Charlotte is really not THAT crowded. Both are pretty slow, sprawling Southern cities. But overall, I guess it depends on what you value. If you’re a city person, Charlotte is a better choice. I imagine the type of people who would choose Raleigh would live in the burbs anywhere they go.

Lived in both, spot on with the traffic and crowds. Couldn’t go back to Charlotte even though there is a lot to like there too.

Charlotte is more of an actual city, Raleigh more of a big town. Raleigh more for families and Charlotte more for younger people but Charlotte has some suburbs great for families.

The biggest scam going on in the North Carolina real estate market involves real estate agents, apps like redfin and zillow, social media channels, prominent real estate developers, and some local media channels. Redfin and Zillow have already gone through multiple federal investigations and been fined. The MLS system for displaying estimated home prices is highly dubious and dont account for other factors except numbers. For example, if you have 20 houses on the street, an average of 300k per house, and somehow only one house sells for 350 because the buyer fell into a trap, then the z estimate will increase by about 365k. There is nothing in the area that justifies the prices these real estate agents want. Construction cost is not high. Lumber prices dipped to around $450 per thousand board feet in July selling at Feburary 2019 levels. Bar minimum 25% to 35% carrection is due for cash buyers. Using details of Cary and some parts of RTP, these real estate agents want to sell places within an hour's drive of city centers. There are only a few direct International flights from RDU and almost non to Asia. The beach is 1.5 hours away. There are no suitable urban centers. There are no rivers following between the centers. No city night life. Not even more jobs. There is no adequate rental income. I have roots in both CA and NC and enjoy aspects of both. They are certainly different and the information you provided was very helpful for newbies, but there was one aspect of California cities that you did mistake. Each of the major cities in California ; Los Angeles, San Francisco, San Diego… They all have very distinctive neighborhoods that have their own vibe and feel. Los Angeles actually has one of the less popular downtown areas of the three cities. Los Angeles is very spread out with a ton of different neighborhoods that all offer something a little different but I don’t believe that’s much different than most cities in the United States that have built communities around similar cultures, values or appreciations. I am moving back to North Carolina and I’m very excited about less traffic four seasons and more quiet, but I will definitely be planning my quarterly trips back to San Diego.

It’s a plus that it feels more rural and lack of the “luxury” neighborhoods. Some people can’t stand the HOAs. They lack character and charm that the south is known for.
