    I’ve been living in Balmoral since 2019 and really enjoy the area. I considered other areas but I like the convenience of being 25 minutes from downtown Houston and not too far from Kingwood. I work out at both Lifetime locations (Kingwood and Lake Houston).
    The area is experiencing growth with more retail establishments coming soon. The addition of “The Bend” and the growth at Generation Park will surely enhance the area's appeal as a hot spot for residents and visitors alike. Thanks for sharing, I enjoy watching your videos. Keep up the great work! 😁

      That’s great to hear. I’ve been in Kingwood since I moved here from CA in 2018 and we love the entire Kingwood/Humble/Atascocita area. There’s been so much growth over the last few years, it’s been cool to see.

    My new built construction home was discounted as well. I got tired of waiting on the sidelines(3 years). I was able to purchase a brand new home and it was discounted to $319 but made an offer at 300k and it was accepted. The builder was paying 6% towards closing cost and buy down rate. Is it affordable maybe not but we have to work with what we got now in todays economy. I'm praying it works out for us in the long run and we can refinance. I enjoy watching your videos!

      That’s great, thanks for sharing! The best deals out right now are new construction. Like you said, most are negotiating prices, buying down rates, offering closing costs etc…in my opinion there is never a bad time to buy real estate if you’re looking to build long term wealth.
      Even my grandparents told me that they weren’t sure how they would afford their $60k houses 50 years ago lol. But they did it anyway and now their properties in Los Angeles are worth millions.

      The best thing to do is make sure that you’re not in a flood zone (these neighborhoods are not in a flood zone). In my time here I’ve learned that flooding is a valid concern anywhere in the Houston area. There’s plenty of places that did not flood during Harvey, but flooded during tropical storm Imelda a few years ago. Also places that flooded during Harvey and not Imelda. It really just depends on how hard the storm hits and where it hits the hardest. I always advise that if potential flooding is a concern, find a place that is not in any flood zone. That’s really your best bet, but even then there is no absolute guarantee.

      I just looked into the inventory and they have homes just like or similar to the model for sale, starting about $439k. I just had someone purchase a Westin home in this neighborhood and the builder came down quite a bit on the purchase price. I wouldn’t be surprised if they let these homes go pretty close to the $400k mark.
