    with this price, you can buy in greece, even athens. this place is even 20m drive from a small city, thats surprising. i wonder whats the price for budva?

    It's an interesting project. Yet some key information is missing, like construction quality of the building, age of the building. Also your management fees are outrageous. You are basically taking half of the profit for yourself. I do feel this is getting close to a no go.

    Great case study Ladislas, thanks for sharing. I love this cosy and varied location, many I know wouldn't mind spending the winter there as rent is more reasonable. I have a feeling you pay somewhat lower price at Bar area yet have higher rental yield and capital growth potential than more established locations.

    The transfer tax total is E 11,500, is this a stand alone tax or does this include first year property tax.

    Ladislas, it would be more than interesting to see your take on a visit to the booming economies in the countries we don't hear much about, namely Ivory Coast and Ghana! They are hugely appealing.

    I'm a U.S. Expat and have been living in Bar for the past 2.5 years. However, I'll be leaving in January.
    I came shortly after the Russia Ukraine conflict got hot and sense, then I've seen rental prices drop while purchase prices have remained steady or have gone up. A big part of that is the outflow of Russian money. Montenegro was a popular destination for Russians to visit, but not anymore, and each year, the tourist season is bringing in less revenue in real terms.
    On top of all of this, I've been hearing much more in the past 6 months about the negative impact the mafia is having on local business.
    If I were to invest in the region, I would be more interested in Albania.

    30% management plus 15% platform fees... yeah, OK, might as well buy 10 properties and live there yourself full time managing and get rich fast. Doesn't add up to me at all.

    Hahaha, im from Montenegro and 3000 eur per M2 is CRAZY!! you can buy house all over the world for half that price. Montenegro is the place of the crazy people and crazy prices.

      We bought a 16 ha farm in the north for 130 000 euros with several houses. Closer to the coast it will be at least 25 euros per m2

      Yep, but not the same maintenance, tax, and insurance costs...that's what makes life expansive in FL.

      Sure, for that price in Florida in some not very good area, and having to deal with Florida hurricanes, sinkholes, floods, alligators, crocodiles, snakes, etc along with very high insurance costs due to the frequency of at least some of those problems. Florida may be a nice state to visit but a terrible state to live in.

      You cannot compare Florida with any place in Montenegro, I know the 2 places very well. I prefer to have 40 sqm in Florida rather than 200 sqm in Montenegro.

    Those buildings and settlements were built without planning, they degrade the beautiful natural coast. This was done by people who have no culture, and all with corruption and disregard for urban plans. Many bays and areas in Bar and on the Montenegrin coast have been destroyed forever....it's a real nightmare to come to those settlements on vacation, because it's not anything relaxing, but an urban hell and crowds. 1:30In the lower right corner, you can see thought out planning and respect for nature from the socialist era when professionals existed in urban planning and design, the rest of the chaos in the frame is illegal legalized construction with very bad architecture.... Just a race for as many floors and money...

      Everything is beautiful from a distance...The man who swam on that beach when there was not a single house is telling you... The entire settlement was created as a wild illegal construction without permits and urban plans and infrastructure, At one point, they started to legalize it, but in law there is an expression, what is born wrong, time does not correct....
      All this continued in the megalomaniacal construction trend in order to get the general construction chaos of overcrowding in a once beautiful location. 1:31 The lower right corner is from the socialist era when there was professional urban and architectural planning and the rest is a concrete chaos with very questionable aesthetics and standards created after 1990 and until today.

      @@MBA-PRODUCTION Compared to how similar places have been overbuilt in some other countries such as Albania or even in some parts of Greece etc the overbuilt parts in Montenegro look okay and interesting, and the quality and urban planning etc usually look better than in at least some parts of those and some other countries.
      Montenegro is one of the top favorite countries for me, i kind of wish i could get the citizenship there if allowed dual or more citizenships, or permanent residency,
      maybe something to see if it's possible in the future. otherwise Spain, Portugal, Italy, Turkiye, offer much more. cheers.

    Mne is not worth it anymore. Prices are already comparable to Florida, US. I would advise Albania, same view and beauty but for half the price.

      @@matiasmanzato1419 There is just more sand in most of Albania than Montenegro, it doesn't mean the beaches are worse, some people like rocky beaches, these things are relative and subjective. Saranda in southern Albania has rocky but clear water beach, very popular. Nice in France also has really rocky beach, but very popular.
