- Here's the story of how I just got access to 267 acres of farm land for $0 out of pocket. The land is gorgeous with a pond, river access, hiking/bike trails, and VIEWS. There were two very big surprises that made this property both awesome and worrisome. In the end, we had very little to lose and took the deal.

I have land but can't afford to put like drink water which cost a lot. how can one get it cheap or build affordable housing on it if you have not much money? Do you have any ideas?
This is nuts! It just goes to show that you have to put yourself in positions to succeed. "luck" is when opportunity meets preparation.

I guess I started off thinking you were purchasing the farm, then realized toward the end that the farmer was looking for an investor to to profit share in a destination camping/AirBnB/wedding venue type deal. That wasn't clear to me at first. You are talking about finding a prime opportunity to build out a hosting site with $0 down to purchase.
I have been deeply yearning for an app like that for years! Thanks for letting me know about it. That will be my new happy place :)

Love the mutually beneficial set up with the farmer. Would be super interested what your split is typically with the land owner. I have thought about potentially having land owners also do the day to day Ip keep if they are on site. Of course this would affect your split but you could calculate if using them or using outside services would be cheaper!
20% split, but we maybe upping it to 40%. Really depends on what work is carried out and paid by whom.
That place looks awesome, and the farmer's willing to help you make it happen, fantastic! You're totally right, if you build your knowledge and expertise, people will want to invest with you. Literally made a channel about a month ago to talk about our project and I can't believe people have already offered to have us take over their projects! Thanks for the suggestion on batchleads, never heard about it but looks like an amazing tool and well worth the cost!

@Shannon I've been going through it. We had two sales fall through and finally got a place. It's beautiful but not idea for renting air bnb but it's ours. We should be up there already but have had some set backs with my truck. Another truck crapped out.

@Shannon our property is above lake Oroville in Berry Creek. The road to our house is almost 3 miles of rutted gravel and dirt. Our property is steep but at the bottom had a beautiful glade of oak trees and madrone. It's it's got beautiful views and it's unincorporated so no one is looking to shut you down. The area was former weed grows but the Bear creek for swept though there 2 years ago and many people are gone. We have a small cabin on our property. It really is lovely. Def off grid. 🌲🌳🎄🏡♥️

@Shannon we are allowed compost toilet here. There is an old septic but an not using it as yet. Wish I could post pictures. My property came with a drive way down to bottom of the property. Very steep and winding as we are on a hill side. But the view is beautiful and the trees in my property and around escaped the fire for the most part. Most of the housing around here is unpermitted which works for me.

The whole video is awesome. We have a barn that we are planning on putting a venue on because we know how profitable a wedding venue can be. The property looks incredible. This might be our favorite video of yours to date. We agree with everything you are saying and are consistently nodding and 'yesing' the video. I’m assuming you would want to guarantee yourself a few years of access otherwise what’s to stop mr farmer from kicking you off in a year and running the Airbnb side of things himself?

How can the farmer verify how much money per month you owe to him based on revenue split? Is that the matter of trust or does he have some way to see how much you did per month?
I’d like to know more about what the deal was with the land owner regarding revenue share. What % was it and any other details regarding what else he may have assisted with or contributed to etc
Hi Vince, can't share the exact percentage, but everything is always negotiable in these situations. Relationship and past results go a long way.
Kai, is there a way for person who has never done this but gets real estate, someone that wants to start this but has money to do this but could get a loan. What is the safest way to start? I want this to be the rest of my life. I love this stuff. I have watched scores of your videos and I love everything you do, but I don't know how to build like you do.
