    In Pune, they have suddenly jacked up prices by huge amount . They are apprehending people will bargain hard. So resale flat prices are being increased by 30% since what they were in January '20.

      Pune market there are great deals in resale market. People are selling at same price they paid 10 years ago and even less. My one colleague wanted to sell his 2 jodi 1bhk flats for 85 lacs in Fathima nagar 2 years ago. Prime location. Last month he finally managed to sell both 1bhk flats for total 55 lacs.

    One of the brokers once advice me that always put forward your offer and don't be ashamed. They note it down and when they see that no one is showing interest then they will call you. Give offer to 50people and forget you will get your deal.

    Awesome. Today’s market is so soft that 30-40% discount in secondary market and 50% discount in primary market is not unreasonable. At least in Mumbai.

      Builder lobby is such that only buy flats when there is blood on the streets i.e. when prices are extreme.ly low

    Hello Krishnaraj Sir, I have been watching your video since you were hearing court dates. This is the first time I am writing for your advise. I am in negotiation with the builder for ready unit. However he shared initial OC and said full OC is under process. Firstly I don't know how the OC looks like and secondly how can I assure the OC which he shared with me is genuine?

    Another thing people are failing to consider is construction quality. These flats will not last for even 20 years. After loan is serviced the building is ready is collapse. So after paying our life's earning to the builder-politician mafia, we dont even have a house to live in or pass to our children. Institutional legal slavery of middle class in India and no-one is raising their voices. KUDOS to @Krishnaraj Rao for educating the misguided aam aadmi in India

      From all these videos, it looks like stock market is safer compared to real estate investment. How many maximum real estate properties a middle class man can buy for investment? Maximum 1-3. It is like putting all eggs in 1 basket. Plus scams in real estate comes in thousands of form. Whereas a person can buy many stocks of different companies. Any middle class person can certainly buy 10-30 companies. It is better diversification compared to real estate. Plus issues in stock market come in 4 forms mainly- data manipulation, price manipulation, debt issues and corporate governance issues. Finding debt issues and price manipulation is very easy. Only data manipulation and corporate governance issues are harder to find. Also, real estate market is highly uncertain. When bull run comes, price becomes many times in 10 years. But when bear phase comes, price becomes stagnant for many years. Also, our economy is not performing well so not much growth visible in real estate.

      Better build your own house after buying land. I am living in 35+ years old bungalow built by my grandfather(5 lakh rupees in 1970s) in Ahmedabad after buying land. At the time of construction, area was not very well, but now some remaining empty plots in my society are selling for more than 70lakh-1cr. There are around 100 houses in my society, but most are NRIs so only 50 houses are functioning. We have a 10,000 sq. feet common plot(ground) in which only 20-25 children play. Feels like I am living Indian dream in a metro city after seeing condition of people in comment section. My father renovated the house so all is well for next 15-20 years.

    Today I went to Marethon Nexa, Dombivali Cost sheet they gave me was of 59 Lac with the Bargaining of 45min they almost come down to 48 lacs literally 20% less than what they said.

    Good video.. infact I have seen many builder saying that 2 bhk is sold out and now we are left with 1st floor flat and 3 Bhk. That seems another marketing tectics.

      Yeah... that's typical sales trick. The flats which has demand are anyway going to be sold today or tomorrow... only problem for them is with 3bhk flats and flats in G and 1st floor which needs some push.

      ​@@hemak.mulchandani9557 Yes, unfortunately you have to play this tricky game with them and you should refuse to see a 3bhk and insist on showing 2bhk, and be make them very clear about how much you hate 3bhk flats and maybe keep on inquiring when they will open 2bhk flats for sale. Small builders who are honest wont play such tricks.

      Hema bahut tactics hai builders aur agent ke ,if you want to buy any property from builders they will ask you aap mujhe itna white do baaki rest black mai do , I have learned a lot from these stupid builders and agents but still I'm looking for a 2 bhk in my budget sabse ganda jo lagta hai mujhe woh yeh ki kahi bhi property dekhne jao they will ask you for budget, aap ka kitna budget hai , and I'm talking about Navi Mumbai.

    Real estate do not have expiries hence they will keep their flats empty or idle but will not sell you at lower price. The only time when seller sells the flat at lower price is when they need cash on urgent basis due to some financial crisis in their personal life. I had asked many buyers to sell their flat at 15% discount, they declined the offer. Now its been 1 year and their flat is still unsold but they still did not accepted my offer or called back to renegotiate nor they lowered the price .

      Only buy real estate when there is blood on the streets(people want urgent money). For example when during 2008 financial crisis and 2020 corona.

      @@anonymousanonymous6424 I agree with 2008 but in 2020 I was not able to get them at lower rate. They are still holding. There are many properties unsold and still available even after 2 years they are still sticking to their ask price.

      Yes you are correct, people who have good money mostly they put their money into real-estate so they don't have much financially urgency to sell it at lower rate, they can hold their prices for some year. yes if the situation will stretched for some years and they feel its not gonna improve in near future than they start selling at lower rate. this my understanding.

    I totally agree with you Sir... When possession nearing flats or OC received by builders they increase the price unreasonably then now in current scenario why not we can ask for heavy discount when there is slowdown in economy and huge liquidity problem is going on....     Invest in affordable housing in saphale near Virar. Ground plus four floors takes 18 months around for construction. 1BHK comes for 18L around. Good amenities. Good appreciation potential as compared to developed places like mulund, Andheri, chembur etc.

      @@anujwadhwa moratorium helps the stressed assets from getting diluted. Once the bank forces to foreclose, owner will have to reduce the asking price to match the market offer and move on.

    Recently govt has changed norms for work for home ( www.timesnownews.com/business-economy/industry/article/it-industry-calls-pm-modis-move-a-game-changer-after-govt-relaxes-work-from-home-rules/678090 ) > This norm will directly hit real estate market in area's where IT crowd live such as IT parks of Pune , Mumbai and Banglore .Hopefully within next few months rates will be 20 to 30% down because no one is living in these area. Everyone gone to there home town . People who has invested are not getting rent and are unable to pay EMI's. Will definately sell even by taking huge loses .

      I had gone there to check 3BHK, they quoted me 3.1 cr all inclusive which was absurd as I had done research and seen that they had sold 3 BHK at 1.15 cr agreement value

    I noticed that in Pune and Navi Mumbai, resale flats are quoting 20-30% higher than Jan '20 rates. The entire country is in lockdown for a year and ppl have hiked the rates of their flats 😁
    We need to bargain to 50-60% I think. First get the ridiculous covid hike out of the conversation, then talk of actual discount. Otherwise they can keep their flat on sale indefinitely. Nobody is mad to pay the rates ppl are quoting.

      98 lakhs was the sale price considering the actual original size of the flat (around 730 sq ft), multiplied by the minimum purchase price i.e. 15,000/- per square foot. 1.5 cr. was the sale price after multiplying entitlement (size of rehab flat after redevelopment) i.e. 950+sq ft multiplied by the actual sale price being offered by him i.e. 16,000/- per square foot. Is it clear now?

      Unique green builder has built a building for economically backward class sharing the same boundary with unique green. Residents there are having this dispute with the builder.

    How much % negotiation is possible on the agreement value of a newly constructed flat or under construction flat? The builders are always having options of lot of buyers so do we buyers have enough scope for negotiation?

    Genrally, margins for a builder would not be less than 45 to 50% ..... as the other parties underwrite the flats, Margins squeeze. But still builder cannot sell cheaper than the flat sold by the underwriter .... Negotiate, wait and negotiate .....

      @@lewisavinash1 Very good idea. I am living in 35+ years old bungalow built by my grandfather(5 lakh rupees in 1970s) in Ahmedabad after buying land. At the time of construction, area was not very well, but now some remaining empty plots in my society are selling for more than 70lakh-1cr. There are around 100 houses in my society, but most are NRIs so only 50 houses are functioning. We have a 10,000 sq. feet common plot(ground) in which only 20-25 children play. Feels like I am living Indian dream in a metro city after seeing condition of people in comment section. My father renovated the house so all is well for next 15-20 years.

    The guy sounds more smarter that Mr Krishna. Not sure why on earth he needs help. Can Mr Krishna predict when will be the good time for buying...i hardly doubt that coz Indian real estate market is very volatile compare to other countries. If you listen to him then you can never invest...belive me this is a good time to invest because clearly its a buyers market. Negotiate hard, choose wisely and invest in projects which are atleast 60% completed. Yes possession will be delayed but you will still have appreciation. RISK TO SPIDERMAN KO BHI LENA PADTA HAI !!

      Are you a sales guy spreading false information. Builder goons and land mafias have worked as a nexus with support from political parties to extort hard earned money.
      Never buy any property that's not finished in current market conditions or expect to lose your money or start paying emi for a property you don't have access to use.
      Try to get atleast 20 to 30% discount from pre-covid rates or you will be underwater once moratorium finishes and bank sale property gets accumulated in the market.
      Spend money that you can afford wisely, and don't fall for these builder mafia. If you book, don't expect to get refund on cancellation.

      Why cannot i be a normal individual just sharing my thoughts. Stop suggesting people not to invest because of your own idiotic and foolish mistakes. I am sure you cannot even guarantee your own predictions.
      You do check the onions before buying right? Or just choose blindly? So if you are giving a token of 1 lakh then isn't it your responsibility to check the fine print and how can you be so weak that someone can lure you to invest that much amount right on the spot when you visit their office. Dont blame others for your own weaknesses. Its so sad when educated folks like you gets fooled just because you were too lazy to read the fine print or you didn't do your proper research. Everywhere you go you will find people who are ready to fool you...it all depends on how smart you are .
      Also on a short note...i have personally invested during covid and already gained 12 percent appreciation since then.

      @@metromax316 Stock market is better for long term. How many maximum real estate properties a middle class man can buy for investment? Maximum 1-3. It is like putting all eggs in 1 basket. Plus scams in real estate comes in thousands of form. Whereas a person can buy many stocks of different companies. Any middle class person can certainly buy 10-30 companies. It is better diversification compared to real estate. Plus issues in stock market come in 4 forms mainly- data manipulation, price manipulation, debt issues and corporate governance issues. Finding debt issues and price manipulation is very easy. Only data manipulation and corporate governance issues are harder to find. Also, real estate market is highly uncertain. When bull run comes, price becomes many times in 10 years. But when bear phase comes, price becomes stagnant for many years. Also, our economy is not performing well so not much growth visible in real estate.

    It’s best u buy now and get the best discount u can say 10 percent and the rest u save on stamp duty .. there is no such things as 40 to 50 percent discount .. all crap info ... we live in mumbai and are born and brought up in mumbai .. we know what real estate is In mumbai .. don’t confuse yourself and take a call with reputed good developer if u get ready possession even better or even in a year .from now it’s still very good to opt for .. take your own call don’t confuse yourself with all this negative advices .. and miss on once in a lifetime bargains ... where ever u see a good bargain .
