      Chandler David Smith I don’t know if the laws are similar in the US, but here in Ireland if you purchase a property and increase the rent based on the COMP; You would going liable of penalization by a Tenancy Board

    Usually love your videos, but this one was really off-putting from the start. Getting good deals on houses is great, but raising rent and pricing out current tenants is a skeezy way to build your wealth.

      No no. I totally misunderstood too. But basically what hes doing is that he's bringing up the rent to fair market value which means that the rents were never raised in years! For example, something that I was renting at $500 initially in 2015 should be $650 or $750 5 years later. The landlord never raised the rent so what this guy is doing is coming in and putting rents at their normal market value. Get it? 😊

    I'll give props to this guy he's a hustler selling door to door and saving his money but he lives in a very unique area with a housing scarcity and invests in that area. Its not passive investment. He is the local manager. This is local arbitrage. It is a bit if a paradigm shift from find an area with good price rent ratios. To find a small town with not much housing but new expensive apartment buildings popping up and buy the lower priced apartments and jack the rent up and ride the appreciation wave.

    The higher the rents the more tenants you have coming in and out and then you end up spending more in repair costs because of the quality of the tenants that your going to have to settle with if you want cash flow.

    Sounds like an area with little to no competition. In my area people are paying cash and are so aggressive that even if you try and pay more with a 30 yr fixed, they will outbid your higher bid with an escalation clause. Then it turns into an escalation clause war, in which case cash always wins with you are only a handful of thousand within each other. I figured out why I was continuously losing, so I partnered with a family member and buy multifamily properties with cash. Fix up, cash out refi, and rinse and repeat. It's the only way to get your offer accepted

    Great video. Just bought my first investment property in December. A fourplex for $95,000. Renovating it and taking rents from $1,800 a month to $2,400 by the end of the year. Can’t wait to buy another and do the same. You are so right about getting that first rent payment. It opens your eyes to what the future could hold.

      @Kieran Timms it’s going well. I was able to renovate 2 units. The other 2 are still occupied by the tenants I inherited with the purchase. Overall rents are at $2,250 a month and I only owe $64,000 on the building with all credit cards used for the renovations paid off.

    I have a friend that has made millions in door-to-door sales. Started out as a sales guy in high school, then found a product he could sell independently, then put together a crew, fast forward and he runs crews all over the country at any given time.     Is he incorporated? Is he paying capital gains tax? Its cool to see the 0s add up but why standard mortgages at 30 years vs using someone elses money for a shorter period of time at a lower interest rate so he could do bigger deals? In the learning process and would love to hear a second interview with more tax and financial legalities. Thanks for a good video.

      Unojoservir check out my TH-cam for more information. 30 year loans are the best for cash flow because you get the lowest interest-rate’s there. You can’t borrow money for less than 3 to 4% and even if you could it would be by a small margin that wouldn’t be worth doing anything different. 30 year loans also drag it out to where you can cash flow much stronger

      Yup, your going to have to do less with write offs. It's a double edge sword. If your looking to buy soon your going to have to write off less in order to qualify for a home. Make it the next 2 years with write off less or negotiate with a bigger down payment.
      You might still get it with higher APRs go with a smaller lender

Would it be a regular single family home, something like renting out a house to multiple students at a nearby university, or even other options?

    My friend from high school did this. He failed his first semester at Univ of Hawaii with a Volleyball scholarship and had to move back to Buffalo area. He is very ADD and not the brightest guy. Years later I find out he has tons of tenants and making some good money. Better than me slaving for some company and barely paying the bills.
