    curious how your guest gets past fiduciary responsibility being a licensed RE agent?

      Good question. We always have the fiduciary duty to our clients and consider that of utmost importance. The reality is that most of the land we're buying takes time, effort, and money in order to maximize the property value. The people we buy from want a good offer for their property without the headache of doing the subdivision and taking the risk. We give really aggressive offers for great properties and everyone is happy. Additionally, we fully disclose that we are real estate agents and the seller could make more money by going on market and being exposed to a full pool of buyers. Hope that helps!

    What he's saying about the covid mentality here in Texas is an understatement lol. It's a total lesser man mentality with land owners thinking they can hold out for some chump that will pay even close to what they're asking. It's enraging to navigate these bozos because they effect all other properties to some extent.
