      Yes i agree with you brother there are some developers who cheats to customer...but kindly go through the declaration (application form as per mr.rao) there is no where mention you have to buy flat any how or you will not get your money back if you cancel priority...yes mr.rao done very good job but that doesn't he spreading right answer...so my humble request is kindly go through declaration form once after that make decision... FYI money is refundable...at last it's your choice weather you have to buy or not no one is forcing or telling to buy

      @@jaaneaalammidda7344 I don't think you understood this whole video or maybe you are one of the salesman for one of the developers. The Salesman in the video/audio clip above doesn't understand that whatever he's saying is not written in that application/declaration form. In other words, that Salesman is illegally misleading the prospective customer. He is lying & he doesn't even know it.
      Mr Rao is saying that the document "technically" says that the money is NOT refundable. But the Salesman is "selling" by saying that the money IS refundable; but in reality it's not.

      @@jaaneaalammidda7344 the only point should be, whatever the name of form, it should be mentioned that if not interested in buying flat, then the amount is refundable within 45 days, as said by all the representative.
      This should be clearly written in that form, if it is not, then later there can be a case, where builder will say, that you have kept a unit on hold on your name and later you are cancelling which is a loss for builder and hence your money will not be refundable.
      I have heard such real stories from my close friends so what Rao sir is saying is absolutely right.
      Also, the word why to use Allotment in the token form.
      lets first understand it should be a simple invitation kind of form where we only mention our requirement that is 2 BHk and may be a checkbox of our budget., flat unit no, building no, this all are very specific, if there are such fields then builder will later say that we already given this unit on this floor for this building and hence we won't refund.
      for everyone, please be aware.

    My husband always read every point of each form they ask to fill, sign & research through govt trusted websites( like Mr. Rao mentioned about RERA Website ).We almost paid a builder & he stopped n made me upset. But deep down my husband was absolutely right about each action he took. Thank You too Sir 🙏

    Krishna sir, every builder have such language in their documents, I tried to argue same as you multiple times while doing enquiry, however in the end I have to listen "This is all we have, dont buy if you have problem signing this." and they get lots of other customers who sign blindly. Current RERA is not sufficient to handle this.

    Well detailed call. Nice points you caught. The issue is the marketing company is not aware of policies and the don't know the legal parameters. They are just here to promote, sell and get the payment and fill in their target's

    I don't know why out of every products sold in Indian market, property is the most opaque product. Buyer is completely blind totally in the mercy of the seller. People who have any brain won't buy any property sold by any builders.

      Great patience@godrej sales team for this Baal ki khaal long conversation. Incorrect to malign a company on social media for hypothetical issues. Better would be to have taken up a specific issue of non refund if any.
      Sales guy should have mentioned that application form when signed supercedes declaration form which would have put most queries to rest.

    I want to buy a flat in Pune but having a tough time finding one. Can anyone help me with it? I don't want to buy in fancy societies where we have pools, clubhouses and all because I really think it's just a waste of our money. A good flat in a nice society is fine.

    Talking there technicalities or legal aspects it can never be discussed over phone . And it's a legal discussion so we should always talk with a lawyer of a company ok.

    I think, the application form should be accompanied with the declaration form. But, the builder is playing smart and is bending rules to trap customers.

    I think not all developers are cheat.. Makes no sense making such videos viral as there is no such instance in the entire discussion that portrays that Godrej is doing a scam, it is just a basic declaration form that says that the there are certain T&C for generating Expression of interest, and customer has rights to back out in any case of cancellation, which needs to be followed.. making such discussion viral makes no sense..
