It's crazy expensive for houston prices. Prices almost doubled in 4-5 years.
Yes the entire Houston area has been expanding over the last few years…prices are following the trend. I always say that $250k is the new $150k.
Hoping one day to move and be able to buy me a house in that neighborhood, loving the nature walk.

You’re doing a great job on these videos. It’s very interesting to hear your perspective on the cost of housing and road systems of Houston compared to Southern California.
We live in Artavia. Curious to see what happens on 242 in terms of grocery stores and restaurants. It’s crazy how many houses are being built around here with various neighborhoods on 242 in between the San Jacinto River and Highway 59/69. The one thing we wonder about Evergreen is the flood risk since it’s so close to San Jacinto River. We feel pretty safe in Artavia, several miles away from the river.
I think about this all the time. I’m old enough to have seen the expansion (and it still continues) in Southern California. Houston reminds me of LA/OC 25 years ago. The expansion is crazy to see. That entire 242 between 45 to 69 will be unrecognizable in 10 years.
Planning to move from LA to Houston when I retire towards the end of this year, however looking into the lows $300’s.

The second home, 1 story Perry home does not have 12 ft ceiling throughout, maybe only the entry does.
You’re right! If I said 12’ ceilings throughout, I misspoke. Some of them actually have 13’ ceilings in the entryway. The rest I would say are at least 10’ but pretty close.
The road from there to the woodlands is a nightmare. It needs to be expanded to support the traffic.
Are you talking about 242? It does get backed up at certain times right around Harper’s Preserve area. I’ve been through there and had no issues, other times I’ve been through and hit some traffic. I haven’t quite figured it out, but definitely expanding it would help.
What neighborhood or development will be the next woodlands
At the moment there’s really nothing that competes with it to be able to say for sure. However, Bridgeland in Cypress is gearing up to make their mark. Many have already said that it is the next Woodlands. In my opinion, if it does happen, it’ll be a decade or two away.

As a native Texan, Fort Worth is as close to Houston as I care to live.
That’s cool, I have family in Fort Worth and go up there often. I’d say Houston is as close to Fort Worth I’d ever want to live lol

It’s about 20 minutes to get to either New Caney or Conroe

I believe it! I’m from Southern CA, these homes would easily be 1.3 - 2.5Mil for the big one where I lived.

Wow 3.74 % tax rate, for this evergreen, on a $460,000 home u looking at easy $14000, property tax yearly,
At first thought, yes your math is correct. However, we pay taxes on the county assessment of the home, which is usually lower than the actual price of the home. Remember, purchase price of homes is not public knowledge in Texas as it is in many other states. In addition, for a primary residence, we have what’s called a homestead exemption which gives you a property tax exemption of up to 20% reduction of your assessed value up to $100k.
Example, a $575k home where I live has an assessment of $486k. After homestead the actual taxed assessment is about $400k.
For a $460k home in evergreen (again depending on the county assessment) at 3.7%, the annual taxes would probably be closer to $11k-$12k range.
Property taxes are weird in Texas. No one person will pay the same as their neighbor because it all depends on the county’s assessed value. Even if the homes are the same the assessment could be different. Some people also protest their tax assessment every year which keeps their tax assessment lower than those that don’t protest. There’s a lot involved lol
