  • Flat buyers are almost always asked by property sales persons what their budget is. Here are my reasons for believing that this is not only an unnecessary question, but an invasive question that the flat buyer must not answer. So, when the sales person from Godrej Properties asked me this question, here's how I replied.

    I went to see a flat which was advertised as "3 side open".
    I told the builder "1 side is main door & staircase, 2nd side is lift & adjoining flat, so technically the flat is only open on 2 sides."
    The builder is not picking my phone since then.

    Moral : It's very important to pierce through the lies & half-truths propagated by these money-hungry builders.

    These agents will ask you for your budget. Say you say that your budget is 1.5crore. it means that you have 30lacks liquid money in your account. These shameless people add your phone number and budget into a database for tracking and this is shared with all agents in town.
    This can be mixed with other metadata from apnacomplex or ecomerce data and then they can pinpoint to your home address.
    It is a big security risk for you and your family if this data falls into goons posing as agents. Never never disclose your personal details while you shop for high-value items.

      @@NikhilPatildriving You're comparing sensitive details (like bank accounts and a budget) to general detail like phone number and email id. He's helped many people, who can reach him by his number to clear doubts regarding the issues he's been explaining, and whoever does not feel comfortable speaking directly, will hence contact through email. If anyone wants to harass him that way, then it's not his fault. The fault is the one's misusing it.

    After watching this I have learn 2 things -
    1. Not to disclose the budget at the first place whenever you are buying a property.
    2. Secondly if you are interested in a property you should ask the rate and final value of it.

Every person visiting a property is a prospect and is in the market to buy. Simply quote your price and move ahead. Why ask budget?

      @@JK-cw1tp Forget about asking for budget. My realtor asked me for loan preapproval and I did not think much of it. Realtors are doing their jobs and it is impolite to waste their time on asking for things when you do not have any money to buy.

    I don't understand why they ask your budget.They should be like this is base price & these are extra.But knowing your budget means how high you can go by stretching your budget as they have bankers who will tell your loan limit so they can hard sell you xtra's during tour.
    Godrej brand charges royalty from group co so they know best how to squeeze even minority shareholders...

    Please note 8:15 gst is payable only on under construction property. No gst is applicable on ready-to-move-in or completed property.

      @@kalpanasirsat3499 please go through Google reviews thoroughly and one big suggestion, do not give even one rupee until they show you exact flat. Their demo flats are unrealistic and very different then what is delivered. If your friend is lucky enough and able to see flat, ask him to check out flat size, products (branded as they tell, but usually of inferior quality), fire safety, sewage system (most commonly avoided but becomes major issue later) and go into their maintenance clauses with extreme caution, as you can hear in audio price was moved from 1.45 to 1.75, they fool customers a lot in this aspect. Hope your friend gets his dream house 😊

      Start from basics.
      Does and if the apartment and location suit your basic requirements?
      If yes then and only then discuss ahead or else stay away from this.

      1. Transportation and communication. There should be hospitals and schools nearby.
      2. What you have and a good locality. Market and the people. No point buying a flat in a slum.
      3. Quality of construction. If it's a known builder check their previous apartments. You can easily get some reviews.
      For me, I personally always check, if the sunlight is coming and kitchen should be wide enough with space management. If you get a cook/maid tomorrow clumsy kitchens are irritating. But that's upto individual choices. Hope this helps. 😀👍

    Exactly the Sq ft rate should be clearly mentioned whether carpet or built up & rate is depending on location too. Now days builders judge your capacity & finalise the rate it's similar like hospital, they ask patient whether you are covered under mediclaim facility or not ?

    I wonder what's wrong in asking "what is your budget"??? in Mumbai flats price ranges from 10L to 10cr

      It works both the ways. Especially in a large townships where variety is 1BHK to 5BHK, it is always good to know how large and till how much is a person willing to buy. So you can filter out the options.

    Flat buyers should not assume that property title is clear if bank sanctions your loan. Do not assume that the bank has done due diligence of the property. Banks merely depend on the approvals by the sanctioning authorities (municipality...). If one reads the sanctioning papers it is clear that Sanctioning authority is not responsible for the ownership title of plot by builder. These papers by its language indemnify these authorities of any responsibility and all the onus is on builder. Even buildings without NOC are sanctioned loan.

    That is very common questions as I have seen many buyers don't have knowledge about their budget.
    People want to buy villa but budget is 40 lacs.

    These builders charge as per their brand name and not actually according to the location or as per the government rate of that particular location
    it will always be 50% more than what the government value says.....

    1.75 crores for flat in GB road is too pricey. The 1000sq feet flat is worth not more than 1 crores.

    Sir last week I saw an add of lodha stant tall of mira road and they put a price of 45 lakh of 1 bhk 350 carpet Area so wisit the sale office and when wisit their they raise their price of 59 lakh

    Much of the funds collected by the builders from Indian citizens are used for overseas projects, in the UK, USA, Middle East etc. As a result, these builders are delaying projects in India where the depositors have to wait longer to acquire possession of flat and/or constructing shoddy flats not worth the crores of rupees and handing them over to the buyers.

    i still not able to understand " negotiable" Why they dont keep prices fixed.
    One project, quoted me 1.52, after negotiation they came to 1.36.
    Now, i have a doubt whether this is a fair deal or scope for further negotiation ?
    & yes, i totally agree dont disclose your budget...in case you have to do quote less.

    It's no harm in asking the budget. A project usually has multiple configuration or sizes of different prices, if you don't tell your budget it becomes difficult for the sales managers to understand your requirements. Once they understand your requirements they curate the presentation that suits your requirements. On the other hand if you don't have the budget they will not waste their as well as your time. They will focus on other customers who have budget.

      It's time consuming and confusing I assume. If there are 3 or more factors determining the pricing of a house then there would be atleast 10 variations of a price and this includes the pricing structure which is very difficult to explain to a customer.

      'The budget' is not a 'requirement' of a customer!!
      The requirements were clearly mentioned by Krishna sir in this conversation. If you are giving me a fancy property which has everything for a much lesser amount then I'll happily take it. My 'requirement' won't stop me from buying it. In fact selling a house above a certain price is the requirement of the builder itself. So you are clearly mistaken here dear...

    When you go to buy mangoes you know want to buy mangoes if they are in certain price range. Likewise when you plan to buy any property you need to have a budget . There was nothing wrong when the tellecaller asked you what's your budget . Buyer has to see his pocket before buying any property . He can't expect A category developer to sell at local developers price tag . If someone is more keen towards in Western suburbs then he should scout properties in Western rather then Eastern suburbs. And you are under wrong impression if you think Eastern suburbs rate are cheaper then Western.

      Always start from basics.
      Does the apartment suit your basic requirements if yes then and only then discuss further with the developer/broker or else ignore the entire negotiation part even if they offer you a lucrative price.
      Also do check the RERA paper work of approved plan and number apartments and parkings.
