Dear Kevin, I bought my little started house in 2019 and refinanced for 3.65% I want to buy a new primary residence and rent the current place out after taking a heloc out to fix some things. My banker basically told me that I can’t because I don’t have enough to pay for both mortgages simultaneously and do not have a “seasoned tenant “ what should I do so I can acquire my second property?
Great advice for capturing maximum appreciation, but not so much for cashflow which is what investors need to build wealth. Also investors to hh need to keep in mind they will not get the depreciation of the hh properties, which is one of the largest re investment benefits.
Ok Kevin I was skeptical at first/but this shows you have the experience in the field to create a “ system” and the “ controls” to insure efficiency. And your idea seems to deal with the problem we all have -namely capital ! In my case after I use up my nest egg /investment capital then we are faced with having to put our names personally on the financing instruments and when and if things go wrong it can dog one for ever. Still like any start up where we bring another layer of “ profit takers” in the slice of the pie gets smaller. So as they used say in the old days :volume son volume😉. But a well honed system obviously helps- how and when to return funds and profit to your share holder investors is going to be super impor😮ant .
Ken McElroy went into explaining some similar concepts they use to buy and reno and develop some of his rental units ( mostly apartments)property’s over his 30 year career and head off the tax issue. Idea is solid.

Hi Kevin thanks for the video. So for someone starting out how wants to be in the tiny portion of people who cash flow, what knowledge/skills are the best utility to save a little on renovations? I would imagine learning to paint well and install carpets/ flooring, but what are some skills that don't require licensing that are good to have?
@Meet Kevin - Is there any high level scheduling estimates for the event in Vegas ? Trying to plan travel so knowing if there are full day of events on Friday and Sunday would be helpful

If you try to force them out then they arrest you and force you to keep paying the mortgage and utilities until the case can go to court in two years while you have to go rent another place for twice your mortgage. Welcome to America.
Just move into the laundry room or garage and offer free rent for the squatters. You will end up on local, then national, and finally international news as the landlord living in the laundry room while selflessly giving free rent to squatters that are living in the master bedroom. No lawyer will want to end up on national news as the sicko that attacks a generous saint. Also be sure to tell how you fill up the fridge with healthy food for zero cost to the squatters because you care about their health. The squatters will become international pariahs and move out on their own.

what is very concerning right now is that insurance companies in CA are leaving and not renewing policies. How does this democrat policy caused (forest mismanagement; insurance commissioner gets contributions from insurance companies, etc) debacle affect real estate investing?
