    At that range, you could go to Kyoto, buy land the size of two football fields, by the beach, then build a mansion for yourself there surrounded by bonsai trees and a moat full of koi fish. Oh, and with the tens of millions that will still be left, you could feed your family along with one entire village for the next 50 years.

    For $135,000,000 I expect an island with fertile soil, Wells, a stream with salmon, lots of sun ( solar power / free energy ) and a stunning self cleaning villa with self cleaning interior and exterior walls. A bonus would be a portal to the local shopping centre 😀

      But if your net worth is 3 billion, it's very affordable -- whether or not it's "worth it," because you have nothing else to do with your money.
      Some financial traders accumulate that kind of wealth.
      Located in NYC, this apartment is aimed at that kind of career and that kind of money.

      It looks all too much the same. Plants would spruce it up. The view is bar-none. The rock is stupid. They could have at least put it farther away from the table so you could at least sit on it. The long rock in the long planter is such a waste of space.

      I imagine myself walking in drunk... Hitting each and every one of those raised rocks and cedar boards with my toes. Then taking the shower with that massive hole in the ceiling ... feeling the crushing velocity and mass of water and its power pushing me against that sharp rock. Then walking to the kitchen and scraping that Japanese plaster off from the walls as I would stumble on those beautiful tiles. Only to realise that trying to prepare anything to eat on that crazy knob operated cooker is not possible when you are drunk... I love that place already

      You could always change it. For me the base of the design is perfect, but it's too simplistic therefore I would rev it up just a bit. I'd maybe do a sophisticated Japanese cyber punk theme.

    I love house tours in general now but one thing I've learned to really appreciate is the filming from Mikey and Jayson. They do such a great job, there isn't any other house tour channel that can match them. Obviously we all think Enes is great but they're also helping make this channel awesome.

      The One is massive and has so a couple of floor and is also the largest house you could build in its location atleast. The entire skyscrapper probably cost around 600-1.2 billion to build and they expect someone to pay 135,000,000 or 11% the value of the entire building for just 1 apartment. It's very laughable!

      I’ve seen a couple of these 40 mill dollars apt and the quality of materials used are basic,nothing is made to order of the highest caliber materials,what a rip off.I’ve been to a few 1-3 mill apts and the quality of materials surpasses anything these poorly designed overpriced apts have.

    I usually get nauseous watching these kinds of tour videos but I never feel like that with the videos on this channel. The way the videos are edited prevent me from getting motion sickness.
    Also, this place is amazing. I love the Japanese style of the apartment.

    For $135 million you can probably move to Japan and literally have something better in central Tokyo
    that would be something like 14 billion jpy and I doubt any home in Japan have sold for that much after the real estate bubble in the 90s

And the Japanese culture isn't reflected in that appartment so far. ;)

      @@BhappyD It wasn't built to the engineering specifications. It creaks in the wind, water pipes burst flooding floors and the elevators are often shut down due to the building flexing as much as it does. Amazing views but not a place I'd be stoked to call home. It's too high profile, too much of a target and if that's not enough, the elements might just do it in. I'd be fine with a discreet brownstone for far less and then put the remaining money somewhere else.

I prefer my several acre farm surrounded by forest at the beach pacific built in 1912 a wonderful way to live. I don't do cities I think they are an eyesore on mother earth. Peace. Good Luck.

If my choice were that apartment or an alternative location in the city, I'd choose the alternative and save a great deal of money for better purposes. I very much like where I am now and I prefer it to large cities.
      I don't share the same contempt you have for cities. I think they are what they are. We are what we are. I don't love them, I don't hate them. I think most cities are interesting. In many ways they can be more efficient in dealing with high population densities than if we all were spread out over the land each with 5 acres to ourselves.
      You are very fortunate to live the way you do, probably somewhere in the pacific northwest based on your description. If that description is California, you are VERY VERY fortunate because we're talking Big Sur, Cambria or some of the northern counties. It's worth thinking that if everyone left the cities and demanded your lifestyle instead, there may be a hesitation to know if that's better or worse for mother earth. I personally think it's a better plan to keep as much nature as we can left alone rather than destroying metro areas only to subdivide more natural areas, running extensive electrical grids, sewer and gas lines to all of these individual plots. Cities are at least condensed spots and again, are efficient as such.

    It’s funny to hear him talk so highly of the “shikui” plaster. While it is nice, it’s a very common and basic plaster in Japan. I would have expected something more like combed keisodo plaster for such an expensive apartment.

    So first of all, thank you to Enes for an, as ever, very professional tour. There are aspects of this interior which I like very much, despite a somewhat awkward layout but I think that any discussion of 432 Park Avenue isn't really complete without addressing some of the problems of the building itself.
    The residents are currently suing the developers over the more than 1,500 faults in the building. They cite stuck elevators, flooding, electrical explosions and noise caused by building sway as just some of the problems. They are reportedly seeking $125m plus punitive damages. I'm not sure about the rest of this comment section but I certainly wouldn't be in a hurry to move into a building with those sorts of issues.

    Friends of mine live in a penthouse apartment on the corner of the 79th St & Amsterdam. It's on the 20th floor, not too high. It's only a 1 bedroom apartment. It's been a rental unit for decades and the kitchen and spaces have been "acceptably" updated. Nothing crazy. The two features that make this apartment a standout are the wood burning fireplace and the huge wrap around outdoor terrace. They have a Weber BBQ on their balcony and in the summer we get in our bathing suits, hose down, BBQ hamburgers, and drink cocktails. We might get a kiddy pool. I feel like were not in the city. It's a lovely apartment. Even though this is a bustling street corner the street noise is kept to a minimum because of the thick walls around the terrace. We have a view of the Hudson River and the Empire State Building. The rent for this paradise in Manhattan is $6,000 a month. Yes, the apartment here for $135 million has better finishes and far more space but you're living in a temperature controlled skyscraper. My friends 1 bedroom apartment for $6,000 has more amenities. There's nothing like coming home, lighting candles, and sitting by warm embers with sounds of crackling wood in a snowstorm or having tacos and margaritas under a shaded picnic table in the summertime. All things equal, I would rather live in my friends apartment than this $135 million apartment. This skyscraper apartment is nothing more than a place for Russian oligarchs and drug cartels to park their money.

Imagine trying to sleep while the building bends to and fro in the wind. The elevator creaks and breaks frequently. Broken pipes flood apartments. Tenants hate each other. Everyone is required to pay $15,000 a year to the private, resident-only restaurant. Geeze, the only people I feel sorry for are the waiters. Imagine being at the other end of a fire breathing Karen with a Birkin bag.

    This building is known all over the city as having been built shoddily and it is noticeably swaying from side to side.     As someone who is obsessed with Japanese design when it comes to interiors (and agree with you that it's just so grounding and peaceful), I can't help but think about the practical things that high-end design like this misses: like cleaning the tile behind those giant stones in the primary shower, or if there's an electrical problem w/ those recessed outlets sat behind a giant panel of marble or stone. Am I the only one? LOL - like how would you fix those? I guess if you can afford a $135 million dollar house you can just hire someone to fix it and replace the stone? And they're probably hiring someone to clean. But I bet that cleaning person curses every time they have to scrub all the dirt out of the 'edges' of the hallway off the raised pathway.       The original asking price was 170 million so clearly they notched the price down prior to this video already. This building is worthless now amidst the structural controversies, It won't sell until it hits like 20 million.

    I'm Japanese, but I often see designs like this, so I felt that Japanese culture was well adopted.
    And it looked as if Enes was in Japan.

      いろいろ日本的な小物やマテリアルに拘ってるけど“普通”なインテリア。設備面くらいしか見所が無い住宅。間取り、住居スペースは箱を区切っただけで独創性なし。狭い廊下幅、低い天井は135億円の住宅には見えない。他コメントにあるように5億住居、130億眺望って感じですね。

    The outside of the building looked positively like 1960s box architecture. And the the inside rooms look like railroad boxcars refurbished for apartment use. The view is great if one doesn’t mind the NYC pollution. I could think of a better way to spend $130,000,000

      You talk about the pollution, but that's may be the best feature this appartment can afford : you're above 95% of the pollution, that's the advantage of elevation. Beside, I agree with some of the comments, it's flawless but sterile.

      @@lotharingien9426 The unforgettable thing about NYC for me is driving over the GW bridge in the lm late 60s & early 70s and seeing the Bronx in the distance. As a child I was horrified that a city would allow some of its citizens to live in such a horrific scene. I suppose someone looking down from the penthouse would still be able to look down on the squalor where those who support the penthouse work, but it would spoil the view for me entirely. I can’t imagine I wouldn’t still be equally horrified. I guess some people like Trump and his like wouldn’t care a bit.

    Absolutely Bland, soulless flat, that has Furnitures from mid-2000's style. At that price, the style should be absolutely unique and everything hand made.

      I like the minimalist design and that might be one of the more interesting kitchens I've seen. Some people think that for 135M something has to be overly ornate and gaudy like Donald Trump's living room. I disagree. Would I pay 135m for it if I had it to spend? No. If I had that amount of money, I wouldn't spend it there. I'd be far more discreet but I would consider the Japanese ethic as a strong design influence in whatever estate I did buy.

      They say... "Everyone gets to exist, but not everyone gets to truly live"! I would imagine living or being in that building at such elevation to be quite an experience! One might get desensitized to it after a while, but look at how breathtaking those views are for yourself. Now, when it comes to how much it costs, I almost thought the dollar had lost its value for a sec, but I guess price is subjective in this case?

      The owners wanted a quiet place, just to chill and relax, after busy days: there is no movie theater, no spa/ sauna, no wine cellar, no tv in every room. These people know that they can go out and have all these things in New York. Calm environment and views: the real lux life

      With the entrance, that was what I was expecting.
      Any new owner can add to the place. A statue here. A projector there. I mean, when I saw that bridge hallway I immediately wanted to hide projectors up high an run seasonal high grass images along the walls.

      I love that Sugimoto piece too but the fact they went full on Tea Room w/ this place is more cyberpunk than cyberpunk. Had that roided it out w/ electronics and gizmos it would not have been successful - think the dojo in The Matrix.

    The video is very well done and I followed it with interest. I am amazed by the degree of madness that can reach the human being and at the same time fascinated by what man can achieve. I allow myself just one consideration: All architects neglect the most elementary rules on safety in order to amaze. Sooner or later someone will slip your foot into the crack on the side of the catwalk with relative ankle break. There is a floor that massages your feet but if you stumble at night you end up with your head on the pointed edge of the bed. There are two power sockets drowned in the wood ...

    For that price there should be a pulse-jet skycar mini port on the roof with at least 4 ships ready to take you anywhere from your own personal vertiport at 600 km per hour and landing in a car space size landing pad at least 1000 km away.

    I think it takes a Japanese to appreciate the design of the apartment and all fine materials used. For me, the view is worth a million dollar. No. $100 million.

      I respectfully disagree. This apartment is hard, lifeless, and cold. This apartment here is an American idea of Japanese architecture made for Russian oligarchs without taste.

      Would rather buy an apartment some other city and have them recreate this. In my opinion it's pretty basic and bland though. Just warm lighting and wood. It's minimalist but I guess someone will appreciate it.

    1- The bar section in the Salon it's just placed in the wrong side, must be on there's the actual table, giving the guests while dining a perfect view of the city beside the windws.
    2- Doesn't understand the space between the blinds and the windows.
    3- The elevated section of the tea room, underline the big mistake of this building, the windows must arrive to the floor, and the open window section hide in to it, could have another solution
    4- Question: Does it exists a ugliest kitchen design? NOT, and you speak about materials that only increase the price but doesn't enriches the space.
    5- Shikkui Japanes plaster it's like Moroccan Tadelakt, nothing new
    6- Into the family room, the TV mounted on wall it's in the wrong place, receiving al the reflections from the windows, better placed on front between windows, and the one sitted on the sofa that doesn't want to watch tv has always the option to see the views
    7- The acrilyc TINY desk leg , WTF! Could'nt fix it to the wall? like a suspended slab? OMG
    8- Inside the Jack and Jill Bathroom is notorious the big design mistake of this building, They have the opportunity to build a walk in tub , at the same level of the floor, as a pool effect, wich when you are inside (with the window touching the floor) makes the effect that you are in a infinity pool. WTF with the little vanity mirror!!! Scandal!
    9- All the berdooms ar exaclty the same!? WHAT? no design? means cheap!
    10- If The safe box should be placed at the main entry, makes the same effect. UNPROTECTED
    11- The wall stone in bathroomS are horrible, you don't know if it's natural or printed ceramics.
    SUMMARY: the price is for the views only.
    The architect, in this design VERY UNFORTUNATE

      Great points overall. Could not agree more with all of them, expect the TV.
      Having a TV against a such a bright window background would make viewing experience very eye straining. Especially when sun would shine in your eyes. I would not fear reflections as directly behind TV there is a wall section, so anyone sitting directly upfront will have a comfortable view. I also hope TV has ambient light that would illuminate the wall, but we will never know. On top of that placing TV next to the windows would not allow to create such a wide sitting area due to two entries on the sides of the room. Most people would also not want to sit with their backs to the door.
