As someone who has redone a house in it's entirety I have to agree. One room at a time, work out what you want to do with that room and get it done, then move on. Ideally start upstairs, if you live in the house then get the bedroom done first because so long as you've got a nice place to sleep the fact the rest of the house is a sack of shit won't bother you too much.
My daughter like you moved in to her first house & wanted to save her kitchen tiles , easiest way we saved her tiles was using a 3 inch wall paper scraper and because it’s nice and thin managed to tap hammer and got them off quite easily, problem with what you were doing is the tool is too thick not allowing you to get behind tiles. Think you are right about using the part you want to add new doors on leading to the garage , I would convert into a dining/ summer house.
Hi Rob Be bold at the start and open plan the bottom floor as much as possible with RSJs. This will create a really modern, open plan space. Maybe do a computer design, allows you the freedom to play around and see what hypothetical really works for you! Sean (Van dealer/property developer)
Brilliant content. As for making the kitchen and lounge a walk through, just be careful. Remember, a big open space will cost money to heat. I would envisage the lounge as one area, the kitchen dining room, another area. Food for thought, consider some sort of bi folds (all wooden) that could open and close to split the rooms, therefore retaining heat. Get a piece of paper and draw things out , discuss and analyse. Do not rush !
Rob, I've done this a few times over the years. I also run my own business in the flooring trade. The only advice I would give you is, concentrate on the business and get trades in as much as you can afford. It's soooooooooo stressful doing both yourself, as other people have said and as tempting as it is to rip apart, I would go top to bottom and forget the garden. Good luck with it all, you have a talent for this type of build.🤗

Re roofing the conservatory is a good idea, I did ours 3 years ago makes a really good additional room. Definitely do one room at a time otherwise you achieve very little and spend loads of time doing it 👍👍
My advice Rob get upstairs finished first so you can move in even if downstairs isn't finished. We've done that a few times on self builds. Having been in trade a long time as mentioned I've seen it all so happy to help. There's not a chance you'll have thar house finished in February even if you had the funds to do so, your getting into winter months now and the job is harder and slower. Concentrate on upstairs
Then set up a 'temporary kitchen' in the garage whilst you get the kitchen sorted, the living room will take a lot longer as you'll need steels, a new roof in the conservatory and rewiring / plastering

Hi Rob I am a project manager I would forget the old conservatory on the back just knock it down there shit bad to heat and will take all your budget to sort out right put it on the back burner for a year or twos time get your windows sorted get your bathroom done fist then kitchen the one bedroom and the rest follow on the kitchen knock it through to the dining room and add French windows where the sink is put the units in the dining room end Basically switching it about dining in kitchen end kitchen in dining end easy most important though get good insulation and a good boiler and rads but mr porch plumber will sort that best of look Tony 😂

The work can soon mount up... for our current house we basically gutted it (like you're doing)... new plumbing/heating, new electrics (you can have too many plug sockets!), new kitchen, new bathroom, knocked through walls, stripped all the walls, new flooring/carpets, new skirting/architraves and doors, new stair rail, some plastering, and painted throughout. The only thing I'd change (if I' could go back in time 20+ years) would be to have run ethernet cable everywhere too, to get a rock solid connect for TV streaming etc. Though we only had dial up at the time. 🙂
Great content Rob, my advice is to talk to your local estate agent as they will know what adds value for your style of house in that area. We did this at our last house and the advice proved to be invaluable.
Hey Rob, commenting while I watch the vid... Don't be too worried about steaming the paper around electrics, just crack on. Careful changing the roof, it may change a conservatory into an extension, diff' regs. Make a bedroom and bathroom liveable first, move in for convenience. Careful with tiles, they'll slice thru gloves, even quite heavy ones. Big kitchen is king. Beware employing cowboy builders or you could end up in a 3m deep trench like me with bucket and spade 😅😢

Hi Rob, decide if any alterations are being made to the shell... knocking any walls down etc and if they're load bearing or not . I'm guessing it will need Re-wiring & Consumer Change, so all electrical needs stripping out! Consider your new kitchen and bathroom, as these rooms are more involved and require much more thought...electrical & plumbing will need planning out! Plastering work after this is done .
Have your kitchen diner separately to your living room, that way it’s easier to heat, keeps residual cooking smells out of your living room and also you can leave kitchen a mess after entertaining and worry about it the day after!!
Mamma Mia... What a mess Rob! Too late to do 1 room at a time. Hey if you get on to IKEA website, you can use their programme where you can design layouts using their 'cad'. It may be of benefit so you can see how to move walls and what you'll be left with and get a birds eye view. You can also lay over your current furniture (sofas) and see what space you're left with. Personally I'd rip out that lean to plus all the walls (in that area) and start with a fresh canvas. It looks a bit pokey and dark to me, but of course I'm not there (wish I was cos I'd come and give you a free hand) Don't be afraid to take a step back and breathe. We're all rooting for you! Lots of tradies I'm sure will chip in to give you a hand 👌
For your leaf problem I'd revert to the old ways - use gardening gloves and a grass rake to pick up the leaves ... and put them in a wheelie bin liner (it can be In a wheelie bin to hold it open if that helps ...
Get a sparky in first to bring the system up to standard and give you a certificate, which you'll need at some point. I had a 150 year old house with 50 year old electrics recently brought up to standard, it did not need re-wiring.
As others have said get a couple of rooms done first, then you have somewhere livable while you sort the rest, don't try to do it all at once. As the, quite apt, saying goes - baby steps!
As kids get older then having open plan can get you down. Failure to have any part of the house kid free of stuff. Leave a few snugs or playrooms so you can at least hide their junk. Also allow loads of room for a decent table. 10-12 seater means you have a big house, 6-8 seats and you’ve just got a standard house. Stay positive 👍🏼
Block the door into the living room, use the dining room door as the entry point and put a stud wall at the from end of the room to give a snug/office.

I would leave the conservatory until you have been in a while - it should be replaceable later without making too much mess. Once your baby is born you and your wife can decide where you want to sit at different times of the day and where your child can play - sightlines to see what they are doing whilst you make a cup of tea or wash up are very reassuring, and you may need to live there to be sure of what will work
I say go full walk-through (Beam) rather than a door. if you have a lot of space in the living room/diner perhaps a small library/row of books? Looks good as a background on zoom calls..🙂 .. As for the conservatorys. .. I'm sure if you extend out the single wall will need a cavity. 2nd Internal wall built (It looks like a single wall) For thermal efficiency.? .. I agree with others. Complete one room at a time. Or its easy to get overwhelmed. Use the wallpaper steamer on those stubborn tiles...just for a few seconds.
You may as well just strip all the plaster off the bathroom walls with a chisel end on a hammer drill and go straight through the tiles, it'll need re plastersting anyway.

Please, please, please lose that 'lean to' conservatory . Also, write down what you need to do in each room egg a Project Plan that is split into programmes of work. Cost each item, lead time, jobs u can do, jobs tradesmen need to do. Makes clear the cloud u r living in with overload of tasks
Hi Rob. It’s illegal to open a lounge into a conservatory as the conservatory doesn’t comply with building regulations. No foundation, poor insulation and no proper roof are some of the reasons. Please don’t listen to tradesmen about planning laws, architecture and design. Listen to them about their expertise. Make sure you’ve appointed a building inspector too. I’m an architect and interior designer with work around the world. Happy to provide advice on planning mate. If you need help I can contact you via your car dealership website I guess.
For your 'I can't think with this orange wall' problem ... One designer on a TV makeover show sprayed all walls white to get a sense of the space I'd suggest a roller is quicker than spraying (less prep) and use matt emulsion not silk ... It should help you see the space better And don't remove the sink until you are ready to refit the kitchen - if you have to move in before you have finished you'll need the sink, and even before it is really helpful having a sink to clean up after decorating / removing walls / etc. Note that if you make the dining room to living room (current layout) gap wider, you'll need to remove the radiator - this will increase the time taken for the renovation ... And might stop you having heating for a few days ...
ONE room at a time AND BLOODY WELL CLEAN UP as you go!!!! nothing more demoralising than having shite everywhere. TIDY AS YOU GO!!!!!! get rid of your crappy conservatory and make a long room with bi-folds at the end. also do install a wood burner!!! best thing I've ever done in 20 years of renovations.

Get yourself a worldly wise builder who knows his stuff and doesn’t charge the earth like all the new cowboys . I had building work done a few years ago by a semi retired builder it cost £17k had 2 other estimate for £35k &£42k and I’ve seen there work not a patch on what my guy done
Rob have you had the house checked for asbestos? Plus ware a mask and safety goggles. Just some friendly advice mate accidents can happen in a split second. Look after your health my friend it’s the most precious thing you have
Is this episode 1 of “How not to renovate a house”?!! 😂😂😂 Always start in the furthest room from the front door and work your way down. Do one room at a time. Budget 50% more than you think. And open plan downstairs living is very 2005, proven time and time again it looks good but doesn’t make for good quality of living so keep the kitchen separate from the lounge. Any more advice will cost you 😉

If you do manage to save the tiles, soak them in hot water and adhesive will come off easy 🙌🏻

Leaf blower is probably stopped because the leafs are wet.and the leafs are stuck. Mine usually works the day after.
Might be worth just paying an architect to design something you can just hand to your builder/ joiner.🤷🏼♂️
