    I think the retirement crisis will get even worse. A lot of people can’t save because of low paying jobs, inflation, and insane rental rates. And now that home ownership is out of reach for middle class Americans, they won’t have a house to retire with either.

      Stocks are pretty unstable at the moment, but if you do the right math, you should be just fine. Bloomberg and other finance media have been recording cases of folks gaining over 250k just in a matter of weeks/couple months, so I think there are a lot of wealth transfer in this downtime if you know where to look.

      I completely agree; I am 60 years old, recently retired, and have approximately $1,250,000 in external retirement funds. I am debt free and have very little money in retirement funds compared to the total value of my portfolio over the past three years. To be honest, the Fin-advisor can only be neglected, not rejected. Just do your due diligence to identify a fiduciary one.

    I retired at 39 from the Military then sold a business that was my side hustle at 41. After taxes I make about 70k a year just on that income, not a lot but at 54, I'm barely grey haired when my dad was bald at my age. Since 'retiring' I've started 3 businesses, 1 failed, the other two I still own and that adds another 60k a year and I 'work' about 20 hours a week. The point is; plan in your twenties and stick to it. have good advisors and just because you're 'Rich' don't buy what you think the 'Rich' buy. My oldest car is 13, my watch is 30 years old and I don't own the latest phone. I pay cash for just about everything and carry little to no unsecured debt. If your friends judge you by your 'stuff' get new friends or none at all. Peace brothers and Sisters.

    This is how I started almost a year ago, sold my house and bought a 4 plex. Only gave 3 1/2 down. The rents cover the mortgage and water bill. Ive been fixing them up as the tenants move out and increased the rents from 700 to 900 . I live in one of the units

    2 years in and the process of purchasing rental #10! It can be done but you have to be ready to sacrifice up front. Husband and I sold our 2500 sqft home down sized to a 950 sqft home, and thats with 3 kids. Took the money we made from the sale of the home and used that for down payments on 4 rentals. All this to say, if you really put in the work and get creative you too can make this a reality. And no we're not living the dream yet, we still juggle day jobs and all the activities 3 kids bring. 🏡🔨💵

      @@GrahamStephan Thank you! Southwest Ohio, we found a sweet spot with section 8. Thanks to all the slum lords, we have a very low vacancy rate. Its hard to find rental homes that are well maintained and updated in our area, so even the smallest updates go a long way.

      @@dontreadmychanneldescripti7104 i would disagree. in the long run, think of all the intangible lessons they will pick up from their parents, who are on perma hustle mode. you don't want to raise kids who can't be out of their comfort zone. expose them to hard work early. this does that. expose them to finances and investments early, this does that. expose them to building real skills by negotiating with contractors, learning trades, screening tenants, etc., this does that. and at the end, what they will likely get is very tangible - little business units making money. this is what precisely parents should be doing with their kids.

      LOVE THIS. we have an 8 month old. 2 months after she was born, we broke ground on a 1bd/1ba ADU, and we're literally just finishing tomorrow, and the renter should be moving in on Monday. Our house has been a construction zone for the last 6 months while the unit was being built above the garage. of course it has been stressful, uncomfortable, lack of privacy, and other stuff. But - we created a completely separate stream of income. Now we'll finish small fixes on our main house, refi, rent it out, then buy a multi unit and get right to the next one, while these two cash flow. love to hear stories like yours, where work now pays off for the future.

With now 16 rentals I'll be quiting the day job in 3 months with husband to follow next year. Its not always easy but definitely worth the hard work.

    Interesting video; I wish I had more time for experimentation, but I'll be 50 by next year, and I'm looking for ideas and suggestions on what investments to acquire to set myself up for retirement, especially with the looming inflation; my goal is to have at least $3 million by the age of 65.

    I think a housing crash will happen because all those people who bought homes over asking price, although it was at a low interest rate, they are over their heads. They have no equity if the housing prices continue to go down, and if for whatever reason they cannot afford the house anymore and it goes into foreclosure because even if they try to sell, they will not make any money. I think this will happen to a lot of people especially with the massive layoff predicted for the future and the cost of living rising at a high speed.

      I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

      @Lucas Williams Do you mind sharing info on the adviser who assisted you? been saving for pension since age 18 - company scheme. along the way I hit higher tax, so I added to my company pension with a SIPP (tax benefits) I'm 50 now and would love to grow my finance more aggressively, there are a few cars I still wish to drive, a few mega holidays, etc.

    This sounds great on the surface, and is very factual in part. The problem occurs when you get to the 3rd or 4th property with increased debt, and the bank simply won't give another loan due to your now very high debt to income ratio.

      Your income will go up with your debt linearly, and you should have enough income in the first place to cover your back. That combined with a good credit score should allow you to take the loans. A 200 usd difference between income and expenses on housing alone per property is not big, your "normal" income should be able to cover that

      @@somedude2492 I'm sure bank approvals work out fine for some investors, but in many cases including my own, people have personal real estate debt (no rental income) as well as a fair amount of revolving debt -- both can drastically affect your DTI. Also for me -- one of my properties is a short term rental property (vacation home -- seasonal rental only). You combine this with tax returns that take full advantage of the allowed write-offs, and it can bring your bottom line really low causing banks to turn you down. At this stage until I can pay one of them down or entirely off...I'm stuck without being able to add more to my investment portfolio. And I think many other investors would have similar situations...not everyone has lucrative day jobs to keep DTI's low.

      When you have a renter, if the numbers work out, it zeros out your "debt" and in most cases it's a plus on your income on your debt to income balance sheet.

    Currently, I have a cash flow of 1000$ a month from my duplex(500 per side) from a 5% downpayment of 9300$ which I saved up working through school, which covers all my current expenses from a phone bill, Vehicle insurance/payments and even spending money to keep me busy, All of this alongside my job which is use to save for more real estate in the future. With a Biweekly accelerated mortgage, my 25-year mortgage was cut in half allowing me in 10 years to cash out refinance 80% of the appraised value of the home and put it into more down payments to expand my real estate portfolio. All of this at 18 years old

    This is one of the more complete tutorials I have see on basic rental income real estate investing. Kudos on that and the accuracy of the basic process. That being said it does lack a dose of reality. If you want a multi-unit property for $300,000 you can find one in 1978 (but the principles are still good - just need to adjust for realistic prices) Also need to add in vacancy rate since this assumes 100% occupancy with consistent paid-up renters for many years which is never the case. Also add in legal fees for the inevitable evictions from time to time and repairs between tenants ranging from cosmetic repairs to full rehabs and trash-outs. Don't forget the occasional major repairs like roof or HVAC replacement that can run into many thousands of dollars, wiping out much more than the $300/month repair allowance. Not to say this system does not work (I made most of my money in real estate investing), just go in with a strong sense of reality and have cash reserves to cover Murphy's law. I found land flips much less work and much higher returns. AND, never go cheap on insurance or legal counsel.

      @@max.1q84 That depends greatly on your risk tolerance, available funds and location. Much of what I do does not work well in non-appreciating low growth areas like the Midwest but work well in California, Florida, Texas and other high growth areas with consistent appreciation. We are seeing a high potential for single family homes as urban pandemic quarantine survivors rethink the small footprint lifestyle - what works to mitigate climate change is the opposite of what works to slow the spread of a pandemic. If you are in a suburban area within 50 miles of an urban center, single family homes may be a good bet. 1/3 of LA renters in a survey last month said they are looking to the inland or other states where they can buy a house. That is 1/3 of 60% of 4 million people, almost 800,000, (just the city - 10 million if LA County) looking to move from city to suburb. And many can work remotely now.

      ​@@SteveMatley I can see that shift where after quarantine, some people might want to rethink the small footprint style, but overall, the shift towards urban centers won't stop totally. It's predicted that by 2050, about 65% of Earth's population will be urban, I don't see this trend stopping anytime soon.
      That's so interesting about Los Angeles!
      I'm looking in the greater NYC area such as Central Jersey and Hudson County, NJ (Ex: Jersey City and Newark). I see some good prospects there for multi-family units under $200k (which is a steal in my opinion for the area). Once rehabbed, they can appreciate for over $400k minimum (I'm using 400k as my worst case scenario). I think the BRRRR method can work here.

    I find it extremely unlikely that you are going to reply but here it goes,
    a 2 unit apartment costs about 100 grand USD(90 lakh Indian rupees) in India(no option of buying a whole property due to population issue or only rich can afford)
    and the rent for that apartment is about $250-300 dollars- a maximum of $400 if you are lucky.
    Now there are 2 problems in India
    1) in India mortgage interest is about 10%
    2) with that amount of rent, ill never be able to cover up for the property.
    What is one supposed to do in such a situation. You've are been my favourite TH-camr related to finance so far. I hope you can read this and help me with this.

Its hard for indians to get a citizenship of any country especially if you dnt have any money.       @@morresat2621 i calculated and the return on investment was about 2 percent per year. Thats lower than inflation in my country(5%). It would take me 50 years to get the money ive invested. Counting the 10% rent hike every year lets consider that i would make my money back in 35 years. Ive not even counted inflation at this point. I agree planning for retirement is must but at this rate im just holding my money where i couldve just invest the money in dividend stocks, future and options or equities. Then i would've made far more money in the span of 35 years.

    I'm 23 with a credit score over 700 and currently building up the downpayment money. Also live in a area where houses are all over for 25-50k and rent 550-750 no problem. I've been going towards this goal for years slowly. my only regret is not finding your videos sooner over the last few months watching your videos you've really inspired a change in my life for the better and jumpstarted me on this road.

      act fast man. supply and demand is gonna hit that area soon. It usually takes 5-6 years for an area to get flooded with investors and property rates to rise to the point mortgages about equal rents.
      The good news is, if you get in early, you'll profit off the rents AND can then sell the houses for a massive profit.
      The bad news, at sub $50k, you might have a hard time getting bank financing and may have to go with hard money lenders. It's not impossible, but you're gonna have to go digging around at credit unions and checking online-only mortgage lenders

    These are some great strategies to implement however you’re missing some basic fundamentals financial principles that must be learned prior to this. #1 Have and keep good credit #2 The saving/abundance money mindset and discipline to save for a down payment and #3 Frugalness is your friend.

      What people fail to understand is banks are in the retail and what they sale is money. The bank needs to give that money out to make money. I have a savings that I made $4.64 on it. One of my rentals $900 per month after all expenses very big difference.

    Another angle on this strategy is if you are a veteran you can go zero down on that multi family of up to four units; live in it, renovate it, then utilizing your bonus entitlement this time do it again. Before you know it you have eight units and you're as deep as the cost of renovations.

    This channel is very helpful. I live in New Zealand and bought my first home at the age of 26 in a fast growing small city. I always watch your videos and then try to relate them the the New Zealand laws and percentages. I worked for 8 years to save the deposit and now have a foot in the door. I believe that any millenial can buy a house if they prioritise saving money over spending. Thanks Graham

    Even before watching this vid I added up all my expenses, met with my financial advisor and set up automatic deposits to my savings account monthly! Hearing this from Graham hypes me up even more! But the properties here in Toronto are so damn expensive, im looking at a 60k down payment (10%) which will take me about 3-4 years depending on how my investment portfolio performs!

    Im 43 and $30k in debt, but I decided from this video I'm gonna follow it to the T, once i pay off my debt, im gonna buy a multi-family unit here in NY/NJ to live in and rent out the other units. Pipe dream for someone who only makes $45-50k a year in NYC but I cant continue just renting and throwing away money.

      John F. Hebert You’re on the right track. Pay off the debt and use your bank account to do it weekly. I made automatic small payments every week and it worked. Smallest debt first. I’m doing multi units now and have 21 units and I love it. You should always be on your guard for overspending no matter how much money you make. Keep a budget

    Knowing your expenses every month is such a key step and goes hand in hand with tracking your income, especially if that varies. I can't tell you how much this has helped me with become more financially independent if you will. I highly recommend everyone track these no matter where they are on their financial journey.

      @@robert_iacob That's true, but there's no comparison to it. TH-cam is a full time job at this point, real estate is 99.9% passive - so it makes sense i'd get way more from something i spend 6-8 hours daily on. I think if you break it down per hour of time i actually work right now between the two, real estate would still win.

    This strategy only sounds awesome when you're living in America. Good luck finding a house for $300,000 let alone a triplex in Australia. A house in Melbourne or Sydney will cost a minimum 650-750k!

    I love your videos!
    I am currently 17 and I already watched at least 20-30 of your videos so I could learn as much as I can about real estate and credit cards and taxes. I plan to get my real estate liscense when I turn 18 and I am currently saving as much money as I can to invest. My plan is to build my credit when I'm 18 with 3 different credit cards to increase my limit until I turn 19 hoping I will be capable of recieving a loan to get my first duplex/appartment to rent. Many tell me I should not put my self in debt in such a young age because if the tenant does not pay I will just cause myself bigger issues in the future and ruin my credit. I really want to hear about your opinion regarding a 19 year old getting a loan for an appartment and the ways to avoid all possible risks. Love your videos!

      Risks are apart of life, when I was 19 I used my va loan to buy a house, everyone told me I shouldn't do it, but I read rich dad poor dad and I'm so glad I did, I run a successful wholesale operation and on my 2nd going on 3rd rental, sfh, I'm looking for multifamily next.

      Gram said it once. Instead of making avocado toast on Saturday, you visit these houses which are available for sell/rent in your hood to earn some experience to spot good deal. Also smashing like button will help!

      Search multi family housing on those realtor apps. I found several in my hometown. 6 units for 240k. They just need renovations.

    I have been in real estate for four years now I was not taking it seriously I work full-time as a civil engineer making over six figures . I have been doing it for 25 years but I love real estate I love investing I love living I love to hold probably my credit with her due to a divorce but it’s fixed and good now so I’m just starting to look at properties, to rent you are such an inspiration I love the information and it’s so valuable I do flips as well as wanted to do the Rental’s now only because of my age and needing the extra income .
    I’m trying to do what you did in 10 years but do it in 5 so I can leave my full time job and only focus on my businesses .

    It is cashflowing UNTIL a tenant decides to move. Then the unit is not cash flowing for two months. Include the utilities and cleaning/paint you pay for until it is occupied again.

      Ihad a hard time with that too (canada here. Southern ontario) so i decided to just buy a small move in readyhouse for a fair price. My plan is to live in it for a few years while saving another down payment then i will buy another house and move into there then rent out the first house

I’m going into a prestigious Nursing career to fund this and after tax can claim about 100,000 a year in Utah so that’s like a lot here hah.     800K Property - 3 Units
    10% Down - 80,000
    Finance 720k 4% 30 Years - 3437 per month
    Renovation
    - 30k
    Per Month
    Mortgage - 3400
    Property tax - 800
    Insurance - 300
    Misc - 500
    Total - 5000
    Rent: One unit for 2k, one unit for 1k
    Costs: 2k
    Out of pocket: 110k
    +5k (first month renovations expense without rent)
    Mortgage Equity is around 1k per month.

      That’s a horrible deal. It should cash flow 8-12 percent what you put in at least.
