overall demand/prices are definitely leveling off but in sweet areas like The Woodlands, Sugar Land, Cypress are still very hot since there’s almost no inventory

You’re right! I just had a client put an offer over asking and waive the appraisal on a place in The Woodlands. They ended up with 7 offers and someone came in way over asking with all cash. Those areas are definitely still hot!
