    Just closed my second year in Land Investing. This year I was 100x more focused and I`ve double my initial yearly gross income goal. Over 50 transactions in 2020 with so many properties for sale and so many escrows in operation. Very grateful for the land business.

      @@eesmith987 I actually used the debt in my credit card. I was about 20k under the bus 🤣 it took me about 10

    We are already in a big crash Inflation is a catastrophe. This CPI report is a colossal failure. To bring the housing market to a halt, the FED will have to pull all the stops. The unfortunate issue is that other markets are being decimated. If you want to stay green, you have to rely on a lot of diversification. Currently up 14% and being careful. Still a better deal than leaving it in a savings or checking account yielding 0-1 percent interest.

      @@harrisonmichael5047 I have saved myself from all the hassle that chaotic market causes. These days the best way to come into the market space is by reading, studying, being patient, and seeking guidance when necessary, due to my line of work I can’t handle my portfolio so I just copy the trades of my FA. I saw her on Bloomberg business news. It’s been smooth since then.

    Vacant lots are a little like stocks that do not pay dividends. Land can produce annual income by rents and long term capital gains. As with any long term investment, one needs to be able the cash flow.

    Great video Seth! I'm an old dude and have been appraising residential for over 30 years. What you said at 6:45 is very true. Aside from pulling the best recent comparables we can, there's not much more to it than giving our best guesstimate

      There's foreclosed land plots for under $1000/acre. If you want to own land go get some. The question of profitability is a different story.

    If that’s his opinion he could keep believing it. I purchased a piece land a couple months back , it’s already appreciated in price. The next door neighbor who also purchased a lot next to me would consider buying mine. But guess what ? It’s not for sale unless he pays whatever I would sell it for.

    As a professional land investor in Texas, I vouch for most of what Seth is saying in this video. That said, I don’t want to sound negative, but doing this is actually 5x more difficult than it seems. The main issue is that there’s a lot of competition out there with more capital and knowledge than you may have.

    If you've paid off your house, it provides an invisible income stream in terms of 'free rent'. There is no income tax to pay on the 'free rent'. This freed-up cash-flow allows you to buy things you might not otherwise afford. If the house is in a desirable neighborhood, it will appreciate year to year (assuming you maintain it) and eventually provide income in the form of a 'capital gain'.

We acq our first trough a side offer by asking if they had more to sell. It had two homes on two acres. We acq rights to sell through a simple lease opto-buy

      Land appreciate no matter what, except if the land is laid waste like Chernobyl.
      Difference comes in the rate of appreciation.
      This is the reason the IRS don't allow you to depreciate land.

    @REtipster: Are you seeing land investors getting 4-5x return for selling property? It seems that most earn 2x but I recently met someone who buys suburban commercial lots in TX and get 4-5x return eg buying lot for $5 and resell for $20-$25k.

      It just depends on the deal. I agree that the 'average' land investors are seeing 2x these days, but if you're only willing to go after the best of the best, 4-5x is certainly achievable, possibly even higher. 4900% ROI is the highest I've ever gotten, but that was an outlier.

    Do capital gains apply to land like home capital gains. For example, we can avoid capital gains if you have owned or lived in for more than 2 years. Can we avoid capital gains if you own land for more than 2 years ?

      I'm not a tax expert, but I believe you're referring to if you live in the property. I'm not aware of the same exemption for land, BUT, as I said, I'm not the guy to ask about this. Talk to your CPA to find out for sure.

      @@FinrodFelagund5 you have to take property taxes into consideration when purchasing land, especially in certain states where certain political parties are control and can raise the taxes by a couple thousand at will.

      God made the land, nobody can own it, we all are merely renters and users of the gifts of nature. Taxation on the use of nature is just-you have the same rights to the earth as any other human. To refuse another human God's gifts should require some compensation, and governments are at minimum good at facilitating those transactions.

    Me and my wife buy vacant lots all the time and just sit on it. We focus on land we can pay cash for and buy next to large plots of land. When the housing developments come in we sell for 10 times what we paid. Of course sometimes we wait 5 or 6 years before we see a return but we paid cash and taxes on vacant land is cheap

      All you have to do is to dedicate yourself.

    here in Uganda when you invest in land were people can build houses you can get a lot of money ..you sell them the land and also build for them

    Correct, land itself does not make money. However with investment and time the land can produce essential goods like food and clothing if you grow cotton or something. Or you could literally just get a bunch solar panels and not use any of their input when connected on grid and you can make money that way.

    I have this idea in my head that I'd like to buy cheap property somewhere that's overgrown with brush. Then I go in there and clear the brush, cut low branches, improve the soil without chemicals, plant diverse mix of perennial grasses/flowers, fruit trees, and basically just make it look nice. Then resell it a year or two later for a profit. Would something like this actually improve the value of the land or does it sound like largely a waste of effort?

    One thing my dad told me over 50 years ago, when it comes to land they are not making any more of it.
    And yes land that could be bought basically for peanuts in some areas is worth millions today.
    The secret is having the foresight or luck to have bought in those areas when land was cheap a few decades back and sell it now.
    The was a major reservoir built in the early 1960's and of course surveys showed where the water would end up at full pond.
    You could buy as many waterfront lots back then that you wanted for $1000 apiece.
    My dad wanted to buy 10 lots but my mom was why do you want anything way out there in the middle of nowhere so my dad passed on buying.
    For about the last 25 years or more bare unimproved lakefront lots easily sell for $150,000+ each and some depending on location can bring $250,000+.
    There was another area that there was a junkyard for decades, sort of a rural area that in the last 30 years is one of the most sought after and developed areas in the area both residential and commercial.
    The junkyard is now closed but the property it occupied is now worth millions, it is the last single piece of undeveloped property left on the main drag large enough to build a shopping center on.
    50 YEARS AGO THAT PROPRTY WOULD PROBABLY HAVE NOT BEEN WORTH OVER $50,000
    Land can be a big money maker over the long haul just like my dad said, they are not making any more of it, supply-demand will set the values.

    Been really inspired by you brother. Sent out my first mailing a few weeks ago. About 450 neutral letters but haven’t gotten a single bite. No calls, no site visits, I even thought that maybe my google voice or website wasn’t working but it looks like it is. Just gonna send to a new county and wait this one out for a bit. Not gonna get discouraged.

Sorry to hear about the lack of response on your first campaign. 450 is a good first trial run when you're testing out a new market, and sometimes it can produce some results, but it's also not quite enough to expect any significant response. I'm not sure how your filtered your list or where you got it from (because your list really is the most important component to a good campaign), but I would keep whittling it down and getting very specific about the people you're trying to contact. You'll get there!

    I’m guessing this could be said about any investment. I recently purchased 5 acres with a house on it . Owned it for 5 years and never rented it . Probably not the smartest thing to do but I personally didn’t want to deal with having a flaky tenant. I double my money with that property. Didn’t use a realtor because I have enough knowledge regarding real estate to do it myself.

    Land doesn't make money? I would say thst it depends on the amount of land you are dealing with. If it'd a large amount, u can plant trees and sell carbon offsets.

Restrictions make it where you have to purchase both houses. 707 Johnston, is a beautiful house with an attached shop of some sort, or even turn it into a horse stall, mechanic shop, etc. Ideas are endless. the 713 Johnston, is a beautiful, updated house, with brand new kitchen counters, cabinets, floors, etc, and appliances remaining.
