Really appreciate the clear-eyed, conservative questions and approach from Ladislas. And thank you so much Ksenija for your patient answers and explanations. This is my first video about Montenegro real estate - excellent detail and a very thoughtful approach - excellent as usual from Ladislas/The Wandering Investor.

There's just something very special about Ladislas. Even for those of us who just enjoy his videos without actually getting involved in world wide real estate. The guy is first class....
Great video with charming ksenija. Thank you for the realistic approach of the numbers. I really appreciate. Montenegro is a such a beautiful and pleasant place to live
It's a very interesting material. Everything looks nice, but there is one concern: too low building maintenance is not good for long-term value of the property. It looks like nobody cares what the condition of the building will be, say in 20 years. With that pocket money collected from owners I don't any see any chance for future facade painting of a major roof repair. Then, someone trying to resell it in the future may find his building being old and ugly with plenty newer developments around.
I love Montenegro, but this is WAY too expensive for what it is. It's a good deal for the agency, but which investor would seriously consider it with this expected returns?
Hello, I am a new subscriber. I really enjoyed this video, thank you. I am currently a real estate agent in the states but looking for a possible investment or place to buy overseas. I like your advice on the changes needed for this one. I have an Airbnb but a lot of the aestics is so important to utilize the value. Good furniture, decor, colors etc. as I’m sure you know. I’ll download your info and thanks again!
Ladislas, could you do a video discussing Airbnbs and the costs of maintenance from ordinary wear and tear as a result of the constant coming and going of Airbnb guests?
Tough one. It really depends on the markets and niche you target in each market. I’d probably have to go into stereotypes a lot which I would rather avoid 😅
I just went back and watched the explanation of the numbers again. She charges a 30% management fee? That seems excessive. Did she really mean that her company charges 30% of the monthly rent as the property management fee? Is that normal in Montenegro?
I'm surprised that this would have 95% occupancy rate during high season at a price of €220 p/n while renting for peanuts (comparatively) out of season. Somehow can't see the tourist demographic of mainly eastern Europeans paying that much, because I certainly wouldn't. However: No experience with that geographical area, hence surprised.
You saw the cars in front…some of them were very nice. Typically 4-6 people would be staying in such an apartment. On a per person basis it’s not that much. As for the seasonality, Montenegro, as a % of GDP, is the European economy most dependent on tourism.
I am not from Montenegro but from that area. And believe me, a lot of people rent their app during summer season for super expensive and live from this money other 7 months because no one would rent it out of season. Most of restaurants and even stores/supermarkets close during winter, and during summer everything is different
1st of all. Thank you for this very informative video. I just wonder if AirBnB fees have been included and also if there is an income tax in this locality.
Very good content .. really. Beautifull place and Country but not very cheap anymore. Do you have any insights for RE in Lebanon? I think Lebanon, Sicily and maybe Marocco may be a good opportunity
I am concerned about investing in Montenegro because by 2050, the population is set to decrease by almost 20% because of an aging population and not much immigration. That is bad for property appreciation.
What are your thoughts on future population decline, do you think that will affect property prices? In 2050, the projected population is 450k, and it is 650k now, which is 200k drop, mainly because of an aging population. Possibly, some of this can be made up for if they join the EU, or through increase in tourists, etc
The guest pays through the nose. The owner puts up the capital, carries all the costs and risks to make below inflation returns. Is this an investment or day robbery?
Who would want to buy expensive real estate in a dangerous 3rd world nation with poor infrastructure? Why not get something nicer and cheaper in Germany, UK, France, or some other normal place?

The nature there is amazing...
Yes. It really is. And the mountains are stunning.
Always very honest. Thank you so much

295k for such an ugly old appartement is crazy. But thanks for very well done informative video! Great job! 👏🏻
Too expensive, 150000 k max would be right price
Do some research on the location. It is pretty amazing, especially if you like the sea, boat rides, etc.
That breathing though ! I’m starting to like Montenegro . It looks nice , it may be my second home away from Albania .
Beautiful view on the sea, ...... and the highway !
Lovely place, never been there. I’m starting to be confuse😮 To many nice places. Thank you for the excellent info, work. Very much appreciated.

Thanks for the beer money ☺️
30% property management fee is pretty steep.

lol You can buy an apartment for 5% of that price in Germany.
@@Flat_Earth_Sophiawhere in Germany can you get a place that cheap?
@@pamelamoyana1493 Everywhere. Most houses I look at about 10,000 Euros.

great view --- great conversation
Is this unit available for rent starting in Dec 2023, for 3 months-How much ?

For Airbnb yes.
For long term rentals a lot less.
As an european investor, for airbnb i usually see a 20% ans thats already high. I find 30% obviously too much. Maybe it is excepional in Montenegro 😅
Amazing video thanks

Net for owner.
Income tax: 15% but you can deduct all expenses.

Yes. Not cheap anymore. Sicily is cheap. Morocco as well. Lebanon the issue is the neighbour that does everything to keep it down.
Isn´t a war brewing in Lebanon? You pay what you get for. If you know about a better place in Europe, let me know.
That is great...
is there any possibility that Montenegro will bring back it's cbi program? the place for me is definitely perfect for investment 👍
Nope. They really want EU membership and the EU is dead against.
Sir Montenegro visa available. I am speaking from Bangladesh, can you help me please?
