    I don't understand why you say that it's not good when you have to pass through the closet in order to get to the bathroom. I have the same thing going on in my home and never really faced any practicality related issue.

      Look at it from the eye of friends, family, or even a potential spouse entering your bedroom …. It’s like entering a restaurant through the kitchen instead of the front door-it reveals everything, including the mess, and doesn’t exactly leave the best first impression.

      As you might imagine, it's harbourfront with prime harbour bridge and opera house views.

    No joke, if I ever get to the point where I can buy a mansion, I'm actually gonna hire you to consult. I used to genuinely be tricked by Enes and everyone else's fancy descriptions and what not, but after just a month or so of watching your videos I feel like I can see through the bs.     The lighting and paint colors in that house are to the nine’s. It illuminates with a soft glow I rarely see in residential homes. I agree, the presenter was exceptional.

    Seems you're hitting the balance better lately which I like. It is a difficult excercise to convey the differences in expectations/demands comparing LA mega mansions, and more "regular" mansions in other parts of the world.
    I think you hit the nail on the head in this one, well done!

    7:22 Guess they caught them at school, then force them to watch 50+ hours of Arvin videos for training purposes and then they have to do the tour!
    Well I might reach out regarding a consultation as I've just been offered a gorgeous old and recently completely renovated villa with 493 sqm on a 6680 sqm lot in the A+ location of the region asking 33m CHF (38m USD). Though the property has a ton of flaws (train station on one side and on the other a busy road) but also provides some opportunities (e.g. I could add another ca. 250 sqm without changing the exterior at all as a huge floor can be built right below the villas backyard thanks to it's hillside topography and the views are insane)... so I am super excited but somehow scared of the size and damn your videos made me so critical of properties...

      The first time Ive seen Arvin show a kids room.....hehehe alot of homes i saw in UK did have a downstairs bedroom sometimes connected to an office that WAS a nursery. Once grown kid gets a room upstairs and then that bedroom could be a tv room....

    I agree that there’s bathroom remodel in the near future. Otherwise it’s pretty nice for a regular luxury (as opposed to ultra luxury) home.

      Some properties shown by Arvin only give you more space but not more usage i.e. mini en-suite but a second living-room in your bedroom.

    I’m thinking what is the big stick next to her in the opening scene when filming her 😂 but sometimes I’m too distractable. As usual, I agree with all your comments about this house! The first floor upstairs has too much space for the hallway relative to the bedroom and bathroom sizes. It seems like a missed opportunity. The master doesn’t have enough space 😢.       No matter what anyone tells you it does have a major impact on your life. When you look at the extended forecast and it’s going to be cloudy & rainy for the next 2 weeks solid it does affect your mental health & I was never someone who’s mood was changed by the weather before I lived there. The only positive is its mild climate & never gets cold or hot. They may have a week or 2 a year where it gets up in the 80s. The high gets up in the 80s for 5 months out of the year where I currently live in the Midwest.

    If you want more non-US content the Buildofy channel focuses on Architectural homes/mansions in India, and Enes toured some mansions in Thailand a few months ago. I know there's a Malaysian channel as well that does tours of homes in Malaysia but I can't remember the name of it (and The Local Project always has some nice homes from Aus and NZ).

    Another great Arvin video--such a fantastic eye for style AND practicality. That said, and having watched almost all of your other videos, I was surprised that you did not (negatively) comment on the lowish ceilings in the formal living room--that seems like a consistent complaint. Last point, A REQUEST: Would you do BPN Architects’ "Ghost House" in Warwickshire, UK? I think of it as the opposite of this house--great architecture, poor functionality. I would *love* to hear Arvin's critique and see if he could get past there being no windows (only skylights) in the master bedroom....

    the double sink in the bathroom you see in a couple's room in Europe. not in a common-use bathroom. kids will go one by one normally, even for brushing or hand washing...

    There is functionality in having to walk through your closet to the bathroom at least mentality and it is the same reason why the Japanese keep all of their cleaning features close to the door. It is a separation of the dirt and chaos of the outside world from your clean and calm sanctuary.

      I'd also say that having a smaler bedroom also helps out with the seperation, since it shoves you to spend more time in the living room and thereby helps getting better sleep.

    Arvin, although I love watching you rip apart the often ridiculous design/build of the properties that appear on this channel, I really appreciate reviews like this one where you actually find a lot to like about the property. As a casual watcher who's trying to sharpen their own sense of what works and why, seeing examples of design done well, even if not in every aspect, make it more apparent what a good design accomplishes for a living space. It also makes awkward or just plain bad design more obvious by contrast. Cheers!

    Nice video about the transitional Minecraft British house. The house has a nice volume, and mostly good layout. I prefer French doors, and French windows instead of the glass wall windows, and sliding doors. Despite the winter I prefer a symmetrical flat roof , instead of the vaulted roof.

    the small first bedroom should be moved to where the master suite is, and let there be 1 guest bedroom with its own closet and big bathroom, and have the 2 additional bedrooms use a jack and jill bathroom.
    The master suite, should be after u come up the stairs and turn right, the entire wing can be the master suite with a a massive bedroom, closet and bathroom. the windows would open onto your own backyard rather than how the current neighbors have it.
    That way, master is bigger and more space efficient, guest bedroom is on 2nd floor, and the kids can actually share a decent size bathroom rather than 1 tiny one and a massive one with only 1 sink.
    otherwise, the house overall is great. the 3rd floor open space should be a gym/movie room, or make the formal living or kids play area the opposite of what you don't choose of the gym/movie room.

      also, the master bathroom as it currently is, is a waste of space. when they walk in, its a tiny shower to the left, then basically a hallway. when u first walk in, it should be maybe a sliding door, directly facing a double vanity. then when u turn right, there should be a glass wall that has the shower, and bathtub can stay where it is, essentially make the far area the wet room.

      @@Mymelodyyy888 it can be on and off i live in the left leg near the coast and when its nice there aren't many better places to be.
      Its been cloudy and warm this week, maybe a little wet to shhh🤭 but it is October now so to be expected.
      The rain isn't so bad in the summer and it keeps the green in the countryside looking amazing instead of the parched look of the cali, Spain, etc countryside 😊

    2. I'm not sure why Hannah wants to rent out the bathroom to TH-camrs, but that mirror is too high to do a make-up tutorial. You could bring in a high stool but then you need a high counter top as well.
    3. Arvin cut out the part that Hannah calls the kids bed a "Diddy bed" 🤣
    4. Hannah needs to get out more since every light fixture and room is the best she has ever seen.
    5. Arvin is right about the neighbors the more direct neighbors you have the opportunities for disputes.

    I believe this one is in Esher, near the London-Surrey border.
    Should you be looking for McMansions, the Wentworth Estate in Virginia Water is a great place.
    Le Vésinet and Chatou are nice Parisian suburbs to look into, not sure how many detailed video tours there are though.
    And don't forget Updown Court in Windlesham, true McMansion horror!

    As someone who grew up with 2parents and a brother in a 3bed1bath the idea of each kid having their own sink is bananas to me. I get that rich folks got the room for it but these vids make me realize that while I thought i was kinda spoiled these kids are on another level.

    Might sound trivial to some but unless it’s a fixer-upper, a single vanity in the master is a deal breaker for me, especially at higher price points. And dual vanities for a shared kids bath is a stress reliever haha!

    I'd make the top floor the Master Suite. Huge space for the bed and seating area. The current bedroom space could be closet/dressing room. Refurb the bathroom a bit.

    Here's an insight, the Luxury Homes channel was originally a thirst trap channel for Summer, the main blonde girl. The account was just her name for a while, then she updated it to Matt & Summer, then Luxury Homes. They were even doing thirst trap thumb nails for a while. FWIW, I love their channel, I love all the antics of Summer - the girl can't open half the doors she sees or use a Microwave. There is a lot of fun energy to their stuff because they were clearly amateurs.

    I have to admit, when I saw the outside I thought I was going to hate this house. I really liked it though. I even loved the wine room and it's location. Of course I've been in the wine biz for like 37 years, so most of the people I hang out would dig it. Not a perfect house...but really nice.

    Living close ish to this house and keeping an eye on many of these house.. it great to get your view on the properties local so different to the US, but I would say some of the observations all be correct don't take into account the perspective of the Local uk expectations... I seen houses worth 7,8,20m and it looks old very old, like living in a museum, and modern new house for 1 - 2m feel like a complete functional and almost an after thought. so this house is very plan in aspects and as most people and guest in the uk are not friend form out of town but my from your kids school or relative most likely living only an hour away the vast majority of time will spend time in the kitchen, and living spaces. Also the one sink thing I don't think double sinks are popular in the uK or Europe its a waste, does not make a lot of sense, requires double cleaning, double tooth paste and wash stuff, and people will for the most part not share a both room, but will take turns and wait. also so unless its the even and your wife is having a lounge in the bath tub, most of the house will have showers within 10 mins so their is not a lot of need to making bathrooms place people stay a long time, same for the bed room, you don't retire to your bed room for the even like we used in the past, its a place of sleep, and maybe a place to read a book or talk to the wife before bed, otherwise you share the living space as a family. So its not give it a pass or its great I think some of its cultural behaviour some, of it is budget and so on... but thank you for the doing some UK house love it....

    They can put the office on the top floor next to the gym. They don’t need another playroom. Then the ground floor office can be the guest room. Too bad if it is not an en-suite, but how often does the average person have guests? Maybe add a tiny bathroom?

    Arvin, it's England. You're never going to get the sun! I don't remember when last I saw the sun. True story, yesterday while outside I did a 360 and couldn't tell where the sun was. It wasn't rainy, just a complete blanket of grey. As for 2 cars? You assume. I don't have a car at all, and I'm relatively well off. It's a liability as I need the train most times (less than 10 minute walk) or just walk to where I'm going if it's within the city I live in - everything that matters is 20 minutes away max. I agree with the key shaped lot.

    I thought it looked like a design you would find in The Sims Gallery where gamers upload their custom builds for other players to download and have their Sim live in because most players can't build a house worth a crap. Most of the houses in that game follow the same basic floorplans to look like this one, a gothic Victorian or a Hobbit/Granny/Witch cottage. My houses are all over the place design-wise but I always build around the kitchen and add ensuites for every bedroom.

    I think the word for the master bathroom isn't "cheap" but instead "hotel". It really gave me a hotel vibe from my time travelling in Europe. I also have to comment on the main bathroom situation. You mentioned Jack and Jill bathrooms. Terrible. Either provide a hallway access as they did in this house or one bathroom per room. Jack and Jill is just going to cause trouble between those sharing the bathroom.

    It seems to me, most of the time, you view properties from a generic so-called buyers perspective. I would love to hear your own heart when you review these homes much more. Don't get me wrong, you are excellent at what you do.

    British resident here in our economy itd be dumb to have 2 cars 😂Also one thing im confused about in "modern" style homes in the uk is how unviable they can be our country is cold like 7 months out the year and its always raining too having so much glass makes me think the house is either gonna b e really cold or really hot to compensate for the heat leaving through the glass

    But this home was really nice imo! Functional and (relatively, compared to the homes that get critiqued on this channel) down to earth while still being “nice”. I guess “normal rich” people have taste after all 😂

    You're the expert, and these are mansions, however family's can live with single sink bathrooms.. in fact, most folk in the UK were brought up with a single sink in a single bathroom, shock horror, I know. My house is still like this, will accept free mansions.

    Personally, I don’t care for staircases of any size or type. Low and vaulted ceilings should be high ceiling thru out. I am a healthy teetotaler so would prefer spa-gym and never wine storage.

    The architects specialize in rejuvenating old buildings. This home is 90 years old. I think they done great. It was featured in grand designs if you want to follow the process.
