You may as well just strip all the plaster off the bathroom walls with a chisel end on a hammer drill and go straight through the tiles, it'll need re plastersting anyway.

Is this episode 1 of “How not to renovate a house”?!! 😂😂😂 Always start in the furthest room from the front door and work your way down. Do one room at a time. Budget 50% more than you think. And open plan downstairs living is very 2005, proven time and time again it looks good but doesn’t make for good quality of living so keep the kitchen separate from the lounge. Any more advice will cost you 😉

I have just bought a 2009 520d se business edition with 103k from Copart for £1080 delivered. The bottom of the bumper had a tiny amount of damage, got a bumper in the same colour for £70 and it looks great. I've decided to keep it for myself. It's stupidly good on fuel and is like driving around on a sofa lol. Drives great, powerful enough and cheap tax and insurance. I was planning on sell it on for a project but i may keep it for a cheap run around 😅

Ive had both and still cant decide which sounds best. Low revs V8 high revs V6 but on balance I think the V8 just gets the nod as I drive low revs most of the time

Great content Rob, my advice is to talk to your local estate agent as they will know what adds value for your style of house in that area. We did this at our last house and the advice proved to be invaluable.

As kids get older then having open plan can get you down. Failure to have any part of the house kid free of stuff. Leave a few snugs or playrooms so you can at least hide their junk. Also allow loads of room for a decent table. 10-12 seater means you have a big house, 6-8 seats and you’ve just got a standard house. Stay positive 👍🏼

If the smell doesn’t go check for damp carpets passenger side. If they’re damp google f10 “yellow grommet”

Rob, I've done this a few times over the years. I also run my own business in the flooring trade. The only advice I would give you is, concentrate on the business and get trades in as much as you can afford. It's soooooooooo stressful doing both yourself, as other people have said and as tempting as it is to rip apart, I would go top to bottom and forget the garden. Good luck with it all, you have a talent for this type of build.🤗

Have your kitchen diner separately to your living room, that way it’s easier to heat, keeps residual cooking smells out of your living room and also you can leave kitchen a mess after entertaining and worry about it the day after!!

I'd get some eye protection on removing those tiles Rob. Get a ceramic splint in the eye and it's lights out!

As a reasonably regular private seller of ‘premium’ cars ( had various Mercs. and BMW’s) had a similar problem. I am fastidious with serving/ repairs/ documentary history and such. This includes ‘not being able to afford the insurance’, ‘not sure about the colour’ , ‘doesn’t have the spec. I expected’ ( in spite of clear listing) and so on. Had ‘the wife’ excuse and been blanked. And some ‘donkey’ stupid offers where I’ve just walked back into the house. Now I make it clear do not bother if you’re not serious and can’t afford the car either by telephone or email. Seems to sort most out. AND no - you can’t test drive it. I drive it with you in it.

Fit a shower and put a bed in and I can move in a week on Tuesday 👍 looks fantastic..

Hi Rob I am a project manager I would forget the old conservatory on the back just knock it down there shit bad to heat and will take all your budget to sort out right put it on the back burner for a year or twos time get your windows sorted get your bathroom done fist then kitchen the one bedroom and the rest follow on the kitchen knock it through to the dining room and add French windows where the sink is put the units in the dining room end Basically switching it about dining in kitchen end kitchen in dining end easy most important though get good insulation and a good boiler and rads but mr porch plumber will sort that best of look Tony 😂

Please get rid of the conservatory as a builder they don't work as they are and you cannot convert them properly

Mamma Mia... What a mess Rob! Too late to do 1 room at a time. Hey if you get on to IKEA website, you can use their programme where you can design layouts using their 'cad'. It may be of benefit so you can see how to move walls and what you'll be left with and get a birds eye view. You can also lay over your current furniture (sofas) and see what space you're left with. Personally I'd rip out that lean to plus all the walls (in that area) and start with a fresh canvas. It looks a bit pokey and dark to me, but of course I'm not there (wish I was cos I'd come and give you a free hand) Don't be afraid to take a step back and breathe. We're all rooting for you! Lots of tradies I'm sure will chip in to give you a hand 👌

Looked at the shiny plastic body kit and and that's as far as it got, nasty, you get what you pay for. There's your reason you don't do this to a F type.

Brilliant content. As for making the kitchen and lounge a walk through, just be careful. Remember, a big open space will cost money to heat. I would envisage the lounge as one area, the kitchen dining room, another area. Food for thought, consider some sort of bi folds (all wooden) that could open and close to split the rooms, therefore retaining heat. Get a piece of paper and draw things out , discuss and analyse. Do not rush !

Just found your channel. Good video, youve got a new sub. Ive put 30k on my old E60 smoker. Oil changes every 6k and the history was extensive. Bulletproof. And 55mpg combined after alittle EGR and DPF fettling. (Cough) For the amount of car, looks, comfort, handling and running costs, a 5 series diesel is hard to beat.

Re roofing the conservatory is a good idea, I did ours 3 years ago makes a really good additional room. Definitely do one room at a time otherwise you achieve very little and spend loads of time doing it 👍👍

Get a sparky in first to bring the system up to standard and give you a certificate, which you'll need at some point. I had a 150 year old house with 50 year old electrics recently brought up to standard, it did not need re-wiring.

1) Get a good architect (fixed price) or look at what has been done with similar properties. 2) draw up a wish list - be prepared to compromise ! 3) Budget (this will most likely double). The architect will advise on a schedule of works & timeframe Feb is unlikely). Also, plan for any future extensions / works. The conservatory has to go. I won't mention the beam in the bathroom - neither should you - EVER again ! 🤦🤣.

Block the door into the living room, use the dining room door as the entry point and put a stud wall at the from end of the room to give a snug/office.

Hi Rob, decide if any alterations are being made to the shell... knocking any walls down etc and if they're load bearing or not . I'm guessing it will need Re-wiring & Consumer Change, so all electrical needs stripping out! Consider your new kitchen and bathroom, as these rooms are more involved and require much more thought...electrical & plumbing will need planning out! Plastering work after this is done .

Rob- what you need mate is a bit more stress in your life - you've got it too easy..
