This is the best house I’ve ever seen for the “before” in this show. It looks much better than most other houses’ “afters”. I would buy it even in the condition it is immediately. I am blown away.
It is called a mudroom because it takes all the dirt from the outside so it won't come into the rest of the house. Carpet is a no no. They should have put in tiles that are easy to clean. The rest of the finishing touches are great.
Should have put either vinyl planking floor in the sunroom, or laminate floors. Pale carpeting is going to quickly get filthy, wet, and moldy, and require constant cleaning. However, the house is beautiful. I'm surprised the owner couldn't see for herself how the shabby, run-down exterior would turn people right off.
Oh gosh! You put light coloured carpet in the mudroom? You should have continued the timber floor through there. The rest of it was stunning though. I’ve just been binge watching previous episodes and this house’s ‘before’ was the best one i’ve seen.
Her house was much nicer than the 1st sample one they looked thru. Definitely agree about the need to improve the front porch and fix the back sunroom. Other than that .. the owner had a really great house and had done great work on the inside. I would have bought without the changes but definitely like the fixed.
Glad they finally did some work on the exterior of a house. Wouldn't have taken much more to paint the second floor front of the Dutch Colonial Style house. That would have taken the house from the 70's to the 2000's.
omg-again: 150 for porch light that should have been more like 20, who puts a carpet in a mudroom with a light that is more expensive than the whole landscaping budget? the dining table is waaaay too small for the room and waaaay expensive.....i m starting to hate this show at how flippant and wasteful the "designer" is with her client's money
Her house is a lot better than the one you show her, the dining room table is UGLY AND CHEAP, her house only needs some TLC and will sold since is imaculate inside
Be a little more real about "Mud room" - vinyl planks or tile much better choice - than offwhite carpet.. Dining room table and chairs could easily be picked up 2nd hand much cheaper.
Although there was no way to know it at the time, that simple home, in today's market in Toronto, would be over $1M. It's too bad she couldn't hold onto it a little longer. I do hope she purchased another piece of real estate, even if only a small condo, because it's very difficult to get back into the housing market if you are a renter. It's out of reach for most people. :(
Cannot see any appeal in the house she showed them ! ? Her house on inside looks great, adding dining area will be a bonus and sunroom and yard fixed up it’s going to sell really fast !
Yes, you are right. While she was showing her the house, I was wondering why she showed her such an ugly house. The homeowner seemed like she was just being polite but felt the same way.
Didn't know that, it just looked like a cyclops at first glance to me. I used to be in a house like that when I was going to college, it was built in 1928. Of course it had a lot of issues, one so called bedroom felt like an ice box (barely bigger than this mudroom) with dirty flooring and the spider web infested covered stairwell down to the equally creepy basement scared me, I didn't like having go down there for laundry. Also it was one of those split level basements so a wall of dirt was visible through a busted up cheap wall in that basement. More of the creepy "I buried bodies in here" type of vibe.
The comparable house was pathetic, there was no sitting room except for one person. The horribly placed stairs robbed the house of room for a family. Shame.
“House poor” I’ve never heard this phrase before. I’m from Los Angeles and just moved and bought my first house in Italy. I’m not a real estate expert but I always assumed owning a house ( minus maintenance) saved you money?
It's when people put every last cent they own into the down payment, and everything they earn into the mortgage payments. They may live in a big, beautiful house, but they have no money to afford anything else - like eating out, vacations, new clothes, concerts, etc
Hahahaha! Bless your heart. Not unless you are renting a luxury unit in a very desirable area then buy a modest home in a less desirable neighborhood. Even then, if you need a new roof, landscaping, exterior painting, whatever, you are the one who pays for it all. My last water heater cost me $1200 due to requirements for earthquake safety here in Washington state. I am now renting in a building with decent amenities including a washer and dryer in my apartment. My electric bill is very low $25-$40 a month, and my water, including hot water, is included in my rent. But I surely would love a house in Bella Italia! Enjoy to the max!
Hi Sophie.. Are you kirstie all sops sister? If you are then you are just as talented and lovely as she is.. You are an amazing property developer and I love watching your programme.. X
Imagine if HGTV gave you a list of where to buy everything they used, along with product names, paint color names and brands, etc. They would move fortune of merchandise for their advertisers and could charge a premium. I've never understood why these shows don't come with a buyer's guide. I am looking at the drapes and wondering where they got them for $170, which seems quite reasonable. I just looked at some similar drapes that cost the same for a single panel.
So much wrong with this house. The kitchen is awful. I don't like anything about the building at all. The wall thing in the dining room... if that isn't structural, then it should go. The owner reminds me of a combo of Helen Reddy and Ricki Lake
Living in a attached condo is even more expensive. Especially when they won’t allow you to rid the neighbors mold Stachybatrus. Oh! And did I mention the HOA fees ? Super expensive.
These days is no difference between own and rent. If you are an owner, you spend less on monthly costs but huge on maintanance and if you rent it’s vice versa. We calculate it many times for 5, 10 and even 20 years time frame, it’s no difference. If you don’t have children, it makes no sence to buy.
Cost me a lot more to pay for and adequately maintain my house than rent an apartment in a secure building with nice amenities, including a balcony and washer and dryer in the unit. And my house was a modest 2 bedroom. I got older and tired of doing so much work myself, and couldn’t afford having others do all for me.
All the furniture in these programmes is so blah. Don't they do antique furniture over there. It all looks boring and brown as well as being made in China
Same. I bought a new sofa. Everything else is passed down from family members, or bought at antique and thrift shops, often redone by me to upcycle it. My metal baker’s rack and plant stand were found by me in the trash room and spray painted. I guess they want it all generic, as that is all many people can relate to.
Agree I prefer much older stronger made furniture. That white sofa and armchair are ok if you do not leave an unattended young child in there with a pen.
I really, really enjoy these shows. They are short and sweet and they have a lot of interesting ideas on how to fix up these houses. I would like to offer my services to the host of the show in fashion consulting though. (Contact me. I'll hook you up!)
Yeah, considering the show went out of production around 2010, there aren't any new episodes---and I never understand why the uploaders put such old shows on here to begin with (old house-type shows of any kind).

Exactly!!!
It is called a mudroom because it takes all the dirt from the outside so it won't come into the rest of the house. Carpet is a no no. They should have put in tiles that are easy to clean. The rest of the finishing touches are great.
It’s probably indoor/outdoor carpet that is typically very easily cleaned.
Carpet is cheaper.
I really enjoy your shows. Tip from a family of 5 though..... NEVER put carpet in a MUD ROOM!!!!!
Good tip!
I love, when Anthony is explaining what he‘s doing and how he fixes things
Should have put either vinyl planking floor in the sunroom, or laminate floors. Pale carpeting is going to quickly get filthy, wet, and moldy, and require constant cleaning. However, the house is beautiful. I'm surprised the owner couldn't see for herself how the shabby, run-down exterior would turn people right off.
She said she was house poor…maybe she ran out of money and steam?
Is laminate is water safe?
Only question - why put carpet in a mudroom?
I love the colour they chose for the front door. Very classy!
This show is hilarious. "I guess we're trying to make it less my style and more generic" -cuts to Anthony removing rust-. I'm dying lol.
I would have gotten me a good roommate and kept my damn house.
It turned out great. I would have second thoughts about putting carpet in a mud room.
Oh gosh! You put light coloured carpet in the mudroom? You should have continued the timber floor through there.
The rest of it was stunning though. I’ve just been binge watching previous episodes and this house’s ‘before’ was the best one i’ve seen.

The comparable one wasn’t a patch on this house. I totally agree with everything you said
Shocked it did not sell immediately. It was much better than the comparable house she showed the seller.
The mudroom and thevoutside gave the impression that there could have been structural damages and therefore hidden problems along the way.
I feel pain when i see those high heels tramping all over the beautiful hardwood floors.
Glad they finally did some work on the exterior of a house. Wouldn't have taken much more to paint the second floor front of the Dutch Colonial Style house. That would have taken the house from the 70's to the 2000's.
Love these shows. Sophie is eloquent with a convincing Style, which is ideal for real estate market.👍🏼❤️
Glad you like them!
Quick and cheap.
Looks good. Just wondering why they put carpet in the "mud room".
why would you put cream carpet down in a mud room? Surely putting down wood flooring would be better?
Beautiful home!
omg-again: 150 for porch light that should have been more like 20, who puts a carpet in a mudroom with a light that is more expensive than the whole landscaping budget? the dining table is waaaay too small for the room and waaaay expensive.....i m starting to hate this show at how flippant and wasteful the "designer" is with her client's money
How can one buy a house and not expect to spend money?
Kitchen layout is BAD.
Her house is a lot better than the one you show her, the dining room table is UGLY AND CHEAP, her house only needs some TLC and will sold since is imaculate inside
Beautiful!!
I love the wall art! Does anyone know who sells it?
In New Orleans, I saw a painting mitt used on wrought iron. Seemed like the easiest tool for the curlicues.
Never even heard of it. Wonderful idea probably much easier than that curved roller.
Personally, I’d use a paint sprayer. Simple and easy.
Lovely!!!
Be a little more real about "Mud room" - vinyl planks or tile much better choice - than offwhite carpet.. Dining room table and chairs could easily be picked up 2nd hand much cheaper.
That's what I thought
Or simply rent a set for a few weeks.

A carpeted mud room makes no sense, should have been tiled in my opinion
Knocking off the sunroom would have taken care of the problem inside and out, lol!
Not a barn. It's called Dutch Colonial. And a nice style.
Didn't know that, it just looked like a cyclops at first glance to me. I used to be in a house like that when I was going to college, it was built in 1928. It was terrible you're right, and someone bought it! 😯
I wonder if the owner was able to increase the price of the house..
Can it be called a mudroom if it's carpeted?
It’s painful to see this girl with her stiletto heels trampling through a house which has beautiful sealed wood floors! 😩
Many times is the real state agent personality and how the agency treat the people, in my case if they rude to me I move on
That comparable house was dreadful 😂
The worst one I've seen 😯
This would be $1.2M in the current Toronto market. This must be at least 10 years ago.
2008
That sun dress at the end is very chic I want to buy one for my sister
Light fixture: $200. Light fixture installation: $500. Total: $700.
Nice home
Sofia does not only look very very pretty and is talented but, love her clothes and accessories, too.
I dont understand why carpetvis in a mud room. Isnt it the place whefe youbleave coats and dirty shoes in bad weather?
No garage?
I’m wondering, my impression is the homes in Canada are so small.
“House poor” I’ve never heard this phrase before. I’m from Los Angeles and just moved and bought my first house in Italy. I’m not a real estate expert but I always assumed owning a house ( minus maintenance) saved you money?
Not when you take out a huge loan for it😁

Just in case she doesn't answer, then yes she is Kirstie's sister.

Ikr ! I was interested in the two pieces of artwork hanging above the couch..... Apparently these episodes are from a long time ago....
The show is over 10 yrs old! Even the house prices sound ridiculous today!
So much wrong with this house. The kitchen is awful. I don't like anything about the building at all. The wall thing in the dining room... if that isn't structural, then it should go. The owner reminds me of a combo of Helen Reddy and Ricki Lake
It's the House next door that's the problem.... it's too close, and there's nothing to be done about that.
Living in a attached condo is even more expensive. Especially when they won’t allow you to rid the neighbors mold Stachybatrus.
Oh! And did I mention the HOA fees ? Super expensive.
bravo c'est beaucoup mieux
It's "oriented", not "orientated".
It is orientated if you are British.
@@lynnharrell9598 in England oriented is used far more often than orietated. It's not exactly "wrong", just unnecessarily long.

Who puts carpet in a mudroom?
You don't like yellow walks, so why show a house that sold with yellow walls?

you need walking shoes// what country are we in here?
Did she say: Relator instead of Realtor? 🤣
Accent
Gray door doesn't look right
👍
Bet she wishes she had done that when she moved in.
Get a roomie
Can somebody tell Sofie it's not pronounced 'RILLATOR'? Two syllables: Real tor.
In later episodes she switches to "real estate agent." Someone must have explained the difference.
Lols. Its weirdly difficult to say correctly with an English tongue! I can't pronounce it' so I think its an accent thing!
