Great video James, many thanks. Wasn't sure about the logic for the spilt levels in the house, that was odd. But that additional room with ensuite was a real bonus. Thanks again

That was a nice find James. Who ever the builder is really put that extra touches that made it look great. @@jamesabroad8589 All good James thanks. Hope all good with you and family. Our epic road trip finished yesterday. It was Chaing rai to Chumphon than Koh Phangan for 10 days than onto Nongkhai and back to CR yesterday. But Thai roads are amazing to drive just keep your wits about you. It is a big difference to what I was doing this time last year. But I feel Thailand is in for a bad time for what I witnessed on the islands tourist not giving a shit I feel sorry for the Thai/Burmeese community who will pay the price .
James this is a fair property. With a few changes and a hot tub in the back outside kitchen plus some landscaping a big island in the kitchen your good.
As a trained Architectural designer I'd buy it for the size, 2 building, and potential. If the price could be closer to 55 that would be great. 2nd building is great for rental.
Hi James. Thanks for another interesting video. Looks value for money given the plot size area. You should have asked if he owned the land next to it and if that could be purchased. Here in the UK we have a plant called Photinia 'Red Robin which is exactly like yours with red tips. The red leaves are normally new growth with changes to green. Thanks again. Kind regards John.
This property gave me very good vibes and a lot of good ideas for our home in Uthai Thani. This guest home connected with the main home with this huge garage roof was an amazing area to socialize and enjoy outdoor area with family and friends...... Outside leaving space covered from the sun is the way to go in Thailand and that outside covered space between the 2 buildings connected to that huge kitchen looked to me as an ideal set up for good times. Also the rest of the farm is big enough to feel spacious enough and comfortable size to keep it tidy. Only downside to me is not having a bathroom to use without waking into a bedroom ,and I would like to have a way to separate living area from kitchen noises .
Yes great idea to incorporate into your home if possible. It did have a feel good vibe as I walked around, with lots of possibilities. Guest toilet was one I missed lol. All the best.👍🍺
Wow, for over 166 sq wa of land plus a guest house, not a bad deal for 2.2 mil baht. I’m not too familiar with Tang but it seems like a nice, quiet and peaceful province to live in. Would love to explore houses like these more whenever I can make it back to Thailand. Thanks for showing it :-)
First video in months of yours to pop up in my feed, I guess you broke the YT algorithm as you discussed before👍🏻. Keep house hunting mate, very entertaining
Thanks James like you I like the look of this property I would like to see if you could purchase the land in front of the annex to square the property off from future development
I love this place simply because it offers so much for a great price. I wonder if the strip of land to the left of the man-cave could be purchased? That strip of land would be great to build a lap pool on.
I liked it. I agree that the second building would make a great man cave. As I have said before, when I retire and come to live in Thailand it is not to escape my lifestyle here in its entirety. It is more about my desire to live in Thailand. A man cave would be great to be able to do the couple of hobbies I have that I would like to continue in Thailand. As for the main house it had a good design. The main bedroom was slightly small in size because of the walk in closet and I would have liked a non Thai style en-suite bathroom. Nothing that couldn’t be addressed if you really wanted too as the overall price was good.
Your Plants: I know that there is a type of flower that turn blue or red depending on the acidy / base ratio in the soil. I would lookup and see if they need a certain type of fertilizer or ask the place you bought them from what they use. i bet its the soil.
New foliage was red and now matures? Change in the season, change in the growth pattern. If the leaves aren't falling it should be fine. I would expect new red leaves when things start to grow during the next wet. Can't remember the name, struggle remembering who I am! Oh yeh, I like that house too.
Very interesting property - the outbuilding was very unexpected 😎 The rest of the main house looked good although wasn’t sure about the living area - how to arrange the layout, TV etc… Maybe too small? Love the statue idea 🤣 Take care 🙏😎👍🏻
James it’s lovely 😊 if my daughters were older I would like it my self love the out house you could always build a living room and make into a one bed house

If you need an excuse for a holiday, I know of some lovely properties and land for sale on the beautiful Island Koh Mak Trat. I was living there the past year. So many places available and for a decent price it would seem.
Nice place for the price. What’s the average percentage you can knock them down on price ? As for the plants , could be because they have been moved , Happens to me every time I buy some!!
Might get a bit of discount depending on the sellers situation. Yes could be, the plants were in the back of the truck traveling for a couple of hours.👍🍺

about the 2 little red trees. Maybey to much fertilizer ? sometimes some plants or trees like a ''sober'' soil. next thing can be to acid or to little acid soil. And have you take a good notice of where your dog is doing his number 1 these days.... If you see bob doing well and the red tress are doing less well....blame your dog :-)
Before you get serious note the lack of electrical outlets in each room and where they are located. There are never enough and you will always have hanging ugly electrical cors and circuit breakers on the floor.

I ca see that within a week of purchasing that property one of your Thai relatives would have their family and three little dogs moved into the "workspace". They might even bring some chickens.
@@jamesabroad8589 The land here out in these rural areas have no “real” valuations. The prices have no real foundation! Based on some family member or members needing money at the time. My Thai wife and I purchased land from her aunt that just needed a few bucks. Now we’re are building two homes on the land. Then we acquired two lots next to us because the old man’s family told him no one accept the foreigner has the money-so he came down in price……and against my wife and mother-in-law choice I purchased the two lots just so no one can build next to our place. Now I added a large guest house to the build with organic gardens. So these “dwelling’s” (called houses) as in this video is for some foreigner who was down on his luck in the western world and can recover living in a dwelling like this. Ignore good building standards-a good roof over the head. So $30-35,000 USD tops!
Bad layout not good use of space, they're not full bathrooms, they're half bathrooms, guest house or not I would not purchase his property, though it might work good for college student or something, not for an actual family, second reason why I wouldn't buy it is because what I've heard about Asia pretty much everywhere are the restrictions that Americans can't buy properties so what's the point of buying the house, but for local people, I take it be a great little starter house for a kid that just graduated college
