      His activism about builders issue is good work and appreciable on this matter.
      His communal venom spreading about hinduism is selectively blinded fake overgeneralization and riddled with toxic lies. And in that sense he may have been termed by others as urban naxal to call him out on his communal mindset on this matter.

    Every single word is true. I experienced the same at Runwal Forest sales office. They almost sold me a 2 BHK flat of their Runwal Forest project at a price of 1.80 crores.

    All your videos are gem, Krishna jee! While your advices are specific to real estate world, they are great guides for all general aspects of our lives. The Palava video in which you had uploaded a phone recording with a potential customer was truly enlightening for me. Believe me I was planning to book a flat for investment in such cities.     I was asked to come with Family/ I asked, why do you need family? Payment would come from my account. I told builder none of your business who do I come with. I asked builder to show structural design and the plan submitted to get permission. None of the staff was aware about that, so finally the director had to come. I said unless you show me government approvals VP( vikas Prastav Kramank)don't ask for booking and all. If you can not show me you are fraud.

    Very good information sir, Carry on.
    I purchased a shop in under-construction MHADA (Samtanagar Union, now synonyms"Experen City" on western highway, Kandivali East Mumbai, way back 20 years from a earstwhile Developer Truely Creative Developers Pvt Ltd, having all authorisation and permission of MHADA and MCGM, by making down payment in 2002, with registered sale agreement. In 2007, Truely Creative was terminated and new Developers S D Corporation, under development agreement, agreed to provide premises to purchasures of Truely Creative within 120, got regularised buildings constructed by Truely Creative, but didn't complete, so as to use situations in his favour later on.
    S D Corp, wanted to Demolish incomplete buildings constructed by Truely Creative, so required permission from MCGM, but MCGM, denied because S D Corporation had not registered POA.
    S D Corporation, fied a suit against MCGM, but couldn't get relief, so filed a writ petition in HC, suit is pending since 2014 without any order to Demolish, because of our intervention.
    Failing every where, S D Corporation Corporation, as back door tactics, uses corrupt MHADA authorities, ( though MHADA knowing about our legal purchase, MHADA survey of Feb ary 2016 also recorded our legal possession, & it is on MHADA records of a meeting on February 2016 that S D Corporation is liable to provide permanent accomodation in new redevelopment for purchaseres of Truely Creative, same MHADA, reversed it's own order and excluded all purchaseres of Truely Creative, by using a words cleverly, meaning and interpretation of words can be used in favour of S D Corporation, applied 95 A, evicted us, sealed our shops without providing rent or alternative accomodation.
    So many Court cases are pending without any order in City civil court, High court and Supreme court.
    We would like to make purchaseres in Experin City, aware, suppose all wrong doings,comes out in open as inquiry is on by GOI in Samtanagar redevelopment project Kandivali East, S D Corporation may be in dock and purchaseres will be in limbo!?

    We booked flat in Godrej Vihaa, Badlapur in Feb.2016 and were promised possession of flat in June 2019 we paid 95% by Jan.2019, it is now Feb 2021, no sign of possession yet. Godrej is sitting idle on Godrej Vihaa, Badlapur flats but at d same they are advertising new projects all over the city.

    you r correct. me non metro city se hu aur do pidhi se mere relative property me nivesh karte hai but from last five years underconstruction property and builders ne jo township culture with legalities laye hain hum bhi 50 me se 49 builders ko na keh dete hai due to their legal terms. unki legalty se acha hai is sector me nivesh chod de. aap ki city ke builders ko dekh kar hamari city ke builders bhi aisi ghatiya technique ajma rahe hai.

    I agree to some points but not all, slightly misleading.
    As per this video no one should ever buy a house, and if you say buy second hand homes then, boss kisi ko toh pehle lena padega na……
    1. If i want to buy something of course I would visit where it is sold. Why Would anyone go to sales office for timepass.
    2. Nothing Wrong in making payment if my Requirements are fulfilled.
    3. If you are buying a house, making such huge investments then your family and You can’t be at difference of opinion, you have to make your priorities and requirements clear.
    4. Any wise person should always sign a contract only after reading and understanding what is written. Signing a inquiry form or a quotation would not be held legal anywhere.
    I personally have visited 27+projects in Pune before I can decide, I got some of experience mentioned but unless my all requirements were addressed I didn’t rushed to make booking. Even before registration ask for agreement draft, read it carefully, if you don’t understand show it to some legal expert and then go ahead, everything will be fine.

    Sir we have given token of 3 lkhs to builder..in 2017. But couldn't pay the remaining due to financial crisis. They called us to pay the amount.. But we couldn't pay the amt...now the property is alloted to some other party.. Shall the get the amt back.. Plz help

    we want book flat in samrat apna ghar nashik its 27L carp area is 500sq and build up area 700 its more than 1300 home plan..what should do...buy or not....

    We have been also fooled by shapoorji Pallonji construction private limited, we 10000 buyers bought flat in Kolkata named sukhobrishti. We have paid almost 90% to 95% money. But now Shapoorji is sitting idle and being supported by West Bengal Housing insurance regulator

      Same thing Godrej is also doing.. we
      booked flat in Feb.2016 and were promised possession of flat in June 2019 we paid 95% by Jan.2019, it is now Feb 2021, no sign of possession yet. Godrej is sitting idle on Godrej Vihaa, Badlapur flats but at d same they are advertising new projects all over the city.

    Ya ., I totally agree .with they do brainwashed from first meeting. I hv booked my flat giving 3 initial booking amount n trusted them on repeatedly saying of refund policy .but unfortunately my bank loan didn't sanctioned n tried by a few banks then immediately after I applied for refund but they said me tht they ready to give time of extension s n they actually forced me to do it n I said let's try one more time so meanwhile I lost my job because covid n I emailed n called them thousand times didn't positive feedback even after I sent them all documents related my job profile. N now I frustrated to tell them my story all time to different people in sales office because I can not go personally there I live in New Zealand so almost helpless n I have sent them a legal notice then also I have not even acknowledge to it..so sir tell me what should I do ., it's already been 2 yrs above. Thanks in advance

    True sir. Same scenario is in insurance also. Just one doubt. If we do fake signature, can't they sue us later?
