Love the fact of posting the price with everything included, gives potential buyers a true, clear idea of how much they need for the transaction! Thanks!
Awesome! I love Prezza! Was there in October to look at a house for sale and the lovely town. I didn’t see the train station but can you confirm that it’s still functioning? Grazie!
Finally a home in Italy with a window above the sink! I can’t recall another in what I’ve watched. Pretty village for sure. A laundry room where all of that activity can be confined is a nice piece and having a room for your office and computer is a luxury. Really nice home for a single old man or couple. That terrace would make a great place to read on any afternoon.
@@calgal5752 I’m no expert but I know there are several kinds of visas available. Some are for people who come and go, possibly owning a home but not year round residents. If you want to live in any country, you have to show how you will afford to get by. Minimum income requirements are there for year round living in country. There are also services who can guide you through the process and save you a ton of time. Good luck. I’m too old to begin an expat life.
A nice one, grazie! Great price too what with inclusion of all fees, including yours...hmmm. One of the more tasteful renovations---love that they chose the terra cotta tiles throughout.
Although some rooms are small I find it all very usable. The kitchen could have under counter fridge and freezer then the worktop could be used maybe even as counter seating. Redesign the kitchen as a small U shape. The back garden area Id be putting pavers on top of some of the dirt by the vines, small table and chairs or two chairs and table to have drinks or cofee looking at the view. In that outside studio type room you can add a drawer system so that a bed could sit on top of the back raised area then come out on top of the storage drawers. You know like how things are built above the wheel wells in a trailer or RV. I have sewing and crafting hobbies so its a great room to me!
Yes, it is a stunner! The small office space could be entirely emptied out and would have enough space for cots for the grandkids! A murphy bed in the main parlor for adult guests, a few tweaks in the kitchen and the small half bath under the stairs, and voila' - a great space! Would swoon to find a place like this when the time is right!
Thanks Dave for yet another cracking video tour of a truly stunning property. We really appreciate the effort you go to with these videos and this property is a real gem. Always love your final thoughts to. Can’t wait to visit this whole area, hopefully later in the year.
I would put an island to the left of the stove to give more kitchen storage and a place to eat. That would clear the table and chairs in the middle of the room.
OMG!! I'm trying to think how fast I can sell my house and go!! For just myself, this would be perfect. As a kid, I lived in a narrow, Italianate built into a hillside in Cincinnati with terraced yard. 4 levels. This reminds me of it but so much nicer. This is awesome, IMO.
The concrete area in the back will be my container garden for veg and flowers. That little room is my home office/reading room because you can leave the door open to the fresh air and view. If you take out the shelves in the alcove in the back you can get a bed in it.
This property is beautiful and has stunning views. Thank you Dave for including all the taxes and fees now in your videos. I appreciated it so much. Can you also include the estimated taxes at the end of the year too. I came to Italy in November 2023 via FCO. I did not have the chance to visit Abruzzo region. The train going into Sulmona was 6hrs. Only direct trains available late at night. That was the downfall. Another is there are no flights coming in from where I live in the US, even with stops from London or France to the Abruzzo airport. I don't know what flights come into the Abruzzo airports. The region looks amazing but the funny thing is when I asked the Italians living in Rome about Abruzzo, it was negative. No one seems to have high or positive things to say about it. They all point to Umbria and Tuscany. And these regions are beautiful and direct train accessible in 2hrs and Venice in 4hrs. Let me know your thoughts. It is easy to purchase these properties Dave in Sulmona or Raiano but nevertheless very difficult to get there if you don't have a car.
Flixbus or Prontobus to Sulmona is about an hour and a half from Rome and costs about 15ish dollars if memory serves. You can reserve the front seat for a couple dollars more and enjoy the views. It was super easy.
The window in back that you said probably belongs to the neighbor, may actually belong to this home because there is a door under the front area of the home. You can see it as you are walking up to the property. You can see it at the 6:36 point in the video.
It's nice you showing off Abruzzo, but it don't need the attraction of stranieri or tourist, something are best left alone. I been there all my adult life, visit my family there and keep it sacred. Selfish but less is more.
I HAVE TO SAY I think I would put my kitchen in there. That is a beautiful space to have a kitchen. I really do!! either that or a bedroom but if I was living there I would probably turn it into a nice beautiful kitchen😊
David that is just the perfect little house. It's not missing a thing aside from transport, hospital and an airport. I am struggling trying to figure out where to buy. So many beautiful properties but just too far from services for me. UGH!. Yes it is stunning. I almost picked up my whatsapp and called you to make an offer...
These owners knew ? What they did. Indeed, the windows, the terras , all done so well . Love it bút simpel, for my goal i only miss 2 ore 3 extra bedrooms and one extra bathroom. However someone will be very very happy. The view, the location and that sweet litlle garden... 9 points ❤ and that is because you have to share the terras but who cares ,... maybey it's a beautyful (male) friendly person .... 😂👍
Very cute! Great outdoor spaces and views for such a narrow house, they're everything to this property! The one thing that would mean alot is if part of the wall to the area you suggested for bikes in back of thr office could allow for a 1meter wide demolition and replaced with a door (for vespa/ motorbike) since it's on the ground and a public courtyard on the other side, that would mean you could store your bike there and have access to roll it out, and possibly separate access to the garden, storage/loo and the office (that would make it all way more functional). Seems like that wouldn't be too hard to get planning permission for? If not, that little concrete area in back of the study could be perfect for an outdoor grill and sink. Or a bed for garden herbs. The kitchen would need a bit of reconfiguring for actual cooking but not a biggie. A little writer or photographers home away from home perhaps? ❤
I love the house and the streets. Could you find a nice smaller house in the same place fir maybe a little less . As I'm by myself and wouldn't need all of that much room . And would like a cantina as well if possible.
Two syllables: mur’ ul. (Mural) Emphasis on the first syllable. I am a retired high school English teacher. 😊 How do folks there handle their trash? What do they do with it?
Preciouness views and amazing localizations, ❤🎉wishing at a future Soon are at contract with you for are amazingly house the precious are well for me if had coverage the fee and the taxes okay thanks ❤🎉
One question, 1 propperty? I seem 2 got lost in all the other video's ... but this one is the surprice off today. Top .. i have my eyes on too others ... Super this one and Prezza indeed love it but this beauty just too small for my goals but lovely!! I wait for your reaction on my mail 😂 because you have one in the list i already bought wallpaper 🤪👍good luck everyone in your surch for the perfect home . Ps that fiber optict , that is a real + !!!
Fantastic has some one who is looking for a property we are sick of agents trying it on with us and that includes Spain The only thing we are worried about with Italy is there seems to be a lot of people moaning about the visa and bad agents Keep up the great work
Do you remember Muriel's Wedding? " you're terrible, Muriel"😂😂😂 Can anyone tell me what the situation is in 2024 for Australians buying in Italy ? I can't find anything up to date. 🤞

Prezza has the most amazing views of any town I’ve seen! Am I right?
I would use a folding screen on shared terrace.
Love it so much. Garden a plus !!!
My hometown!
Awesome! I love Prezza! Was there in October to look at a house for sale and the lovely town. I didn’t see the train station but can you confirm that it’s still functioning? Grazie!
Such a perfect little place to retire!
Love this one. I would definitely use that outside room as my studio!
Such a great private terrace. Perfect for enjoying the day while also needing to work and write.
This truly is a habitable property. Nothing I'd change. Love the garden area.
You have a new fan. I like the way you present all these nice propertys. Like it..

Or this old lady with her chihuahua, and her Vespa. We belong there. ❤
@@calgal5752 great idea.
@@kimhorton6109 I’m looking up emigration requirements now, but I think they are more strict than either Spain or Portugal, unfortunately.

You're right... it is a fairytale town! And the property is nicely re-done.
Not sure my auntie Muriel would be too pleased spread out on a wall but, a mural might good ! 😄. Sorry. Couldn’t resist ! Love your videos really :).
😂😂😂
Awwww. You had me until the “shared terrace”. Out of the question. Love the rest of the house though.
A nice one, grazie! Great price too what with inclusion of all fees, including yours...hmmm. One of the more tasteful renovations---love that they chose the terra cotta tiles throughout.
Love the house and the city streets look awesome with all the stone work and everything. Love it.
The terrace, those views AND a garden😍 This one will go soooo fast!! Thanks, as always, Dave 👏🏻
Keep looking at this one ... so nice
Love it! Finally a paint color I LOVE.
Love this property. It has everything you want. What a treasure.
You missed the laundry under the back terrace. Love it.
Love the stone!
Grazie da Texas come sempre
You're a really good presenter, visiting Italy next year, expat living in Portugal. Watch videos to get renovation ideas

I’ll be ready to officially buy a property in 3-4 weeks. I’m extremely excited to say the least. Keep up the great content. Thanks

Charming!
Beautiful!!
I’m already jealous of the person who buys this 🥹
I like the house and the town is beautiful. There is not enough life there for me it seems very lonely
Excellent, but I'm not sure about the terrace at the end ....
Lovely!
Beautiful. Hope someone snapped it up!

Where do you park the vehicle you mentioned you need?
Parking is close to where I started the video (30 second walk)
