    One word of caution to those who are still young like Kevin here.... Kevin is definitely doing it right! I ran a similar path to Kevin in my 20's and am now 41. The one word of caution is don't over-leverage. Be sure you can cover multiple mortgages in an economic downturn because I guarantee you will come across a time where unemployment is high and renters are hard to come by.... and if you cannot maintain carrying multiple properties on your own without renters for 6 months up to a year... you will find yourself in hard times and will need to get creative.

      What does over leveraging mean? Say you paid the 20% dp, and have maybe 60% occupancy in your portfolio during a recession. You're meaning to say that there should be enough profit left over from the other properties and your day job to cover the rest of the mortgages?
      This is on a 30 year mortgage. How about if you get interest only loans where you don't pay down the principal?
      I'm guessing what I'm asking is if I'll be forced to foreclose on those homes I can't pay off monthly mortgages of? In that case, shouldn't I just stick to interest only mortgages if I'll end up having to give up all my equity in the end?

To be honest, the financial advisor's role can only be ignored, not dismissed. Therefore do your research to get a reputable one.

      I'm not hating but his net worth was never even at $5.5M, his real estate portfolio was. Net worth according to the IRS is net liquid assets. Real estate is not a liquid asset. Not only that, but he doesn't own all the houses outright the bank does. He has equity sure but he also has a lot of mortgage debt along with it

He didnt count the portion still on loan..which is the correct way to do it. (I.e. if u owe 200k on a 300k house..100k counts towards your net worth)

    Realistically, if prices drop 1% then you lose $55,000, 2% you lose $110,000, 3% you lose $165,000, etc. In 2009 prices went down 40-50% or more in some places. If you own $5.5M in real estate and owe $3M, if it all dropped in half the houses with be worth $2.7M and you would still owe $3M, thus being in bankruptcy territory possibly since rents drop also. Just saying.

      I mean you should keep in mind what he has already made, so at this point the worst case scenario would be to break even.
      On most of the houses he bought for $400k or less he still wouldn't lose anything because he'd still be in the positive... even if prices dropped 3%.
      But the knowledge in and of itself is priceless, no? He can still work and make money.

      Unfortunately, Historically during recessions rental prices don't actually drop too much in the median group, and lower tier rentals actually go up in value as more people are trying to move somewhere cheaper.

      @@iBeo01 You think prices only drop 3%? Go look at Vegas and LA how much prices dropped after 2009. In 2013 I bought a house for $40k and it was worth $250k, now worth about $280k. I bought another for $21k and it's now worth $200k. Prices sometimes drop 40-90%. I can give you the addresses and you can look it up on Zillow if you don't believe me. I sold those two a couple of years ago just to cash out. Don't think a million dollar place can't go to $200-300k because it just happened only a few short years ago. I've been investing since 1995 so I've seen the ups and downs. Young people have never seen the downs.

If you can get a 15% down payment on the house and have at least a decent credit score, there should be no problem. Save up for 4 years during college, and then put a $60,000 down payment effortlessly. Live with your parents for a few years, who gives af.

    YOU SHOULD MAKE A VIDEO ABOUT HOW YOU DEAL WITH YOUR TENANTS/ WHAT YOU CONSIDER ABOUT RENTING THE PLACE TO PEOPLE etc. Dealing with people is extremely hard. The tenants are protected by law. What kind of agreements do you get them sign in order to guarantee yourself?

      @Competition Sports 2019 I would still keep 20% equity in my first deal after the HELOC, I won't do it right away, only when I have 35% equity in it after renovate kitchen, washrooms, and changing carpet to laminate in most of the house. House prices are going up 8-12% every year in my city, so adding that to the renovation I should build equity pretty quickly in a couple of years to buy my next one

      This is the one topic that nobody talks about in Real Estate. Everyone just hypes you up and shows you massive profits. I know that buying it right makes it a deal, but renovations can make it a non deal. Currently under contract on a 6 plex. Water in the basement, 20k+ repair

    Same here exactly. During my twenties, also in Los Angeles, I was very happy renting a 2 br apt with a swimming pool. Then I got married and my wife pushed me to buy our first 48k overpriced house. To prove her wrong I bought a 4-plex for less in a nicer location for 40k.
    4 yrs later i quit my engineering job and have been buying and selling rental real estate forever.

    Pretty awesome bro! I see negative and lazy people commenting non-sense, saying crap like “oh you really didnt start with zero money”, or “how did you go to europe if you were broke”, simply reflecting their self-doubt, something-for-nothing mentality and self-limitations. But I command you on making it happen and showing that it isn’t that complicated and it is possible if you take the initiative and take the plunge and start. Of course it’s not easy, but it’s doable and possible. I also like the part about “the secret”. We truly attract what we think about most. Congrats sir! Definitely inspired me.

      It's daunting because they aren't paid off yet. He probs has $1-2m equity. The most important thing is making sure you aren't paying for tenants to live in there and that the tenants are paying your mortgage. Positive cash flow is just a bonus.

    I don’t understand how net worth increases when you are also increasing debt, I am not following the math

      Say a property is worth 100k, you put in 20k and finance 80k with debt. Now you put in repairs worth 20k more. But now the property is worth 150k instead of 120k( 20+80+20). So now if you sell the property for 150k, you will first repay the 80k debt, and you will be left with 70k, while you only invested 40k, moral, debt did not grow while equity grew exponentially.

    It’s amazing, my husband and I were waiting on a bid and that did not go through however we were determined to buy our first rental and a day after we were told the deal could not go through we saw a listing go up in one of the best neighborhoods in our area. We made an offer and seller accepted. It was worth it and after a flip we are good!

      Because 3.5% is the amount you need for a house you're going to live in for a certain amount of time, and for most working class average people making barely a living wage, that's faster than trying to save up idk 50-100k? Granted, Kevin and Lauren didn't waste that year they lived in the house, they basically bought a fixer upper and fixed it up, therefore it appraised for more and they got to use the equity for the purchase/down payment of the 2nd house.

We're both 28, raised in FL, moved to Socal for one reason or other (Navy for me), first car was a black Toyota Prius, I aspire to own a Tesla and I swear I drive on Telephone rd every other day. Currently renting in Port Hueneme. I've been dabbling in stonks, which is how I found you in the first place thanks to this group chat, but have always considered real estate AFTER I make it big on Wall st, well now I'm convinced I should reverse those operations.
