    I’m in a B location. I don expect 1M. But 50k annually would be nice. I’m building a pool house and hope to avoid quality problems while offering an incredible experience.

    I've been "caught" twice with the musty/damp air quality (Once in Florida and once in Michigan). Both times I started one night and jetted the rest of the time. I'm quite leary now despite having several other good experiences. 🤷🥺

    Excellent video! I’m so over staying at Airbnb’s in Los Angeles. Usually overpriced and dirty. They do use photos and the mental tricks of luring you in. 🙄

    747 captains make at least three times that. The end of their shift they go home, there’s nothing hanging over their head that they have to worry about maintaining

    The four outlets with surge protector on one side still can be safe wired correctly. Common practice in homes. Surge in the bathroom connected to outlet in garage or back patio.

      Yeah, good point. You can have GFCI outlets and put them on one circuit. The issue here, that I didn’t show in the video, was the panel was in the closet and I saw the breakers and the bathroom was on its own circuit.

    if i don’t know the city i just go to hotel, im not taking a chance with a dump or sub standard stay. i want clean comfortable and worth the price

    One section of your pointer finger is an inch, your forearm is the same size as your foot, when you stretch your arm out finger tip to finger tip is how tall you are. More caveman measuring tools I use all the time cuz I can’t find my tape measure. 😎👍🏼

    Hey Kai. You covered an Airbnb rental, I believe it was in Florida. It was a woman who had something like four to six rentals and a petting zoo on it. One that was doing well. Do you have a link for that video? I can't seem to find it. Or has it been taken down?

    I just love it when people rag and other people stuff when they don’t even know what the hell they’re talking about that means you. Code says you have to have an outlet within 3 feet of a sink so where the hell else are you going to put it? That’s where code officials wants it.

      Glad you love the content, Brad. I'll make more. True about the 3'. But there are code minimums and there's "electrician code." Even though code does not designate a minimum, I doubt you'll find an electrician supervisor that will put an outlet at sink rim level behind the faucet with a non-GFCI protected outlet. For one it looks horrible and two you're basically flinging water directly into the outlet each time you wash your hands or face. The fact you think that outlet is OK is sus....is this your property? lol

    50k is much more realistic. I tell customers all the time. I am the best quality for the dollar and even I couldn't pull it off perfectly for less than 44k

    did your numbers include building out the utility infrastructure? Thats always a pain in the a$$ lol

      Those numbers did not include permits or bringing in utilities. Since the main house was about 25-30' away, it would had been on a few thousand. Nothing crazy.

    Can non permitted illegal structures be listed on Airbnb? Is there no vetting process in place to prevent them? Also any troubles a landlord can get in for listing on on Airbnb?

      Unfortunately, yes. Only a few cities require a permit number to be inputted into Airbnb itself. But there's noway efficient way for Airbnb to actually check if your space is permitted. Yes, landlords without consent from homeowner, or county, can face a lot of problems.

      I have a pair near Disney world that are zoned STR and require a hotel license. It is illegal in that area to operate without one for example.

    Enjoyed this! I have the same exact stance on crappy listings like this watering down the overall listing stock and perception of Airbnb as an alternative to hotels for many travelers. But 4.96 @ 564 reviews is no joke. So they did something right for hundreds of (maybe ignorant?) guests. However, these owners appear to have more recently become complacent. And they certainly had no idea what they were doing with the build in the first place. I'm shocked nobody has called code enforcement on them. . . They have "earned" their money illegally and it's not right. Nothing lasts forever though. Permitted/licensed listings are the only secure long term cash flow assets. God forbid someone gets electrocuted with the lack of GFCI in that "bathroom." That's a lawsuit waiting to happen. I hope you got a refund for bailing from that moldy torcher chamber!

    6:49 you said illegally and out of code. What is the code for tiny homes and storage containers? Airbnb highlights Yurts and unique living spaces. The property should definitely not be Airbnb Plus, but c'mon Kai... i think you're being a bit harsh with the illegal and out of code comment

      Hey there, Joseph! When you build on a property that is considered a dwelling structure (people sleep in it) and it has plumbing and electricity running in the walls it MUST pass code. For one, it's for safety and two it's for you to actually build equity. When you don't pull permits on a dwelling structure, especially if it doesn't meet basic safety codes, it is considered an illegal structure. Some areas will actually force you to tear it down, they will not even allow you the ability to fix or correct. No if you live on unrestricted land with no county inspection, it becomes a different story, but inside of Austin, TX - no excuses.

      BTW - there is building code for tiny homes and containers. I have full building, electrical, plumbing and mechanical permits for mine.

      Do you have any videos about zoning and codes? I live in an area that does not require any building permits according to the county but I'm still really curious about it. Another video I would love to watch is about homeowners insurance/str endorsements verses liability coverage from airbnb. I spoke with an insurance company for property insurance for glamping and they said there is no coverage for that sort of thing.
