and a three bed house 4000. Water is negligible, and bottle gas for cooking only (as no central heating) is very cheap.
Never cold in Hua Hin. Keeping cool but these houses are build with insulated blocks to keep the heat out. Cool season now and still great temp. Thanks for watching.

They all look like lovely properties but I wouldn't say they are disabled friendly. They are more like standard homes but done to a good finish. There must be additional monthly costs for all the additional facilities you mention (once the development is completed). Are these costs not published?
These were a development show houses and now they will be catered for mobility issues, slope walkways etc etc. You can even design your house within the Early Retirement Zone to be included within the assisted living area. They have a number of plots available for this. Hope this helps.
Thank you for this information. No way would I go into a nursing home in the United States. A wonderful home to age in place in Thailand is a much better option for us.
The prices are very good I can tell you that I like the larger one it would be nice to have one with a big office and a walk-in jacuzzi tub that would do me just fine I will try to visit it when I'm in Hawaii
In the San Francisco Bay Area, USA, the cost of an assisted living facility can range from $10,000 (for a not very good facility) to $25,000 per month. This expense can potentially bankrupt a family that needs to provide care for their elderly family members. I have heard that Thailand offers assisted living facilities as well. I have a question: how does one apply for a Thai visa if they wish to stay in these facilities? 2nd Question. The price for each of these homes is 3,700,000.00 Baht. Do you own the land as well, or is it leasehold? According to Thai law, foreigners are not permitted to own land. If you purchase one of these homes, will you also own the land outright?
In Thailand do they have hospices and palliative care for patients close to death? Can you get the same level of pain management as in say the US or Australia? One downside would be the absence of voluntary euthanasia in Thailand.
I honestly don't know about this but at a Guess pain management yes but voluntary Euthanasia I would say not as it is a Buddhist Country. Thanks for the question.🙏
Hey Les, What a great place to enjoy your retirement even if you're not in the best of health or mobility. the beautiful sunshine weather cannot be overestimated just waking up in a place like that with the sun shining will make you feel a million dollars. The quality of the houses looks outstanding value for money and the local cost of living makes this a very tentative package
Hua Hin is a great location, 5 km from the beach, night markets and lots of things to do here in Hua Hin. There will be an onsite club house spa and restaurant, plenty of expats in this area so plenty of social events happening. Seems like a no brainer to me as winter has arrived in the UK 👌
I live comfortably in Philippines in apartment with pool for £300 a month including electric. Not one bill after that. Any retired single guys there should be in S E Asia, what are you waiting for. Plus pretty girl half your age caring for you. Health insurance a must if you're not wealthy, £1k a year

Thailand is a big country and doing this would be impossible eg living in the Mountains or by the coast to drive from one end of the country to the other would take more than 30 hrs. Price varies on location. Hope this helps.
On the surface of it all, the place looks great, but those throw mats on the floor and the sectional carpets are a major trip hazard, especially for the elderly. One fall and a broken hip and your quality of life is forever diminished. The narrow doorways, entry ways and halls, the lack of handrails, ramps are another major failure on the part of whomever designed these living quarters (if you don't know what I mean, take a look at how the places in the US are designed...ramps, rails, wide halls and doorways, etc.). Also, instead of those slippery tile floors, it would be better to install "Lifeproof" slip resistant tile. If they ever expand or launch another project, I hope they will incorporate the basics in their design.
Thank you for sharing this video. We have stayed in Condos in Thailand and have noticed a lack of closet/wardrobe/ storage space. What do Thai people do with their clothing, their linens (sheets, towels, etc.), luggage, etc.? Very curious.
@steveaustin1984 Found a dream condo in Naklua high floor great view. Closet looked as big as a bread box. Couldn't fit 1 suit case in it. And that was it!. Deal killer right there. It's remained unoccupied since I saw it too.
@ Do you know what Thai people do? Do they simply not own many things, so no need for storage or are their homes simply super cluttered? I’m so horribly OCD!!! When you showed the bathrooms with zero storage, I envisioned toiletries and cleaning supplies strewn everywhere. I’m too much of a neat freak…that would stress me out on the daily…which wouldn’t be great in my retirement:)

This new development is perfect for retirement, the price is relatively inexpensive. All perfect. However I thought you cannot buy any home outright in Thailand. Unless this is different.

Be careful as foreigners are not allowed to own homes directly, a complicated ownership arrangement is required involving a company with Thai shareholders.
Your correct it is a different way of ownership in Thailand, always seek advice from a Lawyer and only proceed if your happy to do so. But the alternative is to rent. GBP 674 is better than GBP 4,095 per month. Thanks for taking time to comment.
Property purchase is different in Thailand, you will get a 90 year lease which you can pass on to family or friends or resell if required. I would always say to get legal advice from an Independent Lawyer to fully understand your purchase.
As this video and the concept is aimed at retiree's,I was really surprised at glaring omissions, the first thing i noticed was stairs at the entry,with no wheelchair access ramp,the internal doors look too narrow for wheelchair access,also the bathroom designs dont have wheelchair access to the shower. This Project is only of any use to able bodied people,whom can climb stairs,and has given no consideration to older folk currently in weelchairs,or possibly in the future. I would suggest the Architects of these houses should start thinking outside the box.
These issues are being addressed, and future houses can be made more accessible for wheelchair access, not everyone is wheelchair bound who would like the facilities offered so the mixture will be accordantly to cater for all needs. Sunshine International do something similar, you never actually own the house. The agreement ends with death, also healthcare professional on site including doctors, but if you have to go to hospital/operation, that's your responsibility to pay...🤔🤐🤑
The company Fullrich Asset provide a 90 year lease which is yours to pass on to family or friends or or resell, Sunshine international also have an agreement with Bangkok Hospital if you have a property with Sunshine International you get a discount on your hospital visit and treatment. Medical insurance is too expensive in your 70's, just use government hospitals. There is always the worry insurance will not pay up, or only partly and might even go bust. Money down the drain IMO, like renting.
We all get old and sometimes face tough decisions, health is one of them, I don't worry about something I can't do anything about. I will cross that bridge when and if I get to it. I hear there are many boat crossings to the UK now with private Doctors and Dentists once you land on their shores. Take care stay healthy.

So Les. You're in the assisted living facility there and something serious like a heart attack or stroke occurs. Now what?? What about health insurance from back home?. Not sure it will work there. Nor will Medicare or Medicade.. How do you pay a million baht plus medical bill for starters?. And trying to sign up for health care at let's say 70 is next to impossible...

@rogergardner7740 Thai Hospitals can be world class. But they bill like any others too. Although things can be cheaper here in Thailand. Major procedures as well as follow up and meds are still huge. Many you tubers have experienced it.. No insurance. you're in trouble. Better have huge savings.
They will be doing houses Retirees friendly, and will be adapting these if required, the houses shown were stock houses and they plan on building another 70 or so houses for retired people, it is a new development aimed at retired people so they are adapting the build to supply these houses. Your mistaken on both counts, I am not selling just providing information and you can purchase such a property legal and above board in Thailand, not in the normal sense as you may in your home country but obtaining a 90 year lease which you can sell or [ass onto family or friends. Legally.

That's called due diligence, which applies to any transaction no matter where one chooses live.
As Les states, there is also a rental option.

I know as a foreigner that I can't own the land, so I'm not sure how that works out but maybe you can address this sort of topic for those of us that are not married to a local national and how we can still avail ourselves of these opportunities...please!
As far as the hunger for these types of informative videos, I'm sure, and can read from the comments, that this is highly desired information. This topic, as I've said to either you or on another vloggers vids about this topic, could be an on-going topic to visit at least annually as assisted living and retirement communities "pop-up" all over Thailand.
You've hit on a niche subject here that is going to get you more and more followers and views I would imagine. Again, thank you very much for researching this for us all.
ps...and you do a decent job of moving your camera slowly throughout these homes and this allows us to get a good few seconds to look at the surrounding as you move through these places....well done Sir!

great looking homes BUT a blaring omission is the accessibility for wheelchairs or walking frames etc through thresholds (not level or even), bathroom, shower size and access, doorway and hallway width, ramped access into homes, luminance contrast of doorways and glazing for vision impaired. These are basic elements required for homes with aging residents (yes, I am a building surveyor).
happy to refer you to some some basic building provisions (disability access) that should be considered in housing for aged if requested

The answer not everyone requires ramps of wider doors, these houses are show houses and ramps can be added to these houses, this development is in it's early stage and of course it will listen to what people require, there are a number of plots ready to build so you can have a bespoke house built to your needs. I tend to agree that a 3 bedroom house for someone potentially requiring in-home nursing care seems a bit much. A 2 bedroom or 1 bed+Den model would make more sense. But thanks for the presentation just the same , I enjoyed it.

A great video, Les. However,- - how many 65 - 70+ year olds need 3 bedrooms? There needs to be a standard 1, & 2 bedroom. unit for the great majority of elders. I am currently working to unfetter my own life and move to Thailand, but with my demise, the last thing I want at this stage of life, is to take on the ownership of a 3 bedroom house. A smaller, more efficient rental is my goal.

Very nice for Expats who might need some healthcare. My only comment on an improvement is that all doorways need to be wide enough for a wheelchair to go through. I noticed the Bedrooms & Bathrooms aren’t handi-cap capable.
One never knows if they will have a stroke & have paralysis, requiring a Wheelchair, Front-Wheeled Walker, or a Cane. Doorways & Bathrooms needs modifications. I would love to do marketing to Westerners to increase interest in retirement in this development. I’m a RN & do Business Development in Los Angeles, California, USA

The biggest cost in a care home is staff, therefore the cost in any western country is, naturally, going to be much higher. If, in the future, I need care SE Asia will be where I’ll go. Have you any Idea how Much Heating cost are for running one of these homes? I understand its a warmer climate! But it must get chilly at some point throughout the seasons? Or am i totally wrong! 🧡
It does not get cold in Hua Hin. It does however for a short period in the far north such as Chiang Mai or North East in Issan mainly overnight around January or February. Your main costs will be for electric running aircon and that depends on how much you use it.

Never cold in Hua Hin. Keeping cool but these houses are build with insulated blocks to keep the heat out. Cool season now and still great temp. Thanks for watching.
My Electricity bill per month is around GBP 15 but the average is around GBBP 100 a month running AC'S we just run fans and rarely have the AC on.
3k a month service is quite high, we only pay 1500 in Bkk on a Sansiri estate.

They all look like lovely properties but I wouldn't say they are disabled friendly. They are more like standard homes but done to a good finish. There must be additional monthly costs for all the additional facilities you mention (once the development is completed). Are these costs not published?
These were a development show houses and now they will be catered for mobility issues, slope walkways etc etc. You can even design your house within the Early Retirement Zone to be included within the assisted living area. They have a number of plots available for this. Hope this helps.

In the San Francisco Bay Area, USA, the cost of an assisted living facility can range from $10,000 (for a not very good facility) to $25,000 per month. This expense can potentially bankrupt a family that needs to provide care for their elderly family members.
I have heard that Thailand offers assisted living facilities as well. I have a question: how does one apply for a Thai visa if they wish to stay in these facilities?
2nd Question. The price for each of these homes is 3,700,000.00 Baht. Do you own the land as well, or is it leasehold? According to Thai law, foreigners are not permitted to own land. If you purchase one of these homes, will you also own the land outright?

In Thailand do they have hospices and palliative care for patients close to death? Can you get the same level of pain management as in say the US or Australia? One downside would be the absence of voluntary euthanasia in Thailand.

Hey Les, What a great place to enjoy your retirement even if you're not in the best of health or mobility. the beautiful sunshine weather cannot be overestimated just waking up in a place like that with the sun shining will make you feel a million dollars. The quality of the houses looks outstanding value for money and the local cost of living makes this a very tentative package
Hua Hin is a great location, 5 km from the beach, night markets and lots of things to do here in Hua Hin. There will be an onsite club house spa and restaurant, plenty of expats in this area so plenty of social events happening. Seems like a no brainer to me as winter has arrived in the UK 👌
I live comfortably in Philippines in apartment with pool for £300 a month including electric. Not one bill after that. Any retired single guys there should be in S E Asia, what are you waiting for. Plus pretty girl half your age caring for you. Health insurance a must if you're not wealthy, £1k a year

Immigration can be sorted by the developer and you may be required to order your own inhouse soapy. Only a man knows the feeling of a soapy.

Thailand is a big country and doing this would be impossible eg living in the Mountains or by the coast to drive from one end of the country to the other would take more than 30 hrs. Price varies on location. Hope this helps.
Is obtaining Thai residency easier if you’re going into one of these retirement homes ?
Thai Residency is complicated and they only let a few in every year so I would say not.
On the surface of it all, the place looks great, but those throw mats on the floor and the sectional carpets are a major trip hazard, especially for the elderly.
One fall and a broken hip and your quality of life is forever diminished.
The narrow doorways, entry ways and halls, the lack of handrails, ramps are another major failure on the part of whomever designed these living quarters (if you don't know what I mean, take a look at how the places in the US are designed...ramps, rails, wide halls and doorways, etc.). Also, instead of those slippery tile floors, it would be better to install "Lifeproof" slip resistant tile.
If they ever expand or launch another project, I hope they will incorporate the basics in their design.

Closet looked as big as a bread box. Couldn't fit 1 suit case in it. And that was it!. Deal killer right there. It's remained unoccupied since I saw it too.

Be careful as foreigners are not allowed to own homes directly, a complicated ownership arrangement is required involving a company with Thai shareholders.
Your correct it is a different way of ownership in Thailand, always seek advice from a Lawyer and only proceed if your happy to do so. But the alternative is to rent. GBP 674 is better than GBP 4,095 per month. Thanks for taking time to comment.

As this video and the concept is aimed at retiree's,I was really surprised at glaring omissions, the first thing i noticed was stairs at the entry,with no wheelchair access ramp,the internal doors look too narrow for wheelchair access,also the bathroom designs dont have wheelchair access to the shower.
This Project is only of any use to able bodied people,whom can climb stairs,and has given no consideration to older folk currently in weelchairs,or possibly in the future.
I would suggest the Architects of these houses should start thinking outside the box.
These issues are being addressed, and future houses can be made more accessible for wheelchair access, not everyone is wheelchair bound who would like the facilities offered so the mixture will be accordantly to cater for all needs. These are retirement homes for active retirees with assisted living available, not hospitals or convalescent homes, for the physically impaired.
Sunshine International do something similar, you never actually own the house. The agreement ends with death, also healthcare professional on site including doctors, but if you have to go to hospital/operation, that's your responsibility to pay...🤔🤐🤑
The company Fullrich Asset provide a 90 year lease which is yours to pass on to family or friends or or resell, Sunshine international also have an agreement with Bangkok Hospital if you have a property with Sunshine International you get a discount on your hospital visit and treatment. Medical insurance is too expensive in your 70's, just use government hospitals. There is always the worry insurance will not pay up, or only partly and might even go bust. Money down the drain IMO, like renting.
We all get old and sometimes face tough decisions, health is one of them, I don't worry about something I can't do anything about. I will cross that bridge when and if I get to it. I hear there are many boat crossings to the UK now with private Doctors and Dentists once you land on their shores. Take care stay healthy.

You own the building but cannot own the land. So, a 30 year leasehold with extensions is the easiest route.
