    Just a note
    With canvass tents and yurts you typically need no building permits and since they are not considered structures there is no increase in property taxes.

      Not true where we're located and the IBC even has a category for membrane structures. This is a commonly adopted standard, definitely do due diligence in your area. We're permitting our yurts as a single family home, not scared of increasing property taxes at all as the actual value of the property increases proportionally and we definitely see that as a positive. 😀

    Nice video Kai! Fwiw. I think this video should be called cash flow ROI and maybe you should do another video called “Total ROI”. As a short term investors and underwriters, we both know you have to look at all of the factors to see if a deal makes sense and will create multiple options for you to flex as markets / needs change. Looking fw to watching more of your stuff.

    One thing to keep in mind is that domes can be permitted as ADUs, so you can drive up ARV of the property. It won't appraise like a house, but it will be considered a permanent structure.

      Yup, exactly. Gotta definitely check permits and building codes though. My area won't allow it because it does not meet insulation threshold. :(

    I've got a little of each. Kind of like the stock market, I think it's good to diversify. Own a business or two through a couple economy crashes and you learn how fragile any one can be.

    Nailed it. I'm doing Canvas tents in VT for summer and fall. We rock Porta Potty and outdoor solar showers. Now I'm thinking I should do a Dome and put heat in it... extend the season into the colder months. Which dome MFG did you go with? Thanks for being awesome Kai.

    Containers and dome tents are good for certain geographical areas. Colder locations would be much more difficult to make cash-flow

    I would totally remove tiny homes bcoz they are expensive to built, and as you said cant be sold well. I think you should upgrade SFH if done well. Do house hacking!

    I’m lucky to be in Sarasota county Florida , I’m looking at getting started with a “resort cottage” (manufactured home) in an RV resort. I can’t find any info about it though .

      I’d put them in with the A-Frames depending on build quality and style. Loses a few points being off grid since you won’t build a lot of equity compared to if it were permitted.

      Definitely a huge fan of A-frames! There's some cool kit homes or you could always go a custom-designed route through a team of professionals which could be more unique! Since this was from a few months ago, curious if you decided on anything!

    Wrong. Townhouses are awesome for returns 3 of mine are my best performing asset (duplexes are #1). Great thing about townhouses many have no HOA’s and their taxes are tied to like properties so you can really add value with the right renovations and make bank.

      I have yet to find a townhouse that does not have an HOA. What area of Narnia are you buying townhouses? Keep watching the video. I don't think your townhouses will give you a better return than some of the other structures. There are $2000 tents that generate $30k gross revenues/year. No traditional real estate I've ever owned or managed produces that level of return. Traditional real estate is boring and slow. I've unloaded most of my "traditional" portfolio.

      @@KaiAndrew we buy in Upstate NY. No HOA’s on any of them. Taxes are high here in NY so we love that the taxes are tied to the neighbors who aren’t optimizing their properties.

    I wonder how the ROI on these will change over time. It seems like there's a big boom in these unique stays, so do you anticipate there will a sizable ROI drop significantly in a few years just like the ADUs? I wonder if I don't buy land for a year or two, would I "miss the window". Regardless, very helpful video.

      This market hasn't reached it's peak, but it seems like it will within the next two-three years. It's becoming overly saturated and youtube channels like this will continue to grow and saturate the market more.

      This depends on how you run your ROI numbers. If you run your numbers at 80%+ occupancy and very high nightly rates then that's certainly a possibility as your assuming those numbers will stay high. If you run your numbers based on what you think is reasonable in the long term and are conservative, then they might not. Hope this helps give you something to think about and good luck!

    CONDOS - D ( Decent view is okay , but limited edge/ income streams)
    SINGLE FAMILY HOMES - D + ( Boring, old , brings negative ppl / too much money tied not good ROI/ equity can increase )
    TINY HOMES - C ( $50k+ build out / tow it / not assets in eqty/ loses value longterm / cannot be near home in most areas)
    AUXILARY DEWELLING UNIT / Guest house - C+ ( not too bad / over sat / fixed found = eqty builds )
    AIR STREAM LIVING - B (good idea / mobile home $100k+ / ROI 100% yr one / zoning issues )
    TREE HOUSE Property - B ( very cool / creative / high exp start / $200 - $800 night / hard to build / permits etc / 70-80% ROI
