    iba talaga pag real estate. we bought a 5000sqm for 1.5M through loan in which 1.8M ung total na babayaran namin sa bank for 5 years kasi nga loan un. But the best part now is that the land is valued at 12M. kaya never kaming nawili sa mga mamahaling bagay kagaya ng mga mahal na cp kahit na afford namin. instead we still aim to acquire more land para makapagretire ng maaga.

    The general guideline on investing/buying property is to buy not in a nice location (too expensive) but right next to a nice location when prices are still relatively low but when developments reach your property, tiba2x ka talaga sa "value appreciation".

    Got my first condo at 22😭 kakastart palang. pero medyo nakakapressure po pala talaga :(((( lalo na kapag yung mga ksama mo is hindi kayo the same goal. Hay pero kaya yan salamat ng marami ms thea🙏🏼

      Congrats! 👏🏻 mabuti ka pa. This is exactly why I have been putting off this goal to invest in condo even if it would be for self use. Nakakapressure at nakakatakot talaga, lalo na ako lang mag isa dito sa city, at wala akong mga kasama na parepareho yung goal like mag invest nito. Wala akong mapagtanonngan for advice. Natatakot ako mag regret like di pala maganda yung location or developer or yung real estate agent mismo or what. Every year I keep saying sayang lalo na nag rerent lng ako sa city all throughout my 20s na almost same lang sa monthly fees mag invest. Pero hopefully nga magka courage na talaga akong mag invest especially i’m turning 30 soon. Anyway, salamat kay Ms. Thea for the encouragement in this video!

Maski po ako nakakatakot po talaga kasi long term commitment po talaga.. pero if in any case po na may unexpected po na nangyari, pwede po natin iflip ung condo na naaquire po natin and resell po natin with appreciated value na mas mababa padin po sa current value ng unit kay developer or parentahan nalang po hehe kaya po yan. Ako po kasi yung parents ko hindi po sila nakapag invest talaga habang bata kaya natatakot po ako 😂 praning lang hehe anyways, God bless po! Kaya natin to

    Its worse here, our economy is like a flailing fish, fighting for its life. The normal state of the U.S. economy is actually very bad. Because of this it goes into convulsive spasms fighting to grow any way it can out of desperation. Tricks, gimmicks, rule changes try to stimulate the economy and prevent it from falling but they only bring temporary relief to people since, when you factor in inflation we are declining.

Investing is the only way to make your money grow and unless you have an exceptionally high income, investing is the only way most people will ever have enough money to retire.

    This is so true 7:00! 😊 My husband and I purchased a (preselling) condo unit this year, sa magandang lugar within the city. Some of our friends, nagtaka, sayang daw! Inipon na lang daw sana para house and lot, kaso kailan pa yun di ba. Baka by then mataas na value ng target house and lot. 😁 the reason kung bakit kami nag come up with the decision is because, first, location is so good, malapit sa work namin, nasa city, no need magdrive going to work, kesa bumili ng house and lot outside the city then we have to drive everyday and endure the heavy traffic, no no. 😂😊 etc. 2nd, during this time, nagbaba rin price ng real estate, we took advantage of it, knowing na after a yr or two for sure tataas na ulit value nila.

      @@taleofwknds Would highly recommend DMCI (personal choice) because of it's resort type amenities, super relaxing, peaceful and secure. First Quadruple builder pa, first investment ko nasa DMCI talaga after researching different developers and their track records.

    Also to add lang, consider din your cash flow after paying for the down payment. Although affordable and lenient yung payment terms pag DP stage palang, once it is under financing na, mas mabigat na sya sa bulsa

    I agree with you. Real estate is a key foundation for building wealth. Its the only investment that you can borrow for. You need 5M for Ayala stock. But you only need 1M for an Ayala condo and borrow the rest. And still participate in the appreciation. The 1M downpayment is payable in 36 months. Its fantastic. I've now done it 5x

    2years ago sinuggest ka sakin ng pinsan ko na panuorin ko daw mga vlogs mo about investing etc etc. that time wala pa ako masyado focus sa life kaya hindi ako interested. Dadating din talaga yung point sa life natin na bigla ka na lang mag iiba ng mga gusto sa life, ni hndi na ko nagmomovie at gumagala.     Nice video! Looks like we got the same condo. One thing to add when buying a property is the yearly Real Property Tax that you will be paying also. Note that better location = higher RPT. 😊

    Great video again. Yes. Housing loan > car loan. In my mid-20s I supported my brother and became the family breadwinner, I didn't have the extra money to invest. I really wanted to buy a property to develop as an aparment (I prefer apartment than condo.) But now that I'm done supporting my brother and I am working abroad, I can now push through with the apartment. I would prefer to migrate than stay in the Phil.

    This is very True. I have 2 house and lots and 1 condo. I started investing at the age of 25. We're staying in 1 house, the other house is we lease out and the condo which I recently got last december because on its affordable price and attractive promo its near universities were my 2kids spending college for their future and its the best time to Invest in real estate you should also consider if the developer on its perpetual ownership and plans ahead of time for future is very important. Hindi masamang maging kuripot you are just spending money wisely. No one would get the incentives of your hardworks in a long run your love ones will do. Thumbs Up!!!

    Im currently bought a townhouse on APEC homes. At first ayoko pero nung ginawa ko yun started to realized na best investment sya for my entire life. Kasi dahil dun natuto ako mag save foe the future. Today iniisip ko na lang kung paano papalaguin yung money ko and because na discover ko channel mo po mas lalo tumaas interest ko sa pag save ng money. I also got interested narin sa pag iinvest at also sa cryptocurrency. BTW i'm already 25 and i bought the house last december lang.

    About doon sa *feng shui numbers* siguro nga totoo talaga to (di kami Chinese family so di namin to masyado alam) pero share ko lang noon yung Lot # namin is may mga unlucky numbers pala, tapos grabe yung family challenges namin. After a few years, nag re-blocking yung subd namin tapos na changed sya, *may no. 8 na yung sa amin* , walang 4 or 2, ayun parang gumaan yung buhay namin. We feel better now and atmosphere improved. *Parang nag attract cguro tlaga ng positive energies yung considered lucky numbers*

    To be honest, @Thea Sy Bautista, the 1st thing that you explained is a REALITY or REAL TALK. Heto yung you are living with your parents, you don't pay for rent and other responsibilities. #SanaAll
    At yung sahod ay nasa 30-40K, palag-palag pa yan.
    Pero kung ikaw yung tipong buong buhay mo ay nag-rent ka and paying other utility bills and budget your money for food for 1st 15days of the month, matinding financial budgeting ang kelangan. And worst baka halos walang matira sa sahod.
    Hindi ganun kadali mag invest into real estate if you have that kind of situation.

    How lucky for those in their 20s to 30s to only think of their personal future, marriage and real estate investment . 20s, I can't get an IT job for 7 years. But supported myself for my 2 masters, in MSIT and MBA. Then, before 30s, I landed an IT job for only a year. Immediately got a job in Singapore for 5 years, 1 year in New Zealand and 1 year in Australia. But all the while in my 30s, I needed to support 2 college brothers. Thank God they graduated and made it on their own careers. But instead of buying a property after working abroad, I used it for health, and daily expense for 8 years without IT job in PH. Regrets, who does not have it. But you will regret it if you don't. Coz now I'm working back in Singapore. 2018, Picked up stocks trading and Bitcoin. And planning to buy my properties in my mid 40s. So what I mean is that, your timeline for investment should always be flexible, especially what investment it is. My biggest regret is that I should have picked up Stocks trading and Bitcoin 10 years ago. Life is always a river. It flows back to the abundant ocean. Good luck.

    I have to sacrifice a lot of WANTS (travel and shopping) in order to save and purchase a lot in Laguna. I'm honestly quite torn since I thought I'm too young for this long term investment, I grew up in Quezon City (but the ups of living outside NCR weighed more) . and also I guess I was still immature back then for prioritizing the "short term rewards" thinking I won'tbe able to this once I'm alreayd married. Hehe. I agree with all your points, Ms Thea. Now, I don't regret anything. I'm actually looking forward TO SAVE more money to finish up my payment for the lot. It's more fulfilling than purchasing new items. In short, I'm not easy to be BUDOL-ed by influencers anymore. HAHAHA. Thank you very much for this video!

    Narealize ko lang din recently na tama yung decision ko to get a small property sa Amaia Series Vermosa. Di kasi nabanggit sakin ni agent na may future plans pala na gawing Central Business District yung Vermosa. Akala ko leisure and executive subdivision lang. Mejo pricey for a town house, I know worth it sya on the next 5-10 years.

    Aware ko kung sino developer yung may problem na manipis ang dingding, muntik na rin ako makabili sa kanila and nagulat ako during our tour naririnig ko yung sound ng kabilang room ☺️
    Ms Thea, I bought a land property to a well known developer and fully paid in 2019.
    Aside po ba sa Deed of sale, Contract to sell ano pa yung other documents na need ko sa developer?
    And yung title, how long will it take to claim TCT?

    Share ko lang. Back in 2016 binentahan ako ng property ng tita ko. At that time im not sure kung kakayanin ko but im glad i did (best decision EVER!). nag agree kami sa payment term (3 years to pay). Mixed na monthly at lump sum yung bayad, as in cash. Nangutang ako sa nanay ko at sa bank (personal loan) + from salary yung source ng financing ko. This 2021 ma fully paid ko na lahat ng utang ko sa bank at nanay ko. Im so happy na lahat ng pagtitipid at pagkukuripot ko ay nagbunga na. Ang ginawa ko now, pinaparentahan ko sya (mababa lang kasi luma na yung house). Yung rent, yun na yung allowance ng nanay at tatay ko.

    I'm in 30s na, and I'm planning to get a rent to own unit aside para tirahan ko is para ipa-rent din yung half. Medyo confused pa ako about sa rent to own scheme and pano sya ipapasok sa pagibig financing. May mga pinagtatanungan na ko kaso need mo pa magbayad for them to explain it well, kaya nood nood na lang muna ako.

    Its wise to start early if you really can. Like you have enough cash flow, etc :) some people just jumps into real estate investment without looking into their finances very well. So in the end, sayang lang. additionally if you will rent it out, you should be ready for the stress you’ll have from tenants.

    For the past couple of years, since 22 y/o we do trippings on different condos north and south.
    Setback?
    20 sqm studio unit will cost around 3-4 mil
    Requirements?
    Bank financing will be required for most high end developers
    Pagibig financing could be an option but will have target salary depending on the price.
    Really hard to invest on real state if you're midclass. 😥😥😥
