@Scooters Videos same goes if you want to sell your house, you can raise the value a LOT by doing simple stuff (fixing the little things) loose wall plugs, paint walls, dirty windows, remove trash, mow lawn... you know the SIMPLE stuff that is so easy to do (low hanging fruit) and it totallt changes the perspective of a house from a total dump to a very nice place the buyer can see themselves in
I think the most important take away I heard was renovations don't necessarily mean more rents. Do a good job, don't overbuild and, above all else, buy somewhere people want to live! A great deal in the sticks isn't a great deal if it sits vacant.
Spot on Kevin, had to subscribe as I keep watching these - lol. I have about 130 tenants at this point and I know a lot of what you talk about and it’s nice to hear the confirmations. You are in a much more expensive market than I am in Northern WI but it’s all relative.
My aunt did a reno and she was a newb purchaser. She wanted the perfectly fine tile removed, the fireplace extended, 20k custom cabinets, 5$/sqft flooring, custom countertops, ended up costing 120k. Good for me and my buddy who she paid to do it.
In Texas most HOA's will not let you paint the fence... some may not let you repair the roof... if you do it on the down low and the roof matches you may get away with it if a nearby home owner doesn't get too nosy. If you repair the fence with a new picket here and there can't paint due to HOA... it looks terrible and in some cases the HOA may levy fines anyway. In terms of windows -- single pane, dual pane in texas won't make much difference on your AC bill... especially if your AC is an old energy hog. In Katy, Texas (west Houston suburb we run our AC's upwards of 2300 hours a year at 75 degree set point, lower than than and you could be looking at 3000 hours. -- Renters are known to leave places they aren't comfortable.) Comfort is not only about temperature, it's also what you pay for that comfort. Inefficient AC doesn't spell anything good for a landlord. Long term rentals without turnover is the most profitable thing when it comes to rental real estate.
This info is so helpful. Crazy how he can just look at something and know the price quality and longevity of the objects. Amazing! This is why I bought the investing course cant wait to get started!
Great video. I think you make a great point: this is for rental properties where the goals are efficiency, safety and satisfaction for the tenant, and profit. Obviously if you’ve bought a house and plan to live there for the rest of your life, the cost/benefit analysis for remodeling projects can be very different.
On the Tesla scratch: There's this Meguiar's scratch remover kit that my memory swears Scotty Kilmer swore by in one of his videos. Looking online, It's under $20.
I love your suggestions for saving money. I think the only area we differ is if you are looking at a flip or vacation rental versus a long-term rental. Sometimes visual appeal has to outweigh saving some bucks. Also totally agree on the ceiling fixtures. I do most of my vacation rental furnishings from consignment or thrift stores, amazing what you can buy for pennies on the dollar, but I do spend money on light fixtures because they add value and luxury and are not prone to be damaged by guests

IKEA cabinets are fine.>>> IKEA appliances too. Wait. The microwave and refrigerator are overpriced....Let's see what we can get as scratch n dent with a new warranty. Wait again. I can save money finishing the can lights with a trim ring and LED in one instead of a separate trim ring and light bulb. And seriously, I'm the only one that can tell that this was done on a budget.
Just a heads up kevin, usually livestreaming kills recommedation since the algorithm only funnels so much into a channel, so if you ever notice a drop after live-streaming it's most likely because your using most of your recommendation sauce is going to live streams
Really? Is that because you sit at the front of the home screen for so long when you're live and then what you're saying is they basically kill ya after that?
@@MeetKevin Could be, not sure how the algorithm takes it into account, but I do know that every time I see someone consistently stream their videos get less and less recommended, seen it happen twice, but it's anecdotal evidence at best.

Couldn't agree with you more Kevin. Just like I said in the beginning of his project: "Matt's not mentally capable of doing this type of project". And that's not me saying he's stupid. That's just me understanding what he's used to in budgets and him mentally and physically not being able to put lower cost (I said 'cost' not 'quality' here people) stuff into his rental. Honestly, if Matt set out to remodel 10 homes into rentals, he would more likely than not go bankrupt somewhere into the 4th door because his rental income would never make the payments. Then he would have to sell all of them at a loss. That being said, in his most recent "Real Remodel" video relative to this comment, he did take my advice and mention that he was no longer doing that series as if it were on a "middle income" budget. I think (at least I hope) he realizes at this point that his 70's remodel is not what a person would do if they where remodeling it to be a rental. Also, because he came out and admitted this, I think his 70's remodel series is now a valid series for what to do to an older home if you want it to turn out "high end" and live in it yourself.
You kid at the end was super cute, 'tell mommy I want to eat it now' hahaha. Also any decent car detailer should be able to remove 90% of that scratch for $100.

Which is why Americans have been ripped off for 40 years with the roofs, when they start using asphalt based dimensional roofing. if you put tile on, or a metal roof, or slate, it will last over 100 years. Because so few do it anymore it's become so expensive in america, but it used to be a lot cheaper. BUT even atilyl Metal roofing is considerably cheaper than tile and slate however, it lasts almost as long if maintained. And insurance companies love it. it's fireproof, which is a plus in an area like California that gets wildfires. If you have inverse land in the metal roof it doesn't burn, now does it?

I learn so much from these videos, thanks for making them! How did you convert the french doors? Please make a DIY or tell us in detail how you did it.
All of these are band aids on wounds that require stitches. 1. If the roof is failing then yes redo the whole roof, otherwise it will fail and your tenants will more than likely never check the attic to see the damage, then at $15k repair will end up costing $30k. 2. the fence- not fixing the termite problem and the fence will all look like the boards you replace in a year or 2. Either tear it completely out or fix the termite problem and replace the bad boards.

In my opinion countertops is what gives away the age of a property
The real reason most contractors won't touch bathrooms and shit in that state of neglect is a liability. If they didn't take care of it for 15+ years there is most likely water intrusion and massive mold problems in the wall cavity. I see it all the time where some "real estate investor" puts lipstick on a pig and saddles a new homeowner with a $15-20K repair when the family starts getting sick all of the time due to the mold issues that were covered up.

I’ve been watching you for about a year. This is the first time I’ve explored your earlier videos. Wow! As I contractor/landlord I can say these tips are pure gold.
This guy's logics :
- if I do it, then thats the way pros do it
- if I don't then that's how noobs do it
@Scooters Videos same goes if you want to sell your house, you can raise the value a LOT by doing simple stuff (fixing the little things) loose wall plugs, paint walls, dirty windows, remove trash, mow lawn... you know the SIMPLE stuff that is so easy to do (low hanging fruit) and it totallt changes the perspective of a house from a total dump to a very nice place the buyer can see themselves in
Its sound logic when ur a pro ;)
Got roasted
André Ribeiro he is a pro
Some people actually do have good info that's helpful, that's why they do what they do.
I think the most important take away I heard was renovations don't necessarily mean more rents. Do a good job, don't overbuild and, above all else, buy somewhere people want to live! A great deal in the sticks isn't a great deal if it sits vacant.
Just bought my first wedge deal, remodeling right now! Thanks for all of the useful content
Old videos make me value new Kevin
Leave the fireplace. It’s pretty good looking, and it matches the theme.
Spot on Kevin, had to subscribe as I keep watching these - lol. I have about 130 tenants at this point and I know a lot of what you talk about and it’s nice to hear the confirmations. You are in a much more expensive market than I am in Northern WI but it’s all relative.
omg the ending was so cute haha. loved the info Kevin!
"Just talk to her... a whole bunch"
Smart kid lol
My aunt did a reno and she was a newb purchaser. She wanted the perfectly fine tile removed, the fireplace extended, 20k custom cabinets, 5$/sqft flooring, custom countertops, ended up costing 120k. Good for me and my buddy who she paid to do it.
Best part of the video “Tell mom I’m gonna eat this right now, ok dad” 😂😂😂😂 took me out
In Texas most HOA's will not let you paint the fence... some may not let you repair the roof... if you do it on the down low and the roof matches you may get away with it if a nearby home owner doesn't get too nosy.
@@traviswilliams1296 lol I'm not affiliated with the robin hood investing app. But that awesome dude.
How much for a Happy meal at McDonald. a guess 4 or 5 bucks.. You do it enough it all comes to you. Probably the same in your field of expertise !
Kevin: Has white car seats
Soda he bought from McDonalds: *Peace was never an option*
"Just tell mom ok?" So freaking cute!
Thank you!!
Rev up your engines😂
Their wax is crazy awesome, I’ll definitely try this
Or you can just smear peanut butter in it, $$$
I love it when you say....if it's not a health and safety issue and it brings no more rent.....then don't do it.
I like how that kid has an agent to work out his candy deals.
How is this information free lol buying your investing course is one of the best decision I made Kevin!! Best Christmas present to myself 👍
It's not free dude! If you're not paying for a product, you are the product. It's called "Ad Revenue".
I'm in the middle of remodeling my current house, doing the work myself. Get out of my head. I have scaled back my kitchen plans from custom built cabinets to off the shelf, got rid of the farmhouse apron sink and over the range pot filler. Switched from patterned tiles and exotic hardwood to plank vinyl. Arrgh. Ignorance is bliss... Expensive bliss...but still bliss. Im gonna go watch some hgtv.
Same here. My hardwood kitchen cabinets in the apartment I'm building over the garage became..."hey, it's an apartment over a garage...probably going to AirBnB it. IKEA cabinets are fine.>>>
IKEA appliances too.
@@MeetKevin hey Kevin, the reason for it is that people tend to click on and off livesrreams rather quickly, either it hasn't started yet or they feel that they've walked in on the middle of things and will come back to watch the archive.
Two of my favorite people i am fan girling really hard.
There is a concern about the mice/rat urine saturated into the studs. The will attract new rodents after the remodel.
You kid at the end was super cute, 'tell mommy I want to eat it now' hahaha. Also any decent car detailer should be able to remove 90% of that scratch for $100.
Cody Campell “Talk to her... a lot” :D
A slumlord is the one who just paints over the mold but doesn't get rid of it. Not someone who knows that while certain things may be slightly annoying they're not going to really affect someones every day life.
I just realized you had under 200k subs, you deserve way more, I’ve always thought you had atleast a million. If you haven’t subbed let’s help Kevin get there!
noooo let's keep these pro tips to ourselves
Kevin forgets to ask people to "smash that like button". Honestly I like it! I'm sure he has a decent income from yt anyway and most of his income comes from his courses. Maybe his priorities aren't in growing this channel:) otherwise I'm sure he'd have succeeded
I thinks he's getting a huge head about himself!
NO
I bought a house in NC in 2009 for $106,000. 3bd/2bath around 1200 sq feet. I spend $5,200 on rehab in 2019 and sold it for $145,000. So Kevin is right on here.
I painted the cabinets, reglazed the bathroom tile (it was pink) and painted the bathroom, installed a used double oven (to replace a built in oven/microwave from the 1970s) and light fixtures in the kitchen and bath (under $200) and upgrade the lighting in the dining room , and did some basic landscaping.
Love the end🤗...."Just talk to her dad...just do it"!😄😄😂💛
NOOB: Hey Kevin, do you know how seat belts work?
Kevin: of course 13:42
Naw your son is to cool, love the video's very refreshing content, I'm so glad i watched this video before flipping my first property, I think I would have wasted alot of money. Big thanks all the way down here in New Zealand.
17:11 Pedestal sinks are great in rentals because the cabinet ones rot from all the water that renters do not care about getting on the floor. I installed drains in the bathroom floors in one of my duplexes to stop the constant water damage from the tenants.
I am hammered on a Friday evening, years away from being able to afford to own a property, watching a video about remodeling a property, and loving every second of it
Doing my first flip Kevin. South Alabama. Purchased for 53k. Did all of the work myself (I’m a custom shower and tile installer) built all of the countertops and cabinets, all new floors, total under $15 materials. On the market for 105k
When humbleness and finance meet!
Loved the whole video, then the grand finale!! "Talk to her a whole bunch" 😂
The problem with old roofs is the insurance with roof exclusion nobody wants to give you coverage for if it doesn't meet their criteria.
You have a wealth of information, Kevin! Much appreciated. I have been a business owner since 2005, and I am venturing into my new business next year... :)
Killing it Kevin! Love the videos! Great to see other millennials having success in real estate and posting it on TH-cam also. 👍🏻👍🏻
13:40 this is a great point. My mom has lost so much money remodeling. about 5 years ago she was getting ready to sell her house, she re did the kitchen then bought a huge Fridge that didn't open all the way had to redo that door opening. then retiled the foyer and a bunch of other stuff and she says I lost about 15k because of stuff you couldn't see. yeah no same thing with her 2 trailers in Phoenix. but really she likes doing stuff. now mind you she does the work all her self or she'll get friends or me to do stuff.
Your Son looks SO MUCH like his Mommy!
He's her Minnie-Me! 😁
You may be the only "sincere" PRO I have seen so far.
Always learning from you. Keep that same energy man. Love the vids.
Remodel takes skill because you want to save as much money as possible, but still make it safe, functional, and cosmetically appealing.
No one:
Kevin: BOOB LIGHTS.
All flippers do... But a pro calls them Flush mount lights ... But again we are guys and we all love boobs!

Matt Risinger builds million dollar homes that will last a life time. You buy POS homes, throw some paint on it, and flip it. Completely different beast. I would buy a Matt Risinger home any day.

Another good video Kevin.
Just the video I need! Built a 6 figure IG income as a 19 year old and now want to get into my first property deal before Im 20. Your videos help a lot!
Congrats! I'm trying to build my instagram accounts to one day be like you... weird for me to say that because I'm 25 XD lol Good job though!
Best video in a while thanks Kevin! You’re humility and humble attitude gives me a very different but great perspective in this ra ra industry!!

Love the noob/pro spin.
Okay, your son was absolutely awesome! So cute
I would love to see Kevin go head to head with another investor. A Track home or two homes in the same neighborhood that are similar. Kevin does his minimalist remodel vs the high end upgrades. And we can see if there is a difference in rent rates.
"Talk to hear a real bunch, you hear me dad!" Bwahahaha
Love these style videos. Through your advice, were turning our primary house into a rental AND using your Pro lipstick but quality updates.
The fireplace looks great to me.
Thank you! Really doubting myself maybe more than I should!
Perhaps white washing the stone may have worked as well?
Good video-BEST part being the very end :) little boy part was adorable!
How did you do the bathroom tiles? It looks AMAZING! 🙌🙌

Pro: Aware of all major repairs well in advance and can properly plan, source, and execute the repair at the appropriate and non-inconvenient time. Money saved!
Anybody else feel like this guy would be hell to rent from
No, actually, he reminds me of a couple of my landlords from when I was younger. Way back in my twenties. Some of the coolest people to deal with. this is a straight shooting guy, he knows how to get stuff done and repaired, and maintain. He looks like the kind person who probably provides a nice decent and solid place to live without getting extraordinarily and stupidly fancy. I think this kid is probably a great landlord.
Your kid is adorable and a sales man already.
Smart investors know where to spend that cheese...

"A Newb, Noob, and a Pro Walk into a Remodel Series"
These noob vs pro videos are fantastic Kevin. Big fan homie.
Best channel on TH-cam!
The only money I feel comfortable spending on a rental kitchen is countertops, I could literally paint the walls, the Cabinetry, put new handles on, do a peel and stick backsplash and a new faucet .. the kitchen will look ten thousand times better. In my opinion countertops is what gives away the age of a property
Your kid is so fucking adorable .. looks too intelligent for his own good haha I was dieing when he said.. okay do that haha
Also that was hella cute at the end all that for a push pop for your boy haha!!
Omg I love your little one, just tell her, talk to her a whole bunch!
