@@HassanAbuBakar mostly focus on their own citizen. and company needs to hire one omani atleast and pay 350 salary to omani aswell. i would suggest try for dubai.

Before you take another step, check out what is currently available at Al Mouj. The one bedroom flat at Muscat Hills (?) at 54,000 would be a VERY good buy if you were buying that particular flat, but remember you were looking at a show home. You might end up with something with a very different view. The villa at Jebel Sifa looks fabulous, but remember that again you were looking at a show home. You could well end up with something less attractive, and in the summer, the humidity there will be horrific. The third house is again very good value, but parts of it look unfinished (wires sticking out of the wall) and not one of those properties has an actual bath in any of the bathrooms. Furthermore, Muscat Hills and Jebel Sifa both pose the question - where do you shop? Al Mouj, but contrast, is in the middle of everything - close to the airport; an established, thriving community, easy to access, close to shops, thriving range of restaurants and even on a public transport network.
What is the pricing like in Al Mouj for 3 bedroom apartments?

Almost is nice but no way beautiful like this place, quietness is all we want , if there’s masjid, hospital and supermarkets that’s it, and I’m sure those facilities are there … transport if you have your own car that’s it Alhamdulilah
Good points. But for someone like me I’m more focused on what’s local to me aka masjid, shops, restaurants, shopping centres etc. Does jebel Sifa meet all of these criteria?
@@alseddiqthabit2887 Jebel Sifa is actually fairly remote. It's well down the coast from Muscat proper and while I'm fairly sure there is a mosque (there's a mosque everywhere in Oman) shops, restaurants and shopping centres, in the plural, are few and far between.

Biggest issue I’ve seen in the Middle East is that it’s a bloody desert. They have to water the living daylights out of the ground to get anything that even resembles plant life.
Also it is desolate. Whether it’s Dubai, or Oman or any other desert region it’s pretty much uninhabitable without 100% intervention.
You can’t just take a stroll, everything is by car and there’s not much to do. People don’t just hang around unless it’s a mall etc.
I would seriously urge people to take a look at places in Asia such as Malaysia, Indonesia, Thailand, Uzbekistan, Brunei, Singapore etc.
Also, moving back to the home countries isn’t a bad shout either.
We are thinking of moving back to Bangladesh on a semi basis preferably living 6-8 months in Bangladesh and the rest back in the UK as most of the family is there. Currently building a lovely property on the land that my dad left us iA.
North African Arab countries aren’t too bad, also Egypt is ok too but the Middle East? It’s easy to fall for the shiny exterior but in reality it’s hell!
Yup my thoughts to. All the gulf countries chasing western investment and tourism, but not enough for all of them to share.

There’s folks who love the hell out of the living conditions you just mentioned. They just want to be indoors with the ac’s on i a very safe country..
Thousands of people are fine living in what you call a "Bloody desert" and thousands more are moving every month. At least there are no taxes. the crime rate is near zero, the roads are beautiful, the infrastructure is modern. Egypt? even Egyptians are running away from their country to settle in the gulf countries. Anyone in their right mind would rather live in bloody modern, zero tax, zero crime rate modern desert. If you wanna stay in places in Asia, good for you. Good luck with the worse living conditions, corruption, pollution, petty crimes. It doesn't take a lot of effort to look up the average street in Bangladesh, overcrowded 15th century looking garbage place full of tangled powerline wires going everywhere with no proper care, rotting houses, humidity combined with filth, street vendors everywhere and rickshaws honking non-stop daily. Not to mention horrible healthcare system etc.
@@Mike_Hawk1, problem with the gulf countries is that they are intirely dependant on oil revenues. By 2035, we will have reached peak oil (some estimates are 2030).
The gulf countries will not be able to sustain their current lifestyle and all that expensive infrastructure will start to decay.
The GCC is a one trick poney I'm afraid. The vision 2030 programmes will flop and the GCC will have to adjust to weaker national income. Western tourists can't save all the GCC countries. They are all chasing the same tourists. Those tourists will change the nature of the country as they have done to the UAE

I stayed in one of those apartments in Jabel Sifah last year, to be honest after a week, I got tired of the view and the isolation from humans except restaurant/hotel staff. It’s good for a retreat but still I prefer life in Muscat.

55k Omani riyal is 200kCAD that's really expensive for a one bedroom. 2 bedrooms 150k omany riyals that's 600k
you’re converting to Canadian , but if you live in Oman you won’t be dealing with Canadian currency 🤦🏾♂️
This is actually pretty affordable compared to the likes of Europe or even Dubai. In Dubai, a studio is £150k

You can’t buy anything for 200 000 dollars in Canada. A one bedroom half the size of this apartment he showed us 600 000. Minimum. Unless you live in a ghetto place and not in any major ciry

But a studio is on average £7,500 quarterly? of 12 payments (3,650 OMR) after paying off 10% of £111,000 (54,000 OMR) - that is not cheap at all :(
For forigners you get ripped off that same amount will get you a villa in a decent area but forigners not allowed to buy sadly

Yes, that’s the norm in the gulf
2 tier market, all economies have down turns. The properties allocated to foreigners are most likely to be adversely affected in a economic downturn.

800 omr per year is insanely high,, I was surprised when you said " only" . The only issue I have with jebal sifah is that its pretty far from the city.

They do have a masjid. Restaurants, beach clubs, equestrian club centre, private clinic, supermarket, gym, etc

Oman is the only other country in the world that uses the British Challenger tanks besides Britain!
FYI that's a lot of % compared to UK mate. UK has 0 stamp duty tax and for properties under £425k and 0 VAT on any property regardless of price but here you are already paying 8%. + annual maintenance fees which is quite high just for a £110,000 property! Even properties above £425k , the stamp duty starts at 5%.
Ur forgetting the UK income tax and support for the rainbow and transformer gang. Paying 8% and annual maintenance fees heavily outweighs the problems in the Uk
How much is counsel tax again ? How much is your national insurance and income tax ? How high is VAT (20%) in the UK again ? How much is Home / car / health insurance again ?
If you live in a flat or gated communality anywhere in the world you'll pay a maintenance fee or a service charge !
How much is capital gains tax again in the UK :) ? How much is GAS / Electric / Petrol / diesel cost again ?
UK has a big problem with skyrocketing service charges. And in most cases, in the UK, you’re paying for run down communal areas that are poorly maintained, and let’s not forget the lift that breaks down every 2 months!

While I am agree for lots of points, I do have problem with standing back again and again in Visa renewal line after every now & then, one very big missing thing for me, a man with Family including kids is feeling of belonging, in middle east this is the greater challenge, imagine if your kids are growing in a land where they have no social life, people coming and going for jobs, you have no permanent friends, also who knows what % of TAX they will charge in 5 years once more people nose dive in Oman, just like UAE had 0% taxes not a far ago now 5% maybe 15 or more in future, in the end one day your Visa expires and you have to start all again but in a different age and on a different place. It maybe a better option for citizens of Asian neighbouring countries like Pakistan, India Iran etc.

You are a great salesman! My only concern for the Gulf would be water resources especially if there is an influx of people in the future due to its economic prosperity. Although I have learned a little about how they are seeking to solve this issue like desalination. Hopefully their solutions are enough.

You really just have to vet the companies and cross reference to make sure everything is certified. The rest is qader of Allah.

Although it looks promising and your thesis is correct about the west but the middle east is a desert would live with less and more greener pasture get out and about. Basically locked away indoors as its to hot. Good idea for a rental.

The most important thing that you must be sure this property has been built according to international construction codes and you have warranty for this property at least 10 years that guarantee there is no construction violations which could happen in the future ........ because some of contractors are cheating in constructions materials and they violating the constructions codes so they minimize their costs to gain more profits ........ so you must be sure about that .
So they are building these brand new and take 3 years? What happens to protect the buyer should a developer go bankrupt in Oman before the property is complete?

625,000 usd for the villa is really expensive. I understand Oman is nice place but property is for the rich and not middle class it seems.
I purchased 4 apartments in Ajman, UAE 15 yrs ago and builder ran away with 50% deposits and government did nothing to help owners. From that point forward I promised myself I’ll never invest projects in Gulf again. Buy ready made properties!

I agree, property investment is not for everyone.
But for us westerners, we are rapidly sinking with “our country”. Inflation, cost of living, Riba, Safety, Agendas etc.
Rather than committing to a country that is doing everything it can to destroy us.. We have to be proactive and look at where the opportunities are. Or just embrace a sinking ship.

Same thing happend to us in 2008 we booked 3 Studios in Ajman and Ummul quain with homes international there were £25k each studio after a while company start playing that Ajman govt not allowing water and electricity supply and after they runaway with £45k payment

I've always got this fear in the back of my mind that when retirement age comes, I might not see that money anymore depending on the state of the West.

What do you do for living?
3 bedroom Villa in a Gated Community in Oman for 240,000 Omani Riyal is not cheap. Thats 830,000 Canadian $$$. The payment plan does help make it easier for sure. Im not sold on it. It has pros and cons. The location and views are spectacular. The bedrooms are kind of small tbh. No room for a crib. The kitchen is also small. No gas burner stove is a negative and the spot for the stove looks like it will not fit a six burner or a stove with an oven. The space is good for a small young family or a starter home. Not really forever home material. Thats not a bad thing though as Oman doesnt have capital gains tax and you can more freely buy and sell property without worrying about the tax bill
How much would you be able to rent these types of properties for? Interested in purchasing in a 12-18months and would rent these out till I am able to fully move over inshallah.
