In the US, the agent doesn't set the price. The homeowner does. Maybe that's a problem. Our sentimentality and greed make us think it's worth more than fair market value. Objective eyes are needed.
Wow ! I understand the value added by experienced Real estate agents. The fresh coat of painting , the fresh flowers🌻🏵🌸💐🌼🌹🌷, the Decluttering of the house was excellent ! I love her determination to sell and move on with her beautiful daughters ! 🌸🌼🌸💐🌹
For me porch is a red flag to run away. I don't care for wallpaper or rug as this can be changed. But poor condition is big no-no and I almost anticipate structural issues inside. I don't mind dated, oversized furniture as long as shape of a building is fine.
I cannot believe they didn't scrape or sand down the front porch floor before repainting it. That floor was in horrible shape! So, the new paint is going to just be flaking right off the minute someone steps on it.
She probably tried to tell her but agents can only say so much, and this woman didn't think she even needed an agent, probably thought her house was just fine in this horrendous, shabby condition with broken blinds, wallpaper peeling off, rusty, rickety railings and where it's apparent she never lifted a finger to fix a single thing.

This show is from 2008!!!! It is "newly" posted on TH-cam - but its recycled content. The bigger and more active part of the real estate sales market has always been in turnkey properties - people like to buy things, homes or cars, that they can enjoy immediately - most people don't like projects even if they can save money.
I'm very embarrassed for her! She's in marketing and should certainly know better!! Her house isn't worth $50k, let alone $279k! Perhaps she bought it in this condition & couldn't afford to make the repairs! Thank goodness she finally had enough sense to call a professional!
Why would she show the client a house with light cream walls and then paint her walls ugly hideous green? Ugh!! Horrible! What about the back porch? It's evident that she needs money from the sale of the house before she can do anything! I wish her and her daughters the absolute best! 😊
Outdated :) and lack of maintenance. I bought an apartment three years ago in an area where the same size and style of apartments went for 10-20k more that what i bought mine for - why? It was holes in my walls from where she had hung stuff and the others buyers just couldn't see past it.

With a $21,000 plus reduction in cost per the comps in the area minus real estate commission a savvy buyer could have purchased this and spent a minimum of $5000 and gained over $30,000 in sweat equity. I am a former extremely experienced successful realtor with over four decades working closely with the media. Furthermore, these type shows will often highlight themselves while humiliating the client for views.
You could have pointed out some of the good features she created, i.e., the rose bush and tidy front yard. It doesn't all have to be about criticism and making a homeowner -- especially a single working mom -- look like s**t in front of millions of viewers.

I'm a mortgage underwriter. I would make it a condition of the loan that those porches be repaired. They are definitely a health and safety issue!
The house would never pass inspection if anyone wanted to finance it. Without obvious huge problems repaired.

The paint jobs is easy to fix, but the structural problems are terrible. I don't know how you can live in, let alone sell a home with those issues.

The first thing I would do after buying this house was to change the color of the walls. That green thing on the walls is terrible.

Before the makeover, I honestly wouldn't even have been interested in that house if she were giving it away for free. Ick! What a mess it was.

If you staple in the correct direction you can hide them in the nap.
