Maricar Canoneo Dulag to be exact there are no buildings nor police stations nearby only an army detachment there is also history of NPA operation so its not advisable to be a residential area haha thats why im turning it into my private security company training ground thats why its also cheap

Legally speaking, when you say real property, you mean land and immovables. Personal property refers to cars, luxury bags or items, etc.
Basically the best definition I got is to imagine your property and you flip it upside down from the ground up and shake it. Anything the falls out that is personal property and if it stays put it is real property.

Biggest lesson here is to not buy preselling. Buy RFO from secondary market and if you're going the pasalo route, make sure the seller loses money. You have the cash, you can negotiate.

My 1st condo is a 28.5sqm condo w/o parking. Pero i regretted it, kasi i should have gotten a bigger unit and w/ parking. Price then was only around 2M, parking at 650k. Im only supposed to stay there during weekdays pero I ended up living there narin kasi it is near work.
If the location is good (w/ good rent opportunities and resale), and you have extra money, I recommend getting a bigger unit w/ parking. But... Not sure lng now if maganda appreciation ng condo considering their high prices..

Hello, Can I ask if its possible na dayain yung SPA for buying a condo. So i’m living here in the US and I reserved a condo unit sa pinas. They want me to send the SPA form though PH embassy sa Bew York. My plan is to let my cousin print the spa foem in the PH and notarized by an atty there and sign my signature in thr spa form and give it to the office. Bu the way, I don’t have a TIN # in the PH. Hi Charm! What’s the basis of the profit amount /top-up amount of the seller? Was it purely based on the current market value (vs. the value ~2years ago) only? Or are there other drivers factored in?
Is it only called a “pasalo/assume” if the seller pays/paid directly thru the developer and wanted it to sell BEFORE turnover? Or can we also consider it a pasalo/assume if the seller has been paying thru bank even AFTER turnover?
If not, do we have a proper terminology on the latter? Thanks! 😊
Pasalo applies to both before and after turnover, there will be more paperwork if it’s after because you’ll have to deal with the bank as well.
The basis was just really an agreement between us and the previous seller, you can definitely stand your ground and not pay extra and wait for them to give in but they’ll most probably find another buyer who would pay the extra amount.
Condo pasalo means the previous owner should not take profit from the property because they are trying to get out of the liabilities. If mag tatake sila ng profit, hindi na sila nagpapasalo nun, nag nenegosyo na sila.
Duon nalang siguro nag compromise si Charm dahil gustong gusto niya yung property with amenities.

That’s flipping Sir, and I think that is ok especially if the total contract price is less than the developer’s price tapos wala ng available units yung project na yun. 😁 Sulit yun if gustong gusto mo yung project location and meron kang lumpsum money for the cash out. Win - win for buyer and seller ☺️

Maybe you can help me to sell my condo, 2 units ,17months paid. 5min walk away from Univesity Of Perpetual Help and Pavilion Mall. Expected value when turned over to atleast 4.5M. Current rate of rent is 7-8k per person (up to 10k), each unit can house 4 person with 2 double decks.
Hi, I'd like to ask how bank financing works? From my understanding, it's like loaning from the bank. When will it start? After the 10% 60mos or you can simultaneously start paying for it?
During the turn over of unit. After downpayment, So it depends on your developer if after 10% or 20% (which can be spread across months)

Not yet since you’re technically not selling it yet.
No CGT Monique as it is only a transfer and unit is still with developer under down-payment period, Withholding Tax may apply esp if contracted already (with CTS), check with developer requirements.

Not sure if pasalo ba ang term since I’m planning to sell it sa price na mas mataas sa pagkapurchase ko and lower sa current value.. For assume tawag nyan. When you price, consider also the transfer fees that the buyer will be paying and offer a price na win-win kayo. (You get a bit of profit and they get a discount parin from the current market price even with the extra fees)

Greetings Charm, I`m wondering, how much monthly rent a landlord can expect, out of those tiny 22 sqm condos ? Would it be a fair assumption to think those properties mostly aiming towards AIRBNB /STR`s rather then long-term ?
At this market, a studio can net around 12-18k monthly depending on the area (mostly long term), for short term, you can maybe do 15-25k monthly but not too many people are renting short term and a lot of condos are not allowing this for now.

For those buying for real estate investment, if you have the cash, you really earn by buying from distressed sellers 😊

If you want a true investment buy a 120 sqm lot divide it into to 4studio type then parentahan mo. Ganun ginawa namen ng utol ko sa 300sqm lot na binili namen tas yung 180 sqm lot nanatitira tinayuan namen ng bakery and water station. 2,000/ per sqm lang ang nabili namen na lote

Is Smdc real estate investment good?
No, actually kung para ito sa rentals sa sobrang dami mong competitor sa isang building kasi high density (madaming units per floor) palagi everytime na gagawa sila ng bagong tower or condo building. Besides, mahal na rin sila and maliliit ang cuts ng units, at bawal ang pets. Madalas maissue na may gumuguhong tower, pero kung looking ka sa medyo cheaper price ok na rin ang smdc.

I bought condo in Robinson Galleria and i dont like.my agent ,she is supposed ro take care of it for us since we are in the US. They are supposed tomturn over by june but it seems like 8ts not ready yet. So they want us to pay the full amount which the unit is not even done yet. Im so dispppointed and im not gonna buy any condo in the Philippines Besides they dont even inculde the aircon and the syover refrigerator.Here in the U. S Those are including ref, stove,diswasher aircon and heater. S9ke builders even including washer and dryer as well.Base on my experienced im very disappointed to invest in the Philippines as a former Filipino.
