However, busting Enes chops here and on others, isn't cool and not the guy to be calling out. Enes job is to sell these crazy ass mansions, regardless of all the nonsense architecture. That would be like your Nile Niami guys. I just think you're giving Enes a lot of flack, when he's just trying to sell these crazy homes that the Nile's are putting out there.

Yeah, the glass ones are UV protected, but you still dont want it right by an entrance. Then the issues woth temperature control because of it, too much

Nah, I think a barber stool would be more appropriate. Smoke your cigar will you wait getting a shave. Then you wonder you could have done the same at your bathroom in less than five minutes straight.
Those sterile white bathrooms are insane, like, you can get the most generic euro home in eurozone and you will have a thousand times better bathroom, at least the toilet will be integrated into the wall and they will use at least 2 colors to somehow contrast. This is just so bad wow.
This home drove me crazy when I first saw it on Enes’s channel. The builder clearly designed it for ultra rich single bachelors who plan to never have a wife or family…or even friends based on the weird design of the cigar lounge. It is one of the most uninviting houses I’ve ever seen. It has a beautiful view with a nice sized lot, so building this ugly monstrosity there was a shame. What a waste.

Arvin's attention to detail is impeccable.......the fire sprinkler pipe is a shocker especially in a property in this price range, not even seen in a $300k property.
This house has as much charm and grace as its developer. His power play when he made Ms Tutor jump through hoops to get the listing in MDLLA was so unpleasant to watch, one just would not want to business with him at all. This unsold house has all the hallmarks of a modern teardown. Arvin’s criticism is well deserved.
Yeah, at the start I was thinking about how you could fix the home by removing the wine room and cigar room. But then as he kept going there were more things that were wrong that didn't seem fixable at any cost.
If you remember correctly, Tracy was put off by the fact that he wanted to do his own showings. His response was "well all my listings sell fast so I must be doing something right". This house has been on the market for several years now and he's had about six different agents represent it. He's a nightmare to work for and how anyone at this point is dumb enough to take a chance on working with him is beyond me.

I was thinking the same. It's a luxury feature I've normally only seen at high security sites. I guess if they were lower, they could double up as firing ports for when the zombie apocalypse happens. If I were staging this home, I'd also have put some seats and scorecards outside the interior bedroom. I really don't get the design. Upside-down houses I get, back-to-front ones that fail to exploit the USP of the ocean view, I really don't.
This will never sell. Complete teardown! The worst thing is that someone actually approved building this. And then have someone to say it is beautiful. I think this is the reason more and more people are watching Arvin instead of Enes.
• Why did they use those big cement squares if the driveway isn't flat? It looks like it was hit by an earthquake with all the bumps in the driveway. • In the wine room, you'll hit the person sitting down in that chair. What a dumb idea. • The cigar lounge looks like where you go to get a haircut. • I think the couch is in the office so the family members can sit and wait to talk to their therapist. • Why is there a wine fridge next to the stairs in the second house? Super random placement. • Why are all the towels in the bathrooms so close to the ground? Doesn't seem very sanitary nor is it comfortable for older adults to bend over like that all the time. • In the primary bedroom, the door is see-through and it looks like a manual thing so every time you want privacy you have to roll up the blinds. • Where are all the plants and greenery inside and around the home on the decks and seating areas? • The laundry room is another prison, but on a more serious note there's no sink and there aren't any counters for folding or organizing laundry.
While I will probably never be able to afford a luxury/ultra-luxury home, I genuinely appreciate the general education about homes and real estate! And I am certainly someone who enjoyed watching Enes' tour videos, but once I found this channel, I wait for you to upload videos on whatever home Enes posted about. I know he is paid to or allowed to tour and post about these houses in a positive light, but I much more appreciate there being someone to call out the BS. And one day (hopefully sooner than later) when I am building or purchasing my own home, I have your advice to inform me on the downsides in architecture and pricing.
I struggled to get my mind past the tiny, tiny windows. I hate every room, especially the bathrooms, and I didn't know you could have a bad Malibu ocean view. I was wrong. I'd rather live in Jim Rockford's trailer in Paradise Cove.
You couldn't pay me to live in Malibu. Ugliest beaches I've ever seen. Freezing cold water, coarse and ugly sand, shady characters everywhere, doesn't even feel safe.

Ever wonder why Arvin doesn't go inside the homes and provide a firsthand critique? It's because the listing agents would never allow him in. Enes promises to help sell the home for the listing agents that's why he gets in. Thanks to Enes getting into the home in the first place we get an opportunity to have Arvin give the buyer's agent prospective of the property.
@@buzzgreen5465 I'm glad Arvin gives prospective buyers a counterpoint video so they'll see how Enes glossed over the worst parts of the house. Out of almost all the houses he critiqued, I would feel real interest in only one or two if I had the money and time to knock down a wall or two and redo a few rooms. When Arvin explains why he doesn't like a particular design or layout, it hits me clearly. One example was a house that was CLEARLY built as a safe getaway for a drug lord. The windows had NO views and were all blocked by a massive wall. And the "kids' " playroom that Enes touted, he was lying. Arving pointed out that it was definitely for the drug lord's bodyguards.
The exterior looks like the type of generic building you'd see in a B grade sci-fi movie. The 'wine cellar' has two doors; one at the front entrance and one in the living room. I really am not a fan of pivot doors, especially these that you can hear sweeping the floor as they move. That cigar 'lounge' looks more like a waiting line. No couches and just chairs facing a glass wall instead of each other. Overall this house looks like something you'd see a newby make in the Sims game. Listening to Enez and Mikey, they both sound depressed during this tour. It seems to be a lot of these bad California houses are on hillsides. These architects should go visit a country like Spain where they're forced to build on mountainsides and they've done it for so long the houses are functional.
I still have a trauma with large stairs because, when I was a kid, my family lived in a mansion that was built on a hill and to reach each "half" of it we had to climb a massive two floors stairs. It was so bad that we literally avoided moving from one half to another because it was awfully exhaustive. Literally impossible to move from one side to another more than twice each day. The one in the video has about 3 floors Worse, the house from my childhood was built in a forest and eventually had a spider infestation. The entire electrical utilities were infested and killing all spiders from rooms was useless because they returned from the pipes and utilities Edit: like, if we had to go from a bedroom to the kitchen, we had to walk about 200 meters and 2 floors of stairs. Now picture going back to the bedroom after that Also day I turned the jacuzzi on and the spiders came out of the pipes. Absolute nightmare
This home definitely has more flaws than strengths, and it is an absolute teardown. Love your Enes critiques! Please watch his last upload(mid-century ULTRA minimalistic), I'd love to see you tear that home up.

Counterpoint: the kitchen bar seating actually sucks. It looks like a diner counter with all those backless stools. Sitting on backless stools for more than 10 minutes is terrible if you're over 25.
The house is just so depressing, just very white and clinical and the outside reminded me of a prison! With the horrible layout decisions, I wouldn't even take this house for free as it's not worth the taxes they pay for it LOL
I KNEW something was off about this property when I watched the original video. Now I know why I felt so bugged about it. Not surprised at all that it hasn’t sold yet. It was first listed for $80+ million? Incredible!
@11:55 ARVIN here is the answer to your WALKIN CLOSET question: The reason it doesn’t have a closet is because this is NOT a bedroom per the code of California. California building code residential bedrooms window egress point: “The egress window should have a minimum net opening area of 5.7 square feet. The height of the window must be at least 24 inches, while the width should be no less than 20 inches.” There’s not one window that meets that code in this guest bedroom.
Arvin, I was a driver for many years in Malibu and I think I know the history of this property. Years ago this location was a “castle” and unfortunately the property caught on fire on those big Malibu fires years ago and they had to rebuild it. The new property is no where near the beauty as it was before “ castle” it was pretty cool and different to see that house… well, just giving a little feedback at this property what it was before.
I think this is the "Panic mansion". Has white all along, you are confined with big to small rooms and hallways, the cell-like windows make it much better, you have a wine cellar and a cigar room that are cut down individually, and finally the cherry on top is the room that 'sees the people'. *Mwah* chef's kiss for those who are having trouble finding a building to have a (wild) therapy session.
The interrogation bedroom would make a cool library, though. The complete lack of books in these mansions annoys me to no end. Do these people never read?!

I don't get it. You mean like the clock hasn't started yet because it hasn't sold? That wouldn't make sense either. Timeless means its as good in this time period as previous time periods. 6:50 totally agree. One thing I almost always hate about these mansions is the fake office. As in room that's antithesis of everything you would want for doing actual work. For property like this it would have been easy to just have really nice closed office with big window facing the sea.
I do not like the Enes hate. These videos don't exist without him. You don't get to make tours of people's homes by talking bad about them. You can only point a few of the challenges but you have to highlight the strong points and the vision of the sellers, contractors, architects. Enes came to this country and worked extremely hard. I enjoy Arvin's videos; he seems to avoid personal attacks. Arvin does a great job talking about these properties. He hasn't said he doesn't like Enes or that you need to stop watching him. Those that want to make this a personal attack on Enes are haters. Just enjoy watching Enes' videos to see how the owners and architects see their houses, and then check out Arvin's on how the home compares to what is expected in the market and what to look for. You can find enjoyment and learn from both. People need to stop the personal attacks?
I don't always agree with Arvin but this one is spot on, this property has no curb appeal when you're driving up to the house. I get the tiny windows are meant for privacy but the house is tucked away its plenty private and there's already floor to ceiling windows on the other side of the house. Now I'm curious as to how much the builder spent on building this house and who the architect was if any was used in the first place.
I like to watch both sides… Enes shows us nice properties and Arvin tells us what the realtor in Enes and others don’t show or tell us about the Cons of the houses/properties or dust under the carpet metaphorically speaking
All of the folks who are commenting on this place agree that it is a monstrosity. The building would be much more appropriate for a federal Social Security Administration office than for a home. However, what is most important about this video is that it is one of Arvin's best. As all of the folks who are commenting also agree, watching any of Arvin's videos is so much fun that it can lighten anyone's day. And the value of that is priceless.
This place is absolutely atrocious. The hubris to ask these prices for such monstrosities. I’ve learned so much from you Arvin, I especially love some of the financial gems you drop in your videos. Like the double Irish Dutch sandwich bit. Thank you and keep the amazing content coming!
Enes's voice didn't even carry his usual enthusiasm with this home. He gave the impression that he was just wasting his time. At least Mikey sounded enthusiastic.
In all honesty, I do appreciate Arvin's videos because they teach me how to spot flaws in expensive real estate constructions and prepare me with the tools I need to valuate an investment property. At first, I used to focus on the luxury stuff and the price in these expensive real estate properties, but I am now getting smarter every time of the day.
Before seeing any of these "flaws" videos, I had seen numerous videos by Enes Yilmazer. In all of Enes's videos, I was both amazed and aghast at the constant verbal flow full of nonsense and overstatements, yet totally entertaining :-)
This really does feel like the developer wanted to cheap out on everything but the location. Those casement windows mean you have no view in any of the rooms with them, but you also don't have a means to block the sun with them as I don't see any automated shades on them. So it's a double failure. Then the bathrooms look like they could have come from any modern home and not some multi-million dollar home. Plus, if it was at all possible, I would have expanded the pool space so that there was more space between the home and the pool.
9:08 a caveat on grass next to pool… having had one it is a pain. People move umbrella bases and the grass dies. Sprinklers miss watering areas covered by chaise lounges and grass dies and muddy situations emerge. A stone buffer is needed unless you are going to put towels on the grass to sun yourself.
Please please please do the one where the bathtub was a literal hole in the floor right next to a builder grade vanity. I wish I knew which Enes house it was, but that “bathtub” is epic you will lose your mind ❤

Arvin, you missed something immediately. As a cyclist and motorcyclist that driveway is atrocious. The square tiles with gravel in between would be risking a crash every ride.
TV infront of the dining. Yes👍 could make it better by framing the TV then we get an option for digital art or entertainment program while eating. The backyard and front court is extremely disappointing.

As the original remodel guy who did his 1st house in newport beach in 1972, yes unfortunately I am 80 but still love to build, this house has the most potential of any house iv'e seen on your show
That's a horrible block of a house. It's like they tried for that linear, steel post and beam, international style, which works well with single story, modest size homes. This has then been ruined by excess and gluttony for floor size. The execution is then poor at best. The bottom of the guest house looks like a British prison van.
Arvin, this is probably ONE of the WORST properties I’ve ever seen in my entire life.. From a financial standpoint, and investment as a private real estate agent; it’s absolutely horrendous! Everything from the overall layout, to the positioning of the lot and interior finishes is god awful. It’s an abomination to authentic architecture. Why would Enes even green light editing this project for TH-cam.
To be fair lots of apartments do get internal bedrooms these days unfortunately with some sort of glass window in to the living area. That’s what makes this house bad. It’s like some mass produced apartment bedroom.
11:40 interior bedrooms are not allowed in the code (no exterior emergency openable windows). This was most likely approved as a different room by the City and then was illegally converted to a bedroom after the inspector signed off the property.
LOL! It's unbelievable that they're even asking 35 million for this house. This is a horribly bland home. There's is nothing about it that says luxury. All it has is scale and volume. I think I saw this house on Million Dollar Listings LA, and Tracy Tutor was trying to sell it and the developer was a complete ass who alienated previous agents like Josh Altman. I also think he has new developments in Malibu now which are idiotically overpriced as well.

It certainly reprises all the “hits” of his Brentwood masterpiece, without the distinctive charm of the curved concrete wall. I got the impression that it was rather formulaic like going to a super high-end boutique that has lost its inspiration.
11:38 I don't think that is technically a bedroom and the insurance company might have something to say about it. A bedroom should have TWO points of exit in case of emergency. A window fulfills the second point of exit requirement BUT those windows look to be sealed shut and very hard to access unless you're a decathlete. To me it simply looks like a basement room with a bed in it. And to further highlight that it is not a real bedroom as you point out, there's no walk in closet just shabby little Walmart " tack it to the wall and call it a closet until your house sells" closet.

Um, the issue is Malibu's fire code requires that homes have automatic sprinklers.

This will never sell. Complete teardown! The worst thing is that someone actually approved building this. And then have someone to say it is beautiful. I think this is the reason more and more people are watching Arvin instead of Enes.
• Why did they use those big cement squares if the driveway isn't flat? It looks like it was hit by an earthquake with all the bumps in the driveway.
• In the wine room, you'll hit the person sitting down in that chair. What a dumb idea.
• The cigar lounge looks like where you go to get a haircut.
• I think the couch is in the office so the family members can sit and wait to talk to their therapist.
• Why is there a wine fridge next to the stairs in the second house? Super random placement.
• Why are all the towels in the bathrooms so close to the ground? Doesn't seem very sanitary nor is it comfortable for older adults to bend over like that all the time.
• In the primary bedroom, the door is see-through and it looks like a manual thing so every time you want privacy you have to roll up the blinds.
• Where are all the plants and greenery inside and around the home on the decks and seating areas?
• The laundry room is another prison, but on a more serious note there's no sink and there aren't any counters for folding or organizing laundry.

While I will probably never be able to afford a luxury/ultra-luxury home, I genuinely appreciate the general education about homes and real estate!
And I am certainly someone who enjoyed watching Enes' tour videos, but once I found this channel, I wait for you to upload videos on whatever home Enes posted about. I know he is paid to or allowed to tour and post about these houses in a positive light, but I much more appreciate there being someone to call out the BS. And one day (hopefully sooner than later) when I am building or purchasing my own home, I have your advice to inform me on the downsides in architecture and pricing.
I'm surprised the guest house bedroom is legal: no window to the outside big enough or low enough to escape from.
I struggled to get my mind past the tiny, tiny windows. I hate every room, especially the bathrooms, and I didn't know you could have a bad Malibu ocean view. I was wrong. I'd rather live in Jim Rockford's trailer in Paradise Cove.
You couldn't pay me to live in Malibu. Ugliest beaches I've ever seen. Freezing cold water, coarse and ugly sand, shady characters everywhere, doesn't even feel safe.
Because of Diddy i look at these house designs so different! small high windows so you cant see inside or out, the interior room is so people can watch you do diddy things from the hallway like its a movie.. this house is very sketch to me because of what we have learned about these celeb parties

Ever wonder why Arvin doesn't go inside the homes and provide a firsthand critique? It's because the listing agents would never allow him in. Enes promises to help sell the home for the listing agents that's why he gets in. Thanks to Enes getting into the home in the first place we get an opportunity to have Arvin give the buyer's agent prospective of the property.
@@buzzgreen5465 I'm glad Arvin gives prospective buyers a counterpoint video so they'll see how Enes glossed over the worst parts of the house. Out of almost all the houses he critiqued, I would feel real interest in only one or two if I had the money and time to knock down a wall or two and redo a few rooms. When Arvin explains why he doesn't like a particular design or layout, it hits me clearly. One example was a house that was CLEARLY built as a safe getaway for a drug lord. The windows had NO views and were all blocked by a massive wall. And the "kids' " playroom that Enes touted, he was lying. Arving pointed out that it was definitely for the drug lord's bodyguards.

The exterior looks like the type of generic building you'd see in a B grade sci-fi movie. The 'wine cellar' has two doors; one at the front entrance and one in the living room. I really am not a fan of pivot doors, especially these that you can hear sweeping the floor as they move. That cigar 'lounge' looks more like a waiting line. No couches and just chairs facing a glass wall instead of each other. Overall this house looks like something you'd see a newby make in the Sims game. Listening to Enez and Mikey, they both sound depressed during this tour.
It seems to be a lot of these bad California houses are on hillsides. These architects should go visit a country like Spain where they're forced to build on mountainsides and they've done it for so long the houses are functional.
The cigar lounge looks like an upscale chiropractor's waiting room.
When I first saw the Sigar Lounge, I thought " Wow, what a big glam room!" because the row seats look like they belong in a beauty salon.

I still have a trauma with large stairs because, when I was a kid, my family lived in a mansion that was built on a hill and to reach each "half" of it we had to climb a massive two floors stairs. It was so bad that we literally avoided moving from one half to another because it was awfully exhaustive. Literally impossible to move from one side to another more than twice each day. The one in the video has about 3 floors
Worse, the house from my childhood was built in a forest and eventually had a spider infestation. The entire electrical utilities were infested and killing all spiders from rooms was useless because they returned from the pipes and utilities
Edit: like, if we had to go from a bedroom to the kitchen, we had to walk about 200 meters and 2 floors of stairs. Now picture going back to the bedroom after that
Also day I turned the jacuzzi on and the spiders came out of the pipes. Absolute nightmare

Counterpoint: the kitchen bar seating actually sucks. It looks like a diner counter with all those backless stools. Sitting on backless stools for more than 10 minutes is terrible if you're over 25.
The house is just so depressing, just very white and clinical and the outside reminded me of a prison! With the horrible layout decisions, I wouldn't even take this house for free as it's not worth the taxes they pay for it LOL

California building code residential bedrooms window egress point: “The egress window should have a minimum net opening area of 5.7 square feet. The height of the window must be at least 24 inches, while the width should be no less than 20 inches.” There’s not one window that meets that code in this guest bedroom.
There are no interior bedrooms. Per the building code of all 50 states a bedroom must have an egress point directly outside.
Arvin, I was a driver for many years in Malibu and I think I know the history of this property. Years ago this location was a “castle” and unfortunately the property caught on fire on those big Malibu fires years ago and they had to rebuild it. The new property is no where near the beauty as it was before “ castle” it was pretty cool and different to see that house… well, just giving a little feedback at this property what it was before.
I think this is the "Panic mansion". Has white all along, you are confined with big to small rooms and hallways, the cell-like windows make it much better, you have a wine cellar and a cigar room that are cut down individually, and finally the cherry on top is the room that 'sees the people'. *Mwah* chef's kiss for those who are having trouble finding a building to have a (wild) therapy session.

6:50 totally agree. One thing I almost always hate about these mansions is the fake office. As in room that's antithesis of everything you would want for doing actual work. For property like this it would have been easy to just have really nice closed office with big window facing the sea.

I do not like the Enes hate. These videos don't exist without him. You don't get to make tours of people's homes by talking bad about them. You can only point a few of the challenges but you have to highlight the strong points and the vision of the sellers, contractors, architects. Enes came to this country and worked extremely hard. I enjoy Arvin's videos; he seems to avoid personal attacks. Arvin does a great job talking about these properties. He hasn't said he doesn't like Enes or that you need to stop watching him. Those that want to make this a personal attack on Enes are haters. Just enjoy watching Enes' videos to see how the owners and architects see their houses, and then check out Arvin's on how the home compares to what is expected in the market and what to look for. You can find enjoyment and learn from both. People need to stop the personal attacks?
I don't always agree with Arvin but this one is spot on, this property has no curb appeal when you're driving up to the house. I get the tiny windows are meant for privacy but the house is tucked away its plenty private and there's already floor to ceiling windows on the other side of the house. Now I'm curious as to how much the builder spent on building this house and who the architect was if any was used in the first place.
I like to watch both sides… Enes shows us nice properties and Arvin tells us what the realtor in Enes and others don’t show or tell us about the Cons of the houses/properties or dust under the carpet metaphorically speaking
All of the folks who are commenting on this place agree that it is a monstrosity. The building would be much more appropriate for a federal Social Security Administration office than for a home. However, what is most important about this video is that it is one of Arvin's best. As all of the folks who are commenting also agree, watching any of Arvin's videos is so much fun that it can lighten anyone's day. And the value of that is priceless.

Enes's voice didn't even carry his usual enthusiasm with this home. He gave the impression that he was just wasting his time. At least Mikey sounded enthusiastic.
In all honesty, I do appreciate Arvin's videos because they teach me how to spot flaws in expensive real estate constructions and prepare me with the tools I need to valuate an investment property. At first, I used to focus on the luxury stuff and the price in these expensive real estate properties, but I am now getting smarter every time of the day.
Before seeing any of these "flaws" videos, I had seen numerous videos by Enes Yilmazer. In all of Enes's videos, I was both amazed and aghast at the constant verbal flow full of nonsense and overstatements, yet totally entertaining :-)
This really does feel like the developer wanted to cheap out on everything but the location. Those casement windows mean you have no view in any of the rooms with them, but you also don't have a means to block the sun with them as I don't see any automated shades on them. So it's a double failure. Then the bathrooms look like they could have come from any modern home and not some multi-million dollar home. Plus, if it was at all possible, I would have expanded the pool space so that there was more space between the home and the pool.
Yeah, you get the sunlight but not the view, which is a fatal flaw in a $30,000,000+ seafront property.

9:08 a caveat on grass next to pool… having had one it is a pain. People move umbrella bases and the grass dies. Sprinklers miss watering areas covered by chaise lounges and grass dies and muddy situations emerge. A stone buffer is needed unless you are going to put towels on the grass to sun yourself.

That's a horrible block of a house. It's like they tried for that linear, steel post and beam, international style, which works well with single story, modest size homes. This has then been ruined by excess and gluttony for floor size. The execution is then poor at best. The bottom of the guest house looks like a British prison van.
Arvin, this is probably ONE of the WORST properties I’ve ever seen in my entire life.. From a financial standpoint, and investment as a private real estate agent; it’s absolutely horrendous! Everything from the overall layout, to the positioning of the lot and interior finishes is god awful. It’s an abomination to authentic architecture. Why would Enes even green light editing this project for TH-cam.
To be fair lots of apartments do get internal bedrooms these days unfortunately with some sort of glass window in to the living area. That’s what makes this house bad. It’s like some mass produced apartment bedroom.

11:40 interior bedrooms are not allowed in the code (no exterior emergency openable windows). This was most likely approved as a different room by the City and then was illegally converted to a bedroom after the inspector signed off the property.

I don't think that is technically a bedroom and the insurance company might have something to say about it. A bedroom should have TWO points of exit in case of emergency. A window fulfills the second point of exit requirement BUT those windows look to be sealed shut and very hard to access unless you're a decathlete. To me it simply looks like a basement room with a bed in it. And to further highlight that it is not a real bedroom as you point out, there's no walk in closet just shabby little Walmart " tack it to the wall and call it a closet until your house sells" closet.
