      Started off small. Own 3 acres of land and have a tiny a-frame cabin. Things have gone great in terms of interest and bookings. I’m still working out some logistical kinks to have the business run as efficiently as possible.

    I'm about half done with my first cabin on 87 acres in KY - no permits required! Local builders call it Freedom County. Next unit will be wheel chair accessible, seems to be a big need in that department!

    The structure may be inexpensive, but land/location makes all the difference. Zoning and permitting is also something that folks need to really watch out for. Lastly, if you’re not investing in a building that meets international residential code, you’re taking a risk as well, since you don’t have an asset that will reliably appreciate, or that could be rented long term if STR laws change in the area. Just food for thought.

    I already own a home on 82 acres in Nova Scotia in a tourism area. I have a separated 8 acres of woodland on the shore of a massive fresh water lake. I plan on putting 5 units along the shore. A cabin, a few glamping tents and a trailer.

      Hey Adam. I think you're missing the point. The amount of revenue the "simple" structure is bringing in is SIGNIFICANTLY more than what the land is worth. Whether it's a $1m or $100k, land in the right area can prove profitable without a giant (expensive) home on it.

      @@KaiAndrew Hey man, I love your content and your concept of land hacking. I’m just saying in that Malibu example, the barrier to entry is insane. The land itself would require 7 figures in cash and if it were a land hack with a house on it, we’re talking like $10M which most of us won’t qualify for.

      Hi, I like your videos but I agree with this point. That Malibu land will be at least 6 figure or 7 figure number (if it is in Malibu California) and we can't call this cheap investment. After Calculate whole cost (include purchasing land) ROI will be totally different story

      Lol yeah, right now maybe. Lumber prices did fall significantly this week. I’m building a 800+ sq.ft deck for about $17k right now

      @@SiXiS4 I don’t think construction continued in Europe the way it did in the US. We actually had an increase in sales of construction materials. That’s why we had such a hard time keeping up with the demand on lumber. Not to mention our transport/freight companies don’t have enough drivers. It’s really insane out here. This market has never been this Volatile.

      Everything counts :) channel might be small, but niche is bigger. If ROI is high, it means that product is overpriced. Price is formed by demand vs supply. Once supply grows (and it will) the price will go down. Potentially reaching non-lucrative levels. This is TBD.

      It’s the wild Wild West right meow with AirBnBs. Once the market becomes saturated in about a decade the prices will inevitably go down with what will be an exponential increase in BnBs.
      I’d say that there’s a minimum of a decade to make enough money on this to make yourself rich for the rest of your life.
      Just do it!!!!

      Staying adaptable along the ride will be the key imo. Being able to adjust and adapt, being creative with land. I started years ago with the arbitrage model, that quickly became oversaturated in the major cities and travel destinations. Great foot in the door but had to adapt quickly to survive.

    post and beam construction, wire tension railings, wooden entry doors, etc, that platform tent setup is costing way more than $25,000 to build! You have no clue! Neither do I for this particular structure, but I've built 2 homes and talked with lots of builders and contractors and know in general. Would estimate $60,000+ cost.

      We talking 2022 prices or 2018/19 prices. Big difference. Also DIY or contractor built. I’ve also built my own homes ;)

      Besides my entire lumber package for a 2500 sq ft home in 2016 was 40k, including glulams and 2x6 construction and two large decks. That platform deck has a lot less lumber in it.

    Awsome content Kai! I Started my Airbnb journey a while ago doing rental arbitrage and managed to buy my first investment property in Orlando area, all theme rooms etc... At the moment I'm struggling to find the perfect land to landhack as each county has way different zoning ordinances which are not clear to me if I can put a Tinyhouse/container/dome over there. Any advice?

      Hey there, Felipe! That's awesome. Congrats on just getting started. Yeah, Florida is tough, especially around Orlando. You're going to ideally look for Agricultural zoning districts outside of the city and make your tiny/container/dome a accessory dwelling unit or SFH.

    I live on a farm in Wisconsin, 12 miles from the capital Madison. If our weather is only good 6 months out of the year ,do you think it's worth setting up glamping here .Our land is breathtaking. Thanks

      Hi there, Mary! Sounds like you may have a good little piece of land there to create a cool space. You can totally do a part-time operation. Obviously the numbers won't look as good, but if you can make an extra $40k a year off your land - why not? Just be sure to run the numbers first before investing into your property.

    I am trying to start my STR business. my parents have land that is perfectly located according to your golden triangle. I contacted my city vs county because the land is unorganized property. this is kinda how it went.
    I am trying to get a tiny house on wheels ( a retired fishhouse that looks like a log cabin) to be accepted by my county. I was just told that even though I was going to have a composting toilet in the unit the ordinance states that " the short term rental unit must be connected to an approved SSTS or served by central sanitary sewer system.
    " I don't know a tiny house on wheels that have septic connected to the mains. Rvs and camper trailers are not allowed to be rented in this area. do either of you know a way around this hurdle?
    I've noticed that Airbnb has insurance to cover guest damages to the property and items in the structure. Is this enough insurance?

      @@matthewmoore202 ya thought of that. Parents don't want another septic tank in. Or inspectors poking around there land or the original septic. In the end the entire project fell through. Thanks for the idea though.

      We don't think so! As long as you offer a really awesome/different and instagrammable experience people will come. If there are many other glamping accommodations in your area, maybe think of something different you can offer that will set you apart! Our next build we think will be a completely glass house made out of old windows in the forest or a shed house that is geared toward families that is a big playhouse with a slide coming out of one of the bedrooms and make it a really cool family getaway. What type of experience did you have in mind?
