What about the property taxes in Wake Forest in comparison to the surrounding areas? That could definitely be considered a con.

Agree, at ~$1.11 per $100 of property value, it's on the higher end. Clayton and Garner are some of the highest at $1.33 and $1.17, respectively, while places like Holly Springs and Fuquay are closer to $1.04/$1.05. Cary is actually one of the lowest at $0.96 because of their population. Putting that into dollar amounts, in comparison to Holly Springs/FV, you're looking at about $300-$400 more in property taxes in Wake Forest compared to those two places.

    How’s is 610,000 affordable ?

You're right, $610k would not be considered affordable. Averages are obviously deceiving, Wake Forest has many luxury communities that bring the average up, but overall, there are actually quite a few communities that are in the $350-$500k range, which is more affordable overall in this climate. I tried to emphasize the word "Relative" Affordability, as Wake Forest is more affordable than other popular suburbs of Raleigh, but still isn't cheap.
