I think the C19 era is over and people have to go back into the office will affect Raleigh’s growth. I think interest rates will drop next year that’s when I’m looking to sale and build again.

No, that's a north Carolina state mandate/law to protect buyers.
Due diligence isn't going away, but it's returning closer to what we are used to seeing at 1-2% of the offer price. The days of putting down $50-75k non-refundable money on a sub-million dollar home are behind us.
