So you have to think about costs for taxes, insurance, maintenance and vacancy when you're researching investments. All that said, real estate investing is a good tool for wealth accumulation. But it isn't foolproof.
And very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

The high quality tenant comment is important. I just rented a SFR in AZ out to a group of tenants who recently graduated college. Due to not having a lot of credit, their FICO's where not great. But their combined qualifying income was literally 12x the monthly rent. They moved in Saturday!
Call the wrong person a "low quality tenant" and you'll need a high-quality LAWYER. Then again, lawyers often profit from giving bad advice that results in buinsess for them. Anyone who rents from someone with an internet presence is a fool or doesn't care about their privacy.
BTW if you waive a requirement for ONE tenant then your policies boil down to "do I LIKE you?" Also why would anyone with that kind of money rent rather than own?
A few takeaways: 1) ALWAYS find out what is motivating the seller. What terms are they looking for? What’s most important to them? You can often bid a lower price than others and still get the deal by offering better terms. Give the seller more certainty. If you have high net worth, list it. They want to know the deal will go through. 2) Look for red flags with the foundation, the sewer line, and the roof. Avoid illegal additions when you can. Electrical and supply plumbing are also good to look at. After home inspection, hire a plumber to remove a toilet and stick a camera down the sewer line to check its health. 3) Never buy a property in a bad neighborhood. Test: Would you do a CraigsList deal in this neighborhood at 9 PM at night? If so, it’s a good neighborhood. 4) Don’t hire a contractor to do all your renovation. Hire the individual floorers, roofers, plumbers, electricians to do the individual jobs.
Also hire the side insulators. The company charge way too much for profit but h hire the little guy coming up and you’ll save a ton. I have my own little side business

As a newbie, I’d suggest you get a good real estate agent to assist you in everything you do as that’s been one of my major key moves over the years.

Being a property manager in the ghetto, I’ve had move ins at 10pm coming from out of state. Kind of the nice thing about that is I caught people illegally dumping a ton of furniture during the late hours. I felt like I was about to get shot, but I was pissed off enough to cuss them out until they left. Good times!
I purchased a flip with my husband as our first home. I wish we knew what to look for during the inspection. 1 year in, we discovered a leak in the shower pan which damaged the sharing walls and flooring. Laminate flooring was installed with no moisture barrier, allowing the water to travel over the existing tile flooring under the laminate throughout half the home. $10k mold remediation, $2640 water mitigation, $10k to replace all flooring, $3k to install new drywall, and paint. And we haven't even addressed the bathroom put back, which will cost another $15k. All in all, we do not regret purchasing this home because it got us out of California to Florida :D We knew the market was hot and we needed to move fast. I just wish we better prepared for the inspection to ask for a mold assessment so we can negotiate the price. Great advice on here for everyone!

Great video! I think it’s also important to mention that if you decide to sell your home after 2 years the profit is 100% tax free (up to $250k if single or $500k if married). You can buy another wedge deal and do the same thing a couple years later, as well
Didn't find out the depreciation trick until my write offs caused me so much pain trying to qualify for a loan and I switched CPAs 😐😐😐 lol definitely pays to have professionals on your team. You can never know everything yourself.
N.A. Fat You’re best bet is finding an EA ( enrolled agent of the IRS ) they are accountants and like tax attorneys . They can represent you in any state, across states, in case you have rentals all over, and can take the IRS to court , and in most cases win! You can google EA’s in your area. There are about 3,000 in the USA and they limit the number to that. Smart people , it’s rare that they pass their test the first time .

Yep, listen to him, he's right on! Theres a few things I would do differently though, like using retail agents to buy houses. I recommend calling up some wholesalers and using only agents that have rentals of their own. I never pay market price, you can't make any money like that.

I am not a real estate professional but I have been investing in rental properties for over 20 years. The best advice I can give to someone just starting out is to make sure you can pay the mortgage and not relying on the rental income if you are taking out a loan. Just imagine a scenario where you are having a hard time finding a good tenant. With each passing month your mortgage is getting more and more delinquent and you are getting more and more desperate to find a tenant. You get to a point where you will rent the property to anyone you can find. That is a recipe for disaster. A bad tenant is a landlord's worst nightmare. And odds are it will end badly. Moral of the story is to hope for the best but plan for the worst.

Not that big a deal it just means you’re not writing off as much income in your paying a lot more taxes for those years. Basically they have to pay more taxes for those one or two years

I'm a CPA. Depreciating assets instead of expensing at one time will cause you to pay more taxes anyway. But it does help a little bit.

Having a CPA that specifically stays current in RE investing are worth their weight in gold. Makes a huge difference.

You’re best bet is finding an EA ( enrolled agent of the IRS ) they are accountants and like tax attorneys . They can represent you in any state, across states, in case you have rentals all over, and can take the IRS to court , and in most cases win! You can google EA’s in your area. There are about 3,000 in the USA and they limit the number to that. Smart people , it’s rare that they pass their test the first time .
Don’t ever Co-sign for anybody just saying! You will end up getting screwed.

Yep, listen to him, he's right on! Theres a few things I would do differently though, like using retail agents to buy houses. I recommend calling up some wholesalers and using only agents that have rentals of their own. I never pay market price, you can't make any money like that.

I am not a real estate professional but I have been investing in rental properties for over 20 years. The best advice I can give to someone just starting out is to make sure you can pay the mortgage and not relying on the rental income if you are taking out a loan.
Just imagine a scenario where you are having a hard time finding a good tenant. With each passing month your mortgage is getting more and more delinquent and you are getting more and more desperate to find a tenant. You get to a point where you will rent the property to anyone you can find. That is a recipe for disaster. A bad tenant is a landlord's worst nightmare. And odds are it will end badly.
Moral of the story is to hope for the best but plan for the worst.

My credit scores 634 and I just got fully approved (not preapproval) for my 5th rental property, conditions lifted yesterday in fact. So I can confirm what he’s saying about credit scores.

Not that big a deal it just means you’re not writing off as much income in your paying a lot more taxes for those years. Basically they have to pay more taxes for those one or two years

When considering buying a property, when do you contact if you do at all, whoever does the inspection(s)? What should I look for when going to check a property?
Me and my wife are fortunate that her parents are well off and have 2 houses on the property. They said we can live there as long as we want and my wife is inheriting the property . I want to invest in a house and rent it out right away . Is that a smart move . I have a 740 credit score last time I checked and my wife is about 800 . I have about 20k in cash saved up and another 20k in assets .
Why would you hesitate??
If someone is coming to you telling you that they have a 850 credit score and don’t know what to do... they don’t have a 850 credit score
