Alsalaam Alikum brother, I am a local Omani resident in Mabeela. You missed out on Mabeela cornice and beach, it's fantastic just like the one in Qurum area. Also Mabeela got more than 3 big shopping malls, restaurants, hospitals, clinics, industrial area for almost every kind of project that crosses your mind, there are also some fancy neighborhoods that you didn't record, Mabeela has a LONG boardwalk section that runs for kilometers from Mabeela to Alkhodh which is still being built. Places for rent are available in different categories. Problems in Mabeela are that which you mentioned, trash is everywhere and the municipalities are struggling to keep it clean, they must improve their overall quality of work. Plus the horrendous traffic jams especially during rush hours....
السلام عليكم ورحمة الله وبركاته As an Omani myself, I’m more impressed that man’s walking out mid-day in the midst of summer when temperature are 40°C. People herr usually wait until its Asr (~4:00pm) to go out
Assalamualaikum, I am a Bangladeshi and want to do business with 100% ownership in Oman. Is it possible right now? Please help me with proper information. Thank you
Just bear in mind, you forgot to mention a very good point. The reason why there are no expats in Al Maabela is that they are not allowed to buy property there; it’s restricted to Omanis. Non-Omanis are only allowed to buy property in certain areas, and even in Qurm, they cannot buy just anywhere. Places like Muscat Hills and Al Mouj, which you did mention as ITC zones, allow foreign ownership, but Al Maabela does not have these zones. However, there are many expats renting in Al Maabela near Muscat Mall. Additionally, a new major development, "Sultan Haitham City," is being built in Al Maabela, which is set to become one of the best destinations in the city. I believe expats will be allowed to buy property there, so you should look it up. Apart from this, thank you very much for showcasing our country. I’m in the UK at the moment, but inshallah, when I return to Oman, I would love to meet you, brother, and invite you to my house in Al Maabela😅
Thank you . The most important points he did not point out . I had been asking so many times if I can buy a property in Oman . I am a foreigner. Hope someone could show the place where foreigners could buy and the new development abt it

Good videos brother. I’m planning to be in Muscat in about a month for a long term hijrah plan as well. I’ve never been there but your videos make it seem like I’ve been there already, looked at a few ‘Muslim’ countries as options so far but something is lacking. BTW coming from South Africa and those houses are kinda on the small side for us 😂.
Thank you brother Mustafa for your valuable insights from the beauty of Oman. Allow me to suggest one thing: I‘ve noticed in your videos that your filmmaker puts you always at the centre of the camera even in moments where I, as a viewer, desperately wish to see or get more from the surroundings. Plus, it would make your videos amazing if you take time whenever you film relevant subjects such mountains, sea, buildings etc.. Just take your time let the camera go very slow over it and don’t rush so we, as viewers, can enjoy the recordings. Thank you for considering it and wish you all the best🙏🏽🤲🏽 You‘ve been great 😌
Salaam brother thank you so much for your videos. Could you please speak about the religious side of the country is it a good country to raise your children upon the Quran and Sunnah. Heard alot about the Ibadi sect there? Can you please give more info on that side and how the masaajids and school from an islamic perspective is
@@kami3434 Schools and Mosques in Oman are not based on sectors. All are the same since Ibadism and Sunna are 99% the same. In mosques you will find both Sunna and Ibadis pray together. Actually it is not allowed by the law to talk about such things in schools and mosques. If you do you will be fined and arrested. There is a video about this subject I will try to find it for you.
Insha'Allah it will improve and become better. Hopefully, the government invests, so it will attract more people to go and buy, develop, and make it hustling and bustling 😊
They should clean around the houses when ever they finish the construction and put grass and trees. Does majority of Omani people speak english? that is what is holding me back moving there from Canada 🇨🇦 ❤

Love you showcasing beautiful Oman, God bless. Construction waste is the responsibility of the developer to clean and that is enforced by the municipality, so eventually they will catch them if they don’t clean it up. All the same Ma’abela is a new and developing community, so one should expect a lot of empty plots and construction. Every neighborhood, even the high ends were once in the same state. And yes it’s hot during the summer months, but why do you fail to mention just how amazing and pleasant the weather is from October to April!
I just moved to Oman, from Pakistan. I am 21 and struggling to make friends, i am a bit shy but I would love to make friends of my age. I live in Ghoubroh sorry if i misspelled it hopefully i can make some friends❤
Can you comment on Muscat Hills for buying an apartment? Is it a good neighborhood, what are the prices like, will that qualify as a litetime permanent residency visa? Many thanks
Brother Mustafa, you missed out on the most beautiful area in Muscat: Bawshar. It’s great mix of locals and expats. Beautiful beaches. 10 minutes to the airport. Largest malls. Luxurious neighborhoods. Gated communities. Full of choices you can 1br apartments and mansions. Lots of parks gyms tennis courts international schools Whatever you need it’s in Bawshar
Bro genuine question and not attacking you personally or anything, i heard that oman is predominately ibaadi, and according to some opinions salah is not valid behind an ibaadi imam due to issue in aqidah. How would one get around this?
Just came back and had the same questions. You can pray behind them unless you are able to make a clear hujjah against the imam. Most ibaadi don’t know much about aqqeda of ibaadiah.
Very valid question. I would say it’s at a 65/35 split. Every neighbourhood does have a Sunni masjid, it might not be your local one tho. However in general, there is no hostility, no one walks around with their nose high claiming to be better. Everyone co exists in full peace.
There is one important point. Oman lately is getting more hurricanes than usual. Starting from 2006 they managed to reach Oman from the Indian ocean. All the areas you mentioned in the right side of the airport are very low they become flooded easily when there is heavy rains. In 2006 Mabeelah gained popularity as it is high and don't get effected by rain. Starting from that year prices started to go high very fast. My brother got a land for 10k and now is worth more than 50k.
Salam can you do a vid on employment or making money in Oman. Job security will be one of the main things holding ppl back from hijra. Unless you are a business owner ofc.
Madinat Sultan Qaboos, Al Muna and Al Mouj can be more expensive than Qurum. If you think those houses are huge you should see the new ones in Boushar Heights which is also now a MUCH more premium location than Qurum.
New developments, prices, off plan bookings / purchases, rental potentials etc please put direct contact links, as your links have forms to fill which is confusing…
I've recently found your channel. Thanks for the good content from Oman and Muscat. I've been there 4 times on a holiday while living in Qatar. I really can imagine myself living there one day. We visited Al Mouj a couple times as a family and really loved the place. How is the place to live? And what about the price of 3 bedrooms? Thanks again :)
Welcome to the channel and thank you for your support! Al Mouj is really nice, abit too busy for my liking though. For authentic prices I recommend the site” open sooq Oman” That will give you a better insight inshallah 🙌🏽
Comments on here about people saying you can’t pray behind ibadis or any other sect, asking about Sunni only mosques. Bro what? As an Omani this is a very surprising and offensive questions because we don’t discriminate against sects here whatsoever, we all pray together in the same mosque! Wtf it’s actually illegal to discriminate against sects. Consider that if you want to be discriminatory 😕

I’d mind at all living in Maabella thanks for showing us this part of the city. جزاك الله خير
Another great video my bro! I would actually prefer the quieter and cheaper area. 35 mins to different ctivities isn't that long tbh. Im looking forward to a visit soon inshaAllah
My man 💪🏽
I agree it’s not everyday you need to be around there.
Btw wait till summers over before you come down!
Mabellah is the best place for investment tho. Very crowded, rents are good & going up, and Oman’s biggest projects are there
Yessir
Shukran for another great video brother... keep up the good work
Good videos brother.
Allow me to suggest one thing:
I‘ve noticed in your videos that your filmmaker puts you always at the centre of the camera even in moments where I, as a viewer, desperately wish to see or get more from the surroundings.
Plus, it would make your videos amazing if you take time whenever you film relevant subjects such mountains, sea, buildings etc.. Just take your time let the camera go very slow over it and don’t rush so we, as viewers, can enjoy the recordings.
Thank you for considering it and wish you all the best🙏🏽🤲🏽
You‘ve been great 😌
Thank you for the positive criticism.
Will defo keep that in mind for upcoming vids inshallah 🙌🏽
Salaam brother thank you so much for your videos. Could you please speak about the religious side of the country is it a good country to raise your children upon the Quran and Sunnah. Heard alot about the Ibadi sect there? Can you please give more info on that side and how the masaajids and school from an islamic perspective is
Yes please make a vid on this akhi
Thats interesting
Yes, mosques are everywhere and there are many places where you can send children to learn Quran and Sunna.
If you want to learn more let me know.
@@Edio47 yes please i want more information on this in Oman specifically. What I want to know is are all masjid/madrasahs based upon the ibadi creed
Thank you indeed , very helpful .
Good info. Thanks. I'm into a residential area that has beautiful houses.
Jazakallahu kheir for showing all these. We all want to come. But everything happens with the permission of Allah
Who else caught the iconic Corvette at 2:00 !!
Nice. A great place for chilled beer and pork chops.
Great info brother, any plans to visit Salalah (south of Oman)? A lot of people travel down south to escape the heat for a short break.
I might do inshallah, the monsoon season is coming up
I'm deciding between Istanbul Turkey 🇹🇷 and Oman, but Oman is my first choice.
I agree.
Yes, English is widely spoken in Muscat. I don’t speak Arabic and have had no real issues since being here 👌🏽
@@MustafaAliOnline Masha Allah. Thanks for quick response
The beautiful villas are put up by rich locals for there families. The beautiful Compounds are for rich western and Lebanese expats. We don't look for our homes there provided within our contract negotiated by our employer in UK or wherever. Don't ever come to the Gulf without a expat contract, you will be slave. My Contract from FedEx UK was 10 k a month for Saudi and 8 k a month for Oman. House car school fees on top. Everything paid for by FedEx. You cant live like a local in the Gulf. even the Air hostesses are on all in Contracts includes accommodation everything. You need to have a skill that your employer in the UK can exploit in there branch in Oman. You know that Pakistani and Bangladeshi are at the bottom of the cast system unless there employer is based in there country of origin. No expat can have a contract valid for more then 2 years! but can be renewable if re-negotiation works out. . I negotiated 4 months holiday per year. Finding a job locally will not work out you wont earn more then 500 OMR month. I pay my ethnic South East Asian staff 1000 gbp a month. White Europeans and Americans 7 to 8K huge. Europe we have so many immigrants as there slave labor in the Gulf and in there home countries. Asian Muslims seem only to remember why there in the UK when they move out. Welcome to the world buddy. Indian or Pakistani get 100 OMR a month and Filipinos 220 OMR a month its a cast system. British Pakistani will be considered by the Arabs as not being British. Yah bro its not Europe for sure. You will discover the Pakistanis, Indians and Africans will be asking you to help them get to England to escape poverty. Filipinos wont they want to go to USA.
Very informative and insightful
Al Mouj is to the left side of the airport and it’s very expensive to buy or rent property there plus Al Hail North is also a very beautiful neighborhood and last time I checked it’s quite expensive… thank you for the video bro
Great info for uk, iTC zones tour be nice if time, apartment v small house,
win win place, in future its on my list as no1, buy and rent possibilities, AirBNB ?😂 thank you
Musafa , solid guy, can't wait next vid, fellow uk guy😊 its betting bad here in uk, as you know
Asalamualaikum brother, very informative video.
Please show closest expat zones to this area where properties can be purchased and what would their rental potential be as well for investors
Braaah.. that classic vette at 2:00 mins exactly 🔥
Inshallah one day…I’d like to move back to my homeland of Yemen. But wifey like Oman though.

Many thanks
What’s the minimum, house purchase price requirement to get the 3rd type of visa (property investors visa) ?
Ma sha Allah keep up the good content brother. Very informative. Jazakallah khair
InshAllah i will be moving here soon with the help of Allah (swt)
Ameen
@MustafaAliOnline what do you think of the yiti development by diamond? specifically the studio and 1 bed flats?
Brother Mustafa, you missed out on the most beautiful area in Muscat: Bawshar.
It’s great mix of locals and expats.
Beautiful beaches.
10 minutes to the airport.
Largest malls.
Luxurious neighborhoods.
Gated communities.
Full of choices you can 1br apartments and mansions.
Lots of parks gyms tennis courts international schools
Whatever you need it’s in Bawshar
I have trauma from Bawshar with all its loud cars and bikes 😂
But yes you’re right, it is nice. I would say that is in between in terms of prices tho.
Thanks bro
Oman is about 50/50 Ibadi and Sunni, so you won’t have any problems brother
Very valid question.
I would say it’s at a 65/35 split.
Every neighbourhood does have a Sunni masjid, it might not be your local one tho.
However in general, there is no hostility, no one walks around with their nose high claiming to be better. Everyone co exists in full peace.
@@MustafaAliOnline Jazakallah bro thanks for the answer. I currently live in Doha alhamdulilah so was just curious.
Salamualaykum from germany frankfurt❤nice content brother.thank u
AirBnB is not permitted in Oman. I hear they are planning on introducing licences for that.
You definitely should visit Salalah in either july, Aug, or Sep
Salam can you do a vid on employment or making money in Oman. Job security will be one of the main things holding ppl back from hijra. Unless you are a business owner ofc.
I'm shocked you didn't mention azaiba which is the best area especially in the beach side
Al mouij is more expesnive btw, we have villas costing from 3k-20k dollars per month
is that a corvette stingray?? @2:00
yuppppppp
Exactly what I wanted to comment
Oh yes , an old classic one 80s?or earlier 70s, well spotted😂 I missed it
Madinat Sultan Qaboos, Al Muna and Al Mouj can be more expensive than Qurum. If you think those houses are huge you should see the new ones in Boushar Heights which is also now a MUCH more premium location than Qurum.
Good info. Thanks.
New developments, prices, off plan bookings / purchases, rental potentials etc please put direct contact links, as your links have forms to fill which is confusing…
Great video, can you touch on schools, costs and reviews from parents ?
I thought non Omani can only buy in selective areas set by the Crown?
I've recently found your channel. Thanks for the good content from Oman and Muscat. I've been there 4 times on a holiday while living in Qatar. I really can imagine myself living there one day. We visited Al Mouj a couple times as a family and really loved the place. How is the place to live? And what about the price of 3 bedrooms? Thanks again :)
Welcome to the channel and thank you for your support!
Al Mouj is really nice, abit too busy for my liking though.
For authentic prices I recommend the site” open sooq Oman”
That will give you a better insight inshallah 🙌🏽
So, how much for a house in the cheapest side of the city? What’s the average cost, let’s say for a 3 bedroom home that’s not too big either?
Comments on here about people saying you can’t pray behind ibadis or any other sect, asking about Sunni only mosques. Bro what? As an Omani this is a very surprising and offensive questions because we don’t discriminate against sects here whatsoever, we all pray together in the same mosque! Wtf it’s actually illegal to discriminate against sects. Consider that if you want to be discriminatory 😕
I lived in Muscat kn the 1990s and most of the times prayed at the Ruwi mosque.
Never faced any discrimination

We are now in a iranian hostel in موالح…
Great video ! But there is so much to show in qurum side. As well on the other side like Al hail north with the souk and great new walkway along the beach ! A loot of development is happening. Everywhere new construction as well renovation of parks and beach walkways.

I think there is a lot of American like to settle in Oman for retirement . I been living in Florida for 40 years and I like to retire in Salalah , if can make a video about this city please. it’s almost the same weather of Florida .
Thank you
What is it like as a Sunni in Oman? Do you plan on becoming an Ibadi?
What kind of questions is this? Why would he change his sect? There is a rule here which can put you in jail for 10 years. Don't talk about sects, we are all muslims. Nobody is treated differently because of his/her sect.

What’s the best website for home rentals in Muscat?
I don't understand the link between experts and the develop of the Muscat city? Do you mean only expert know how to live and only the best place?!!
There are many places in Al Hail and Al Khaudh and even AlMabila nice neighborhood and very expensive land more than Qurum and Al Khuwair. Your comparison misleading my friend.
He meant ex-pats. It means legal immigrant from other countries. Mostly the west.
I cnt ask fam members who are born and raised there cuz they gatekeep us as if they don't want us around lol
WOW! Your life is a Blessing! Oman tick's all the Boxes. Are you a revert? Also are all tge figures and stats you provided are more aless right?
I think rubble/ construction debris are still okay then fly tipping waste of UK, in rainy season that's total nuisance. Please explore Salalah
Lol foreal, you just gave me PTSD.
Do they allow to get halal Loan to uy ITC property
Is Marbella a new and developing area? In that case, it will change and be cleaned up. Or is it a poor area?
Do you think a single woman would be safe and do ok living out there? I am interested in relocating from the US.
Yes, Oman is very safe and the community is welcoming. Make sure you come with a plan to find work or have income to sustain yourself while you are here.
Come with a mahram for the sake of Allah
@superbrownsful she talking of residency, stop being cheap minded fanstic. Do you know her background to ask her to come with mahram.
@summi-80 it is very safe for women. No one would dare to harass a woman here.
Salaams brother, I'm from the UK 🇬🇧 and wanted to ask, is there good job opportunities there for a "average salary job"? if you don't have an investment to relocate
You are the best 👍🏻
Got me rethinking between Qatar and Oman one day IA. Which is preferred?
Omani people are nicer. Qatar has more foreign people about 90%😂. Go to Oman and actually see Omani people about 50%.
