Units are reasonably priced for the space given and I like how some units are bright and airy because there are a lot of windows. So it’s good for residential 😊 though we’ll still have to see how they maintain the building
May tanong po ako sa rent to own. Ang contract po namin ay 10 years, so after ten years mapapasamin na po ba yung bahay at titulo ng bahay? Mejo nalilito po kasi ako dahil sabi ng iba maya option lang daw kami na bilhin yun bahay after ten years?
Hello, it depends po sa napagkasunduan at contract niyo kung naka-specify po na pwede niyong bilhin yung bahay pagkatapos ng 10 years. Kaya para malaman po kailangang basahin yung contract 😊

Question po. Yung rental credit na napag-agreehan niyo ng seller, yun po yung lalabas na down payment po di ba? So meaning po, parang itinabi lang po ng seller yung rental credit na yun para if ever na ipapasok na for bank financing or pag-ibig (if allowed), yun po yung ibibigay sa bank or pag-ibig na downpayment? Tama po ba understanding ko? Sana po mapansin. Thank you!
Tama po na rental credit yung down payment pero hindi po iyon ibibigay sa bank o Pag-IBIG. Bayad po iyon na down payment sa seller at iyon po ay equity na kailangan para pahiramin po kayo ng bangko o Pag-IBIG 😊

Hello, yes, you will be able to get a property discount through your commission. Pero merong ibang real estate developers na kapag hindi ka na affiliated or hindi ka na nag-wowork sa kanila, hindi mo na rin makukuha yung commission mo. So for example, binili mo yung condo this year pero yung commission makukuha mo, 2023 pa. Kung hindi ka na nag-wowork sa kanila, hindi mo na rin makukuha. Hope this helps 😊

In a real rent to own arrangement, it is not covered by Maceda law since you are just being given an option to purchase the condo
