I'm not gonna lie, I think the outside is really offputting. It doesn't look 'dark and moody' to me, it looks flat and like some home designer slapped black paint on everything. The interior is amazing, but the outside... the curb appeal is zero for me.
I will forever be saddened by painting natural stone, whether the exterior or a fireplace, if it needs help white-wash instead. I would have liked to see a functional pergola on the back patio and some seating access to the atrium and avoided the cacti like a fire-ant mound! I was THRILLED to hear pocket-door! Use them more!
Matt black is my favorite color to use in design, but the stone work was immaculate and didn't need anything more than a wash! You could have just painted everything else black - the garage doors, the gutters, the windows the ROOF! Now you have a black house, with a terracotta roof, and some cedar cladding for contrast, when the stone was the perfect color tone to compliment the black. My heart literally skipped a beat (not in a good way) when I saw the painted stone. The interiors are incredible and just perfect for Airbnb, but the one plant in the atrium is a bit of a let down. Loving your show, and sending love and light from South Africa.
So many people complaining about the black, but no one mentions the partners spent $565K to earn...only $300/month. One month of vacancy erases 17 months of profit.
The painted rock on the outside looks horrendous! And it will look terrible in no time, a maintenance nightmare. I just don't understand why you all can't resist painting stone and brick. Paint siding all you want but leave rock and brick alone. So sad. :(

The outside looks like the stone got burnt to a crisp or like black tar just exploded all over everything. The inside is very nice though. Nicer if there was stuff to do: billiards, TV room, indoor and outdoor games, etc.
I would have put a door to the living room that connects to the new laundry room (that connects to the garage). Then put a small closet in that bedroom. Way better for function and longterm sale potential.

I love a black house but this one doesn’t work. I like the siding painted black but keeping the stone natural would have been less oppressive. I love most of the interior but the cactus in the atrium makes it completely unusable. It could have been a great place for a small bistro table and chairs. Missed opportunity.
Great job and if the exterior had some contrasting trim it would be 100% If someone lived there full time a koi pond in the atrium would be beautiful and very zen. A chunky natural wood mantel also.
Exactly green bamboo and a cool Koi pond with some relaxing seating would be great, IF you could count on the AirBnB guests being respectful and not harming or stealing the fish
That kitchen and the hall bath are beautiful, the choice of countertop in the hall bath puts it on another level. Midcentury, scandi, minimalism are my fav design styles and i like that you guys were able to implement it here.
For the first time I was going to say wow amazing flip, I wouldn't change almost anything from the end result. Then I understood that the client has design background and had a strong input. So I don't know who am I cheering. Personally I prefer the elongated kitchen island from the visualisation and not the shorter result, but that's a nit picking. For the main elevation, great choice to paint the stone black. It is a total eye catcher and for the purpose for a property to stand out on a rental platform 10/10. And finally (I think thanks to the client) we see a kitchen cabinets that go all the way to the ceiling and a hood which has the same bottom level as the cabinets... Amen! Finally some design and class in your kitchens...
I have a mixing feelings of the middle glass cubic. I understand it is the unique point for an airbnb, not sure the extra cost versus converting rate and if completely removed with extra open space would turned more booking or better for a family with 4 kids
Overall, great job! I do normally love a dark and moody vibe but the completely black exterior was a bit much. The before looked so charming and cozy and cottagey, whereas after looks more intense than trendy. Maybe adding some gray or other trim colors would help break it up to be a bit more inviting. The inside is so beautiful - I am in LOVE with the countertops throughout, and all the of the rooms look so peaceful. The landscaping leaves a lot to be desired - tall weeds growing everywhere and no shade - the backyard would have been great with a bit more attention. But overall, really stunning transformation. I know some people are unhappy about the cactus but being from Arizona, I love seeing a moment for that cactus in the cube - could be really cool with a few more unique cactuses added in there over time over time too!

Interior looks fantastic. Love the white oak cabinets. I would have painted the exterior a lighter color. However, it’s not a good investment. Assuming they do a 25% cash out refinance, $300/month would only equate to a 2.5% cash on cash return.
I've never seen "maintenance costs" so high on a $500k refi - At $300/month their profit is completely negligible. Plus it seems the appraised value means they have zero equity? Agree this seems like a terrible investment and a bad risk.

Huge missed opportunity just to add a closet to the newly converted bedroom so they can legally declare it a bedroom. Maybe that would have added more equity? Seems like a LOT of money & time & hassle for little return. If they want to stay in their home for a week on vacation they go into the red. I know with time the house will make them more money eventually but def a big side eye at this right now.
All that work for $300 a month? Otherwise the inside was my favorite. If I can ever afford to redo a home I will show them this video. Great job as always
Those monthly expenses must include the mortgage. When they sell in like 15 years it'll be mostly profit. So rather than the 30-60k others get on a flip they'll get like 450k+.
Nice air bnb home. Great job inside, not a fan of painted brick but it looks good. The atrium if filled w lush plants & a couple of small comfy chairs could be a zen "get away" place to listen to music, read a book, or have a private phone conversation while the rest of the guestscate in the noisy TV living room. conversation.

I’m not sure I will ever be able to get with painting interior doors black or the outside of the home completely black. I know it’s a trend, but this is Texas (hot!) and the look is so dismal to me. I could never deal with the overuse of gray either. I like the fireplace accent wall painted black and super glad you didn’t paint any of the cube walls black. The cube is pretty darn cool and looks amazing with the new windows! Love your videos.
I love these videos, but as someone who lives and works in Northwest Austin, this makes me sad that it's becoming a short term rental. I have no idea why someone visiting Austin would want to stay that far from downtown. People in Austin need real housing, not more AirBnBs.
This can't be overstated. Austin suffers from overpriced housing because of a lack of inventory. This doesn't help. And all for $300 a month? A middle class family could have put this home to good use. What a waste.
I have liked all your flips until now. For me the problem with the black exterior is the mix with the brown roof. And the garage entrance goes into the laundry room which goes into a bedroom? And if the atrium was hard to keep clean before what is it going to be like with black stones getting covered with grime? I am amazed that they are averaging $5000 a month on this air b&b.
It's just my opinion, but the black exterior looks horrible. It will be hard to find a buyer if they ever decide to sell it. I like the interior, especially the kitchen and the atrium. Not much of a money-maker as an Airbnb though at at only $300 per month.
Every Reno program I see, paints brick, and stone. It's ugly and it's permanent. Once you paint it there is no easy way to reverse the painting. Sandblasting at a huge cost, will get rid of the paint, but it also removes the glaze on the brick. The other thing I find irritating time after time is they all want to paint the brick on a fireplace or rip it out, altogether. It's expensive and it removes an emergency heat source. Once brick is painted it becomes an unending expense to keep it up.
I love the uniqueness of this home. I think it’s a job well done! The atrium is so aesthetically pleasing, but would love to see some more functionality to make it more “outdoor living”. I would stay here if I were visiting Austin 😊
What would have been the issue with removing the atrium? I am only 4 minutes in but I don't get it - I don't believe it's load-bearing but even if it was that could be addressed and removing it would have recovered lots of useful space. Maybe it's just money but extra liveable space is valuable too.
Yeah the black isn't giving a modern vibe, more an ex-goth who has their finances sorted vibe. Interior looks amazing with the matte black tiles and matte black hardware, but that's enough black. Painting the exterior stone black, gutters black, fence black. It's too much. I love you guys!
I think the atrium is more Japanese inspired - it’s a tsubo-niwa, a feature of traditional house architecture in some areas of Japan. Japan was hot when this house when this was built in the US and you’ll find a fair amount of designs with features like this.
I used to babysit in this house back in the late 70s/early 80s. A super awesome family lived there then (obviously BEFORE the free-spirits with paint brushes moved in). I would babysit most every weekend, and I remember watching Dukes of Hazard right there in the living room. Those were the days! I wish you hadn't painted the WHOLE exterior black. That stone is prized in Austin. You could have just used a black accent for trim. Hopefully it can be pressure washed off someday.
One of my favorite interiors they’ve EVER done! Probably because it’s not a flip and they could spend more $$$. Love the inside for sure! The outside needed wood garage doors and more landscaping to break up the black, IMO.

I'm goth and still hate the exterior done in black, it flattened the natural rock and just made it look so unappealing. The Atrium.. turned an unusable space into a cleaner unusable space, that big cacti makes it so you can't sit in there without the fear of being skewered, even putting a couple of chairs in there would mean you'd have to talk round the plant, such a pity, would have been lovely with a little round table and a couple of chairs, basking in the overhead weather with a cup of tea in the morning, adding a few friendly plants to soften it's stark look, everything else I loved except the monthly profit, hardly seemed worth it when you consider that out of that $300 will be maintenance and upkeep of property costs.
I can't imagine why anyone would put so much effort into so little profit. I'm making a lot more profit renting two mobile homes (long-term rentals) on two acres out in the country. Maybe they'll get a huge return when they finally sell it?
So much black on the exterior! Maybe the garage gate could bave been in a wood finish. And the low wall on the entrance could have been cladded in a concrete finish like the fireplace. But I love the interiors. I love homes with atriums. So that one is a plus! Very luxurious for an Airbnb property.. I would have kept that property as well.. ❤
Agree but I'd give the outside a 2/10 - Only the front door keeps it from being a total fail in my eyes. May have been slightly passable with some contrast, but completely blacked out looks awful and eliminates curb appeal.
I want to ask at 10:48 why is the door to the laundry room go through the extra bedroom? Why not at the opposite wall of the laundry room, making the laundry room the pass through to the garage? seems too obvious. Is there some obstruction in the wall between laundry room and living room? edit: 10:56 and 14:46 nothing blocking, 24:31 notice how the opened door could have been installed on the wall between living and laundry room, without hitting the water heater.

Listen, I like the “ cube” but what purpose does it serve other than letting the natural light in? That’s clearly a smoking area, and people do smoke all kids of stuff. It would’ve been cool to put the chairs and small table like the original plan. It’s a rental, I get that you don’t want anyone smoking there, BUT they probably will. Why not secure it properly to not let smoke in while the door is closed.
10:45 idk why you would directly connect the laundry room to the bedroom still, if you just had it as a pass through into the main area you won't be walking into the guest or possibly kids room when you just get home and park your car
For any renters out their 300 isn't enough cash flow, the average house repare for my area is 1200-1500 a year so they are only bringing in 2200 a year, or 42$ a week too 183$ a month, if you live in the same town it might not be bad but unless you have someone maintaining it you only get (assuming 3 hours of laundry for washing sheets and cleaning) only 14$-61$ an hour
I would’ve totally torn down that atrium. It’s wasted space! As many have stated, I do not like the outside stone I think it’s totally outdated and the black made it worse. I would’ve torn it down to open up the whole look of the home. The kitchen looks great and the bedrooms, but not the atrium or the outside in my opinion
I like the idea of painting the stone, but the problem with the outside is that it’s too overpowering. Blacks and whites need contrasting elements. Putting some white trim and garage doors would have balanced it out. The interior is a perfect example of that with the black accent walls but white neutral surrounds and wood accents. Overall well done though! (Also just a suggestion that’s been echoed a few times, a lot of your videos have you all painting brick and stone, try whitewashing or limestoning it. It can add a really unique midcentury accent that would go well with the black/white themes).
should’ve recolored the stone and bring it back to life instead of changing it to black. the color before still complimented the inside but now the exterior looks depressing. add some white trimmings if you’re gonna paint the house black or some color (like a white door or white shedders). it definitely catches your eyes but not for the right reasons especially with the texas heat

They could have put all of their money into a no load mutual fund and made a lot better return with zero labor involved. Historically they'd get a 9% return and maybe even a lot more. They'll have the pain of being landlords--not fun because I've been a long distance one and it was horrible--for a bunch of temporary tenants (AirBnB). I imagine their homeowners insurance will be high because of the liability of having a high turnover rental with so many different people staying there. I doubt the $300 would even cover the cleaning bill each time it's rented out. If they use a property management company because they live out-of-state it pretty much guarantees that they're going to lose money. I think they should have gotten better financial advice so they don't lose their shirts. If they were going to live in it themselves, it'd be totally different.

This is the only house I've seen by Austin Flipsters that doesn't make sense and doesn't look welcoming; the floor plan doesn't flow at all. The owner wanted input and I think that's why it doesn't look cohesive, exterior through interior. Is it mid century modern, modern, retro, or? And, for an investment property, I give it a D-.
The wood feature wall around the fireplace kinda looks sad due to the downward direction of placement. The atrium would be a great spot for a water feature. If it's closed at the top without interfering with the light somehow. ??
I'm not against a black house at all but this one's a miss on the exterior. Looks like it was in a fire. Keeping some of the stone and adding a bit more warmth with some wood tones outside would go a long way to making the exterior pop. The interior is perfection. Light bright and modern. Easy to clean and maintain 10/10... Exterior is a 3/10.

It's such a shame that the stone was painted. Turned a no maintenance exterior to one needing maintenance. I would never buy it for that reason.

Atrium houses are really common where I live in CA. Im surprised they were so surprised by it.

This can't be overstated. Austin suffers from overpriced housing because of a lack of inventory. This doesn't help. And all for $300 a month? A middle class family could have put this home to good use. What a waste.

I have liked all your flips until now. For me the problem with the black exterior is the mix with the brown roof. And the garage entrance goes into the laundry room which goes into a bedroom? And if the atrium was hard to keep clean before what is it going to be like with black stones getting covered with grime? I am amazed that they are averaging $5000 a month on this air b&b.
It's just my opinion, but the black exterior looks horrible. It will be hard to find a buyer if they ever decide to sell it. I like the interior, especially the kitchen and the atrium. Not much of a money-maker as an Airbnb though at at only $300 per month.
Every Reno program I see, paints brick, and stone. It's ugly and it's permanent. Once you paint it there is no easy way to reverse the painting. Sandblasting at a huge cost, will get rid of the paint, but it also removes the glaze on the brick. The other thing I find irritating time after time is they all want to paint the brick on a fireplace or rip it out, altogether. It's expensive and it removes an emergency heat source. Once brick is painted it becomes an unending expense to keep it up.

I love the uniqueness of this home. I think it’s a job well done! The atrium is so aesthetically pleasing, but would love to see some more functionality to make it more “outdoor living”. I would stay here if I were visiting Austin 😊
What would have been the issue with removing the atrium? I am only 4 minutes in but I don't get it - I don't believe it's load-bearing but even if it was that could be addressed and removing it would have recovered lots of useful space. Maybe it's just money but extra liveable space is valuable too.
Agreed. A glass surrounded atrium with stones inside. Guests with children?? Nothing could possibly go wrong there, right?
I think they didn't want to re-do the roof. Plus lots of engineering if they moved/replaced the atrium.
Yeah the black isn't giving a modern vibe, more an ex-goth who has their finances sorted vibe. Interior looks amazing with the matte black tiles and matte black hardware, but that's enough black. Painting the exterior stone black, gutters black, fence black. It's too much. I love you guys!

Put a clear skylight over the atrium, making it more usable. A palm in a pot and a bistro table and chairs is all the decor you need.
I think the atrium is more Japanese inspired - it’s a tsubo-niwa, a feature of traditional house architecture in some areas of Japan. Japan was hot when this house when this was built in the US and you’ll find a fair amount of designs with features like this.

I used to babysit in this house back in the late 70s/early 80s. A super awesome family lived there then (obviously BEFORE the free-spirits with paint brushes moved in). I would babysit most every weekend, and I remember watching Dukes of Hazard right there in the living room. Those were the days!
I wish you hadn't painted the WHOLE exterior black. That stone is prized in Austin. You could have just used a black accent for trim. Hopefully it can be pressure washed off someday.

One of my favorite interiors they’ve EVER done! Probably because it’s not a flip and they could spend more $$$. Love the inside for sure! The outside needed wood garage doors and more landscaping to break up the black, IMO.

Yeah the inside looks good, but that black on the brick is horrible! It looks like there was a fire there! It should have either left as is or painted a lighter color!

I'm goth and still hate the exterior done in black, it flattened the natural rock and just made it look so unappealing. The Atrium.. turned an unusable space into a cleaner unusable space, that big cacti makes it so you can't sit in there without the fear of being skewered, even putting a couple of chairs in there would mean you'd have to talk round the plant, such a pity, would have been lovely with a little round table and a couple of chairs, basking in the overhead weather with a cup of tea in the morning, adding a few friendly plants to soften it's stark look, everything else I loved except the monthly profit, hardly seemed worth it when you consider that out of that $300 will be maintenance and upkeep of property costs.
I can't imagine why anyone would put so much effort into so little profit. I'm making a lot more profit renting two mobile homes (long-term rentals) on two acres out in the country. Maybe they'll get a huge return when they finally sell it?
So much black on the exterior! Maybe the garage gate could bave been in a wood finish. And the low wall on the entrance could have been cladded in a concrete finish like the fireplace.
But I love the interiors. I love homes with atriums. So that one is a plus! Very luxurious for an Airbnb property.. I would have kept that property as well.. ❤

Agree but I'd give the outside a 2/10 - Only the front door keeps it from being a total fail in my eyes. May have been slightly passable with some contrast, but completely blacked out looks awful and eliminates curb appeal.
I want to ask at 10:48 why is the door to the laundry room go through the extra bedroom? Why not at the opposite wall of the laundry room, making the laundry room the pass through to the garage? seems too obvious. Is there some obstruction in the wall between laundry room and living room?
edit: 10:56 and 14:46 nothing blocking, 24:31 notice how the opened door could have been installed on the wall between living and laundry room, without hitting the water heater.

I would’ve closed the door off in that bonus room to the laundry and put it on the other wall straight walk through from the garage to the house but other than that it’s a beautiful home

The exterior in my opinion is a mistake. Why paint all that natural stone? I generally like dark colored exteriors however this one I feel was a poor decision. Everything else however I liked .
Listen, I like the “ cube” but what purpose does it serve other than letting the natural light in?
That’s clearly a smoking area, and people do smoke all kids of stuff. It would’ve been cool to put the chairs and small table like the original plan. It’s a rental, I get that you don’t want anyone smoking there, BUT they probably will. Why not secure it properly to not let smoke in while the door is closed.
10:45 idk why you would directly connect the laundry room to the bedroom still, if you just had it as a pass through into the main area you won't be walking into the guest or possibly kids room when you just get home and park your car
For any renters out their 300 isn't enough cash flow, the average house repare for my area is 1200-1500 a year so they are only bringing in 2200 a year, or 42$ a week too 183$ a month, if you live in the same town it might not be bad but unless you have someone maintaining it you only get (assuming 3 hours of laundry for washing sheets and cleaning) only 14$-61$ an hour
I would’ve totally torn down that atrium. It’s wasted space! As many have stated, I do not like the outside stone I think it’s totally outdated and the black made it worse. I would’ve torn it down to open up the whole look of the home.
The kitchen looks great and the bedrooms, but not the atrium or the outside in my opinion
I like the idea of painting the stone, but the problem with the outside is that it’s too overpowering. Blacks and whites need contrasting elements. Putting some white trim and garage doors would have balanced it out. The interior is a perfect example of that with the black accent walls but white neutral surrounds and wood accents. Overall well done though! (Also just a suggestion that’s been echoed a few times, a lot of your videos have you all painting brick and stone, try whitewashing or limestoning it. It can add a really unique midcentury accent that would go well with the black/white themes).

The garage doors should have been lighter to resemble ceder shade. At night they will be hard to see and I think guest will hit once or twice.
should’ve recolored the stone and bring it back to life instead of changing it to black. the color before still complimented the inside but now the exterior looks depressing. add some white trimmings if you’re gonna paint the house black or some color (like a white door or white shedders). it definitely catches your eyes but not for the right reasons especially with the texas heat

The interior looks great! Maybe its my naïveté with this kind of stuff but $125k put into the house but on appraisal you only break even? no added equity? Also only $300/month earning? seems like a LOT of ongoing hassle for little reward.
They could have put all of their money into a no load mutual fund and made a lot better return with zero labor involved. Historically they'd get a 9% return and maybe even a lot more.
They'll have the pain of being landlords--not fun because I've been a long distance one and it was horrible--for a bunch of temporary tenants (AirBnB). I imagine their homeowners insurance will be high because of the liability of having a high turnover rental with so many different people staying there. I doubt the $300 would even cover the cleaning bill each time it's rented out. If they use a property management company because they live out-of-state it pretty much guarantees that they're going to lose money.
I think they should have gotten better financial advice so they don't lose their shirts. If they were going to live in it themselves, it'd be totally different.

This is the only house I've seen by Austin Flipsters that doesn't make sense and doesn't look welcoming; the floor plan doesn't flow at all. The owner wanted input and I think that's why it doesn't look cohesive, exterior through interior. Is it mid century modern, modern, retro, or? And, for an investment property, I give it a D-.

I'm not against a black house at all but this one's a miss on the exterior. Looks like it was in a fire. Keeping some of the stone and adding a bit more warmth with some wood tones outside would go a long way to making the exterior pop. The interior is perfection. Light bright and modern. Easy to clean and maintain 10/10... Exterior is a 3/10.
