      Not likely if they are digital and recent ones. We have other videos where you can get EC and sale deed (CC copy) also online digitally signed. Please checkout if you need the recent onces

      You can only upload old property tax receipt. Property tax receipt in your name is only possible after getting khata in your name

I noticed in second page two names are coming which I declared in dropdown - but how to upload the documents, is it I need to select both names one by one and upload the needed documents two times EC, SALE DEED , Property tax and affidavit or I have select only one owner and upload the documents

      only once.. when you upload and sign as one owner, next owner name it will show to esign. It just shows same set of docs that you uploaded.

We had purchased a new apartment from a builder, this sale deed has been registered, and we have paid the property tax every year since purchase (still in the land-owner's name).       Might be in your case a Khata Bifurcation is needed. If whole project is not split into individual khata, then you need to do a bifurcation first. But if you have already purchased a property that is in another owner name then all you need is a khata transfer

    Sir, our property type is joint so, i selected joint. Then i filled what ever asked in the form but iam not getting what to enter in Property type..       joint property is for the buyers not for sellers. If the buyers are two (husband & wife ) then you need joint property

      Depends on what you have applied for. You have drop down menu to select while applying. Accordingly they will give you the documents. First see what all comes as part of your application, if something extra needed, you can give one more application for the missing one

      In fact this is only for BBMP khata. But you can give an application online. If they accept then well and good. Else they might reject asking to make BBMP khata. Then you can proceed with making BBMP khata first

    Thanks for your reply. I've already seen the Sakala process and it's clear. The authorities have closed the sakala process for joint khata tr and e aasthi is being done online. Is this a seperate process ? There is a delay due to the transfer in multiple names. Pls let me know. Tks.

      Khata transfer needs to be done after registration of sale deed. If you are buying with your brother, then sale deed says both of your name. So khata transfer to be done from old owner to both of your name

    Without OC property is treated as B-khatha and as per sakala helpline any transaction be it first time registration or transfer you need to reach to concerned ARO office. So sakala service is useless for b khatha transfer

    One question, was the tax paid receipt you uploaded, was it for your apartment or complete property? And do we need to pay the taxes for individual flat before applying for khata?

      First time builder or land lord will be having khata in their name. After flat is completed, they need to do khata byfurcate that means splitting khata for each flat in the complex. Once that is done each owner gets khata. Next time onwards it is just khata transfer. That means same khata just transferred from one owner to another

      Affidavit is not mandatory. But if you are not able to proceed without that (due to some latest requirements) you need to upload it.
      For EC Form-15 is mandatory. EC on Form 16 signifies that no transactions have been recorded on the property for the period for which the EC is issued. Form 16 is also referred to as ‘Nil Encumbrance Certificate’ (or) Certificate of Nil Encumbrance.

      If joint owner, you have to select JOINT option. If it is self affidavit, you can make it

      It clearly mentioned without OC. So that should not be a problem. Fee is defined by them based on total area, other parameters and deviation etc. So that might vary based on the approval and other things of the property

      But, i am buying a property from a flat owner who also doesnt have a khata. The khata is still with the land owner. So first to get the khata transferred from land owner to flat owner needs to be done. Cam this be done online and without the OC? The property is an apartment of 20 flats.
      I am talking about only 1 flat.

      I think you might need a khata byforcation first. Owner needs to byfurcate khata to individual flat khata. Then khata transfer from flat owner to your name. In this video there is option to byforcation too. The flat owner needs to try it first

    Dear Team, I've applied for Khata transfer about 2 months back using the online method as mentioned in the video. Now the status shows as Rejected and the reason as " Mother Deed missing". Now I don't see any option to upload the mother deed and in fact the mother deed has about 250 pages now how to handle this case. Please extend your support. Thank you!

      I hope both should be similar names. You can give as per sale deed, but if the aadhaar OTP fails or if they ask clarification, then you can modify it accordingly as per aadhaar name

    Thanks for the EC video. We followed the procedure you displayed, and applied for EC from 1st April 2004. It gives a nil encumbrance for that period, for our property address. How can we apply for a digital EC that shows the names of the property owners, similar to the paper EC (from the Sub-registrar's office) till 31st March 2004.

      Actually as mentioned in the video, before apply, it should have shown your EC in the search. Only if you see it is the same EC you are looking for, then apply for it. If it is showing NIL, means either your search is failed or it is not available. In this case better not to apply

      As per your statement, now the property khata should belong to your father, and also i believe the property deed also belong to him. After your father's death, you are supposed to first make these documents before property transfer. 1> Father's death certificate 2>Legal heir certificate (which states who all are legal holders of your property after your father). Also you might need to check whether your father had registered some 'WILL' document which says who should be ownership of properties after his death. The legal heir certificate usually comes with your mother's name, your name and your siblings name. So after this, if all other siblings agree, you can register the property to your mother's name. Now after all these only you can do a khata transfer of that property to your mother's name. Hope this info helps

      If OC and CC not there also people are buying. But later there is a chance that your apartment complex might need to pay some fine and get OC if there are deviations from the real plan approved by the authorities

      Khata transfer needs relevant documents. You can't just do a khata transfer with another person's property. Property documents should be in person B name to get khata transferred to B

      In fact all pages are not needed. Upload the fist, and the files where the photo comes and the last one with sign and stuff. Alternatively you can also think of using a software like Adobe Scanner and scan all pages into one with lesser size and then upload

      First check whether the existing khata is a computerized one. (and not a hand written one). Proceed only a computerized khata is available else there is no value. Usually builder will do a bifurcation and then khata transfer to individual owner. Is it BBMP limit property? If your flat is already having an individual khata (mentioning flat owner name) then it would have been easy for you to transfer in yours and wife name. But if it s not, then it will be difficult for you since you need to submit documents (which will be handy with builder). Also since it is jointly registered, the khata also will be in both of your name (So while giving application, it should be a joint one, means transfer to name should contain both of your name.

      If the site is bought jointly in 2 of your name, then you need khata transfer from old owner name to both of your name. If the site was split and bought separately in both of your name, then you need khata bifurcation from old owner name to both of your name separately.

      Usually builder should do and give you khata. Khata transfer is transfer from owner to owner/s. In your case just check whether khata bifurcation is needed first. Tax receipt you can submit the one which is in builder name.

    Thanks for the video. It really helped in applying for khata transfer online. I have one question - how much time generally it takes to get SMS from BBMP/Sakala for paying fees? I have applied on Sakala portal on 15th Nov 2019.

    Recently the site registration was completed. I am yet to apply for Katha. Following is my question.
    The site was allotted to a person by KHB and he has sold it to me after the stipulated period. The registration happened a few days ago. We have got all the documents starting from the initial allotment letter to the previous owner, stamp papers, khatha documents until the property was trasnferred to his name.
    I am told that I need to get khatha done against my name. I believe it is khatha transfer right? Do I need to physically go to the KHB office to apply in addition to the online one or I need to to KHB to do it physically.
    The prev land owner told me that i need to go to office.
    Kindly help me to get clarified.

    I applied for khatha transfer online with all required documents, got SMS to pay RS (4850+125). My question is what for RS 4850 need to pay? any kind of penality?.
    The list of documents attached are : 1. Sale deed in my name, 2. latest tax paid receipt, 3. Khatha certificate on my seller name 4. Encumbrance certificate very latest.
    Can you please clarify what for RS 4850/-?

      Please check with the authority itself. Give a call to 080-4455 4455. Give your acknowledgement and khata request number and ask about the details. This amount varies from person to person according to area of property, fines if any, conversion charges etc

      That they have calculation based on parameters of land value at that location, total area, if any violation, tax etc.

      First you have to clear off taxes, if anything, before your purchase period. And that will be paid in previous owner name. After that you have to do a khata transfer on your name using old khata document and the tax paid receipt. After that, using the new khata in your name you have to pay tax for the last 3 years. Paying tax before getting khata is not a good idea.

      Payment of Khatha Service fee at the rate of 2% on the value of stamp duty of the deed.
       Rs.125 for copy of Khatha certificate and Khatha extract
      The total fees to be paid will be informed to applicant via SMS

      Yes that is the failure of our system. Middle man and brokers eat our money and sometimes they don't even deliver, sometimes they deliver wrong, rarely things works but with huge money. So try things online, as far as possible. So things will come in systematic, if not today, tomorrow

    we are purchasing a property which is not bifurcated as newly constructed and we will be the second owners the first owner has not done khata transfer and i want to do khata transfer directly on myself as i would be having sale deed with first owner. the first owner only have sale deed with builder. so what is the process?

      If it is a BBMP property, You have to give an application online as shown in this video. But i think since bifurcation itself not done, your builder needs to give a request for the bifurcation first. How ever you can try giving a bifurcation request online selecting option in the online. But not sure how it works because you might need to submit other property documents as asked in the website which usually builder possess.

      That means you need to do a khata bifurcation first. Means, from the WHOLE khata, it should be split to individual flat khata. Instead of khata transfer you are supposed to do the Khata bifurcation option. It is easy if builder does it, since the whole khata is now in his name. But you can also give a try

      No i am not having contact with agencies. You can try this online method. There is nothing to lose when you do online, and also the fee will nominal govt fees. If they reject then according to the reason you can proceed.

    If the property is purchased with a home loan (and the latest EC is showing me transferring the ownership to the bank), can the Khata be transferred to the owner/borrower’s name or is it transferred on the bank’s name? The original Khata on the previous owner’s name is with the bank.

      Yes it can be transferred until unless bank mentions some objection to the registrar. First call/contact bank and ask whether they have put some objections for the same. Else it is surely possible to get khata in owners name. Most of the people have home loan and they have khata in their name and paying property tax in their name

      EC should be always the latest. This looks like something bad. It should be in your name actually. Not sure why from your name to bank name. Then you should approach the bank to get it in your name. Then only try for khata transfer, else it might get rejected

      Hope you got the Khata Transfer by now with your name but just fir benefit of others who see the comment here, If anyone has a Bank Loan then in EC Bank's name will be hypothecated and your name will be there in Field No 5 "writer's name".
      In this case we just have to get a NOC from Bank and upload the same.
      What I did is along with EC, I also joined NOC from Bank as last page in the pdf and uploaded. Now the status says "Documents Verified" lets see if it gets approved or not.

      If builder has never given you khata, you might need to apply for khata bifurcation first. That means first khata has to be split from main land owners name to individual flat owners name. Next onwards you can do 'Khata transfer'. That means khata from one person to another person (for a flat). So you might need to apply for a khata bifurcation online. 10 of your friends can apply for the same online (some times it might get rejected, because usually it will be done by builder uploading necessary docs). It would have been easy if you have OC/CC. But still you people can give a try, there no harm in giving application.

      If father dies, first the legal heir documents has to be made. Usually this certificate will be issued in the name of monther and kids. Using this all the property documents ownership has to be updated in all these persons name mentioned in the legal heirship until unless the father has registered some will document

    While applying for khatha transfer, there is condition that , Date of issue of EC must be same as the date of application for transfer of khatha. Is it possible to apply an EC any other date?!. Please guide me.

      Don't worry about this. If you want a latest digitally signed EC of your property you can get it online. Once it is received apply for khtata transfer with the same.       Yes please upload all pages scanned in a single document. You can use app like 'Adobe Scan' using which you can just take photo from mobile and make a pdf document. So the size will be less

      Time required:-
      1. 7 working days in the case of BDA/KHB allotted properties
      2. 30 working days in the case of revenue extensions, BDA re-conveyed areas,
      gramathana, high-rise buildings (both apartments & commercial complexes)
      NOTE: In case of revenue properties where conversion has not been obtained and
      approval of the competent authority for formation of layout has not been
      obtained, Khatha Registration will not be done unless they are regularized by
      the Government. However for the said properties assessment will be made for
      property tax and entered in the ‘B’ Register.

    Thank you very much for this very illustrative video! Great service! I bought land in 2006. I was not aware of all the procedures for Khata Transfer etc. at that time. The BBMP Property Tax Receipts are in my name, however I do not have a Khata Certificate. I have been able to get a copy of Panchayat Khata Certificate in the old owner's name. Can I get the Panchayat Khata transferred as A khata in my name now. I have the sale deed, the Encumberence Certificate, and the latest Property Tax Receipt. Should I apply as per your video for a Khata Transfer as you have indicated? Kindly help.

      Bifurcation is needed only if previously the 3 sites where combined and in a single owner name. If previously sites are in a split condition you need to separately transfer them to your name. If they are combined, first combinedly transfer in your name and then bifurcate.

    Do we need to pay BRIBE for the officer who comes for the investigation of property even though our documents are clear? I did a mistake by doing this offline and going to BBMP office and they keep me waiting outside, they wil be busy with some other stuff, and after few hours they say come tomorrow exactly how we see in Bollywood movies. It's my fifth day of going up and down to this BBMP office.

      Govt is pushing things online to create transparency to the system and to stop corruption. So never think of a bribe. If they demands anything as such just raise a complaint online with SAKALA, chief ministers grievance system or even anti corruption department

    I have applied for khata transfer and uploaded required documents. When I downloaded my application I noticed I have done spelling mistake in my name. Kindly guide me how to correct spelling or should I submit new APPLICATION. Current status showing documents verified

      Oh that is very bad! I dont think there is a correction option online. You can check it out, if you find any option you can opt so. Other wise the better way is to go with new application. Because after the transfer is done you need to struggle more to get the correction and there might be no provision online for this. Better to avoid personal manual works and stick to online works

      Thanks a lot sir for prompt reply. Applied second time online since there is spelling mistake in my first Application Did not find any option to cancel first Application. Don't know if Authority will consider both Application separately. Kindly enlighten me if possible

      If the second one is approved, proceed with that. If not, you can call SAKAALA and request for needful action. SAKAALA 080-4455 4455

      Sir you need the message because, without that you dont know how much you have to pay in Bangalore One. When it was approved? Might be due to lockdown things are slow. Once approved, within days or a week you might get the message. Please wait for some more time and see, else you can contact/call SAKALA helpline and log a ticket for the same. SAKALA: 080-4455 4455

      Yes you should apply and mention more than one owner and then give second owner details.

      Is it particularly asking for affidavit? Just check whether affidavit column is mandatory now, else sale deed is a proof that it is a joint property.

    I have done online Khata Transfer with steps provided by you and well that worked. But when I downloaded the Khatha certificate and extract and see that names are different
    , I mean not named to my name. Do we have any way that we can complain regarding this.? Please let me know.

      After giving your mobile number -> OTP -> select BBMP -> category as 'Revenue department' -> then under complaint select Khata related option. Fill the details to raise a complaint

    The biggest problem with Sakala is that it doesn't have any option for registration of Khata for apartment purchased from builder. Sakala Khata transfer application is useful only for 2nd owner of a flat. The 1st owner of the flat have the only option of paying bribe for getting Khata registration done.

      You can try even for builder purchase case online. But in that case you might need to do a khata byforcation before doing khata transfer.
