      Tavola is zoned to New Caney School District. The schools are Tavola Elementary, Keefer Crossing Middle School (there is a new middle school opening up in Tavola soon), and New Caney High.       They’re all beautiful communities with tons of amenities…pools, parks, shopping/dining/entertainment near by etc. You’ll see basketball hoops in front of homes here and there. Some HOA’s don’t have an issue with it, others might ask that it be stored in the garage or out of sight when not being used.

    I just built a 60 foot 2,720 sf home and the starting price was $430,000. Bridgeland is crazy expensive

      Oh yeah definitely, Bridgeland is one of the most expensive communities. Cypress and Katy are both getting pretty expensive.

      @@MakingHoustonHome We bought in Tomball. Low tax rate and no mud tax. I had my share of the big master plan communities. It’s good when you have young kids, but when the kids move out, you’re left with paying higher tax rates and high HOA fees when you don’t use half of the amenities. But definitely yes for young families

      @@jenerra11 nice that’s awesome! What community in Tomball did you buy in? I can definitely see that point. We bought new construction in a master planned community in CA before moving to Houston and it had all of the amenities…multiple pools, parks, clubhouses etc. It was cool but honestly so expensive…and kind of a hassle loading the kids up anytime we wanted to go to the pool lol.

    Great video! Wished this video was released before I visited Houston. All information you presented here is spot on! Help me understand this... I was boots on the ground over the weekend from Baytown snaking up to Conroe and back down to IAH and notice the builders have only one model home or 2 at tops. Why is that builders in TX is not like CA and AZ where they showcase 3 to 5 model homes? I notice the use of the model home as the sales center using the garage and bedrooms as sales office. As a investor, it felt like "Timeshare" when visiting the model homes.

      That’s true, I never really thought too much into it but you’re right. When I bought my new construction home in South Orange County CA there was a sales office and like 3 or 4 model homes. Only thing I can think is that out here in Texas there are usually completed inventory homes that can be viewed. Whereas in CA (in my experience anyway) they didn’t start building a house until it was under contract for purchase. So maybe there they really need multiple model homes to showcase their different plans, and here they only need 1 or 2 model homes because they have inventory homes for people to walk.

      Let me know when you’re ready to buy. Especially if you’re not going to be here during the transaction. For my clients I attend inspections, initial and final walks, shoot videos etc so that they can have someone going to bat for them along the way and feel comfortable and confident before closing on the house.

      HOA is $1420 per year. It includes all of the amenities, community maintenance/landscaping, your social membership at the golf club, and wifi package (the entire community gets wifi).

      If I’m understanding your question correctly, it looks like there is a 6.25% sales tax on vehicles in Texas, minus any trade in allowance.

      The city of Houston is much like any other major city across the country. These neighborhoods that I’m showing are in the suburbs around Houston, which is a much different atmosphere than living in or near the city. In regard to weather, it does take some getting used to. I’m from Southern California myself. It took us a few years to get used to the storms, it’s just something that we’ve learned to live with at this point.

    Beautiful community. When you enter the main entrance from 99 there is a gorgeous waterfall welcoming you. The amenities are endless for all ages. Just to note, no reported flooding in the two most recent storms. I have been hawking this area for awhile. All of the Caldwell communities are great. The movie theater about 7min away has reclining captain seats. Shopping is very nice and quiet. Artavia is a great one also. There is another one in Conroe near the Woodlands that is also loaded with lush greens. But the Highlands is in a class of it’s own. 20min drive to the airport. Good video.

      Yep you’re absolutely right. I went to The Highlands when it first broke ground, the waterfall entrance wasn’t even there yet, the lake was empty, there were hardly any streets…it’s been cool to see the development coming along so nicely. As it continues to grow I believe it’s going to be one of the most in demand areas. The best location too, so close to everything! Thanks for the comment!

HOA is crazy high but if one can afford, it’s worth it. Hey I don’t know what you went through but welcome back and great for you to be thriving 🤓.

      That Coventry layout is really easy. I saw one that had barn and French doors. Touch of class to an already classy builder. Highland and Coventry Homes are a fabulous option for still a higher but much friendlier budget. A lot of bang for your buck. Also, the builders agents for both are Supppppper wonderful. I hope you get a lot of clients to purchase through you.

      Oh yeah, that’s a common theme out here. A lot of communities don’t have sidewalks. It was weird for me when I first moved here but I’m used to it now. That’s actually a point I should start making in my videos so people know 👍🏽

      Property taxes in this community are about 3.2%, rent in this community ranges from about $1800-$2300 depending on the size of the home, insurance would definitely need to be shopped around as rates seem to be constantly changing…I would guess for one of these smaller homes it would be about $1200/year. By natural disaster zone do you mean flood zone?

    You’re doing a great job on these videos. It’s very interesting to hear your perspective on the cost of housing and road systems of Houston compared to Southern California. We live in Artavia. Curious to see what happens on 242 in terms of grocery stores and restaurants. It’s crazy how many houses are being built around here with various neighborhoods on 242 in between the San Jacinto River and Highway 59/69. The one thing we wonder about Evergreen is the flood risk since it’s so close to San Jacinto River. We feel pretty safe in Artavia, several miles away from the river.

      I think about this all the time. I’m old enough to have seen the expansion (and it still continues) in Southern California. Houston reminds me of LA/OC 25 years ago. The expansion is crazy to see. That entire 242 between 45 to 69 will be unrecognizable in 10 years.

      At first thought, yes your math is correct. However, we pay taxes on the county assessment of the home, which is usually lower than the actual price of the home. Remember, purchase price of homes is not public knowledge in Texas as it is in many other states. In addition, for a primary residence, we have what’s called a homestead exemption which gives you a property tax exemption of up to 20% reduction of your assessed value up to $100k. Example, a $575k home where I live has an assessment of $486k. After homestead the actual taxed assessment is about $400k. For a $460k home in evergreen (again depending on the county assessment) at 3.7%, the annual taxes would probably be closer to $11k-$12k range. Property taxes are weird in Texas. No one person will pay the same as their neighbor because it all depends on the county’s assessed value. Even if the homes are the same the assessment could be different. Some people also protest their tax assessment every year which keeps their tax assessment lower than those that don’t protest. There’s a lot involved lol

Being from Los Angeles myself and having friends in Humble/Atascocita, I can say that those areas are MUCH nicer than a lot of Los Angeles. So for people moving from places like that, this area is a huge upgrade for them.

    5 month old video.One of the worst flooding areas in texas.Just ask youtube on your phone for videos on flooding in Kingwood,and this year's weather forcast is really bad,worse then all prior years.The insurance is beyond high,and they will not sell you flood insurance You will have to buy flood insurance from FEMA FACT! And that will be separate from your other insurance policy.

      Thanks for your input, are you from or do you live in Kingwood? Not sure who told you that you can not get flood insurance but I have clients doing it every month (if they’re even in a flood zone). Most of Kingwood is not in the flood zone and flood insurance is much less than many other areas in Houston. My friend in Kingwood has a $600k house and just got flood insurance for $750/year. I had clients buy a $350k house in League City and their flood insurance was $2,500/year. Regular homeowners insurance is pretty comparable to most other parts of Houston. I sell real estate all over the city and surrounding suburbs and see the rates for different homes/areas all the time.

      Definitely understandable. It’s all relative, it works out for a lot of people but also doesn’t work out for a lot of other people. For us it was great. We were at a 2.75% tax rate in CA (our community had a mello-roos tax), on an $800k home (you can do the math lol). In Texas, we are at a 2.4% tax rate on a $400k home, saving us a ton of money on property taxes. Plus no state income tax.

    What was that door at the bottom of the stairs? It would be good if you start in order from the main door do the entire bottom floor including the master bedroom. When you go up then down again it’s not very good showing. I think no bathtub especially for a master bedroom is a huge mistake.

      The door at the bottom was a coat closet. The bathtub thing is funny because there are people that are adamant about not having a tub, and others that absolutely have to have one. The builders will try to accommodate by having different options.
