    You need to calculate 2 month rent per year for repairs and being empty for a few weeks every year. Property management is one month rent per year.

    No restriction on foreign ownership? What is the cost of transaction fees/ or notary fees for example? Is it straight forward? Did you have to pay a commission to the agent? Was the negotiating process difficult? I assume you have the fundings and did not require any loan/mortgage? Thanks for sharing . This lady has a lot of taste for renovation

      No restrictions on foreign ownership. Straightforward but lawyer needed. Minimal government fees. Agent fees yes. No mortgages for foreigners.

Taking into account that most of people in Istanbul don´t even earn your estimated rent value and families here prefer to live out of the centre. Thank you.

      Prices in Antalya have gone up waay too much due to the influx of Russians. Izmir actually offers the best value.

    I'd like to request in your future videos to feature banks and lending companies selling foreclose properties that can also good for renovation so I can rent it to tenant or sell it. if I will invest is this kind of project, can this qualify for the turkey cbi program of $400,000?

    What about insurance? Also what protections does Turkey provide for landlords when it comes to evictions?

      Earthquake insurance is about $50 per year. Evicting tenants takes a while. Hence the preference for foreign tenants.

      Foreigners are only a very small part of the Istanbul real estate market.

    you did not mention the income tax generated by rental properties in Turkey? with 10k USD rental income, you will have to pay 40% income tax, right? So the return after all taxes will significantly lower

      Less. I don’t discuss taxes as it depends on people’s tax residencies. In many cases due to double tax treaties it doesn’t make much of a difference.
