      Building cost goes up exponentially the more you go up. Cause you would need to spend much more for the base, higher psi concrete. So i think it is somewhat reasonable to charge this kinda money for penthouses above 700-800 ft.

    • @UltimoDogLover
      @UltimoDogLover ปีที่แล้ว +32

      Hard to say. Something seems off with the lighting. I don't think this video showcases the unit well. But I also do prefer other penthouses, like 111 W 57th Street and 432 Park Avenue. Also, a lot depends on the staging and furniture, and this is just ok.

    I was lead Architect on this project supported by 3 amazingly talented Swiss structural engineers. The technical challenges involved were some of the most difficult I’ve had in my career. The side facing Brooklyn was most problematic due to the strong cross winds coming in from the Dyker Heights bottleneck. We incorporated a 300 metre “spine “ spanning most of the middle floors to counteract and dampen the sway . Worked very well and I was awarded quite a substantial bonus for designing this. The foyer is a masterpiece incorporating cladding with marble imported all the way from the Apuan Alps in Tuscany. The gold leaf on the two imposing Phoenix statues straddling the main staircase would cover two basketball courts if laid out flat. Amazing construction and I am proud to be part of the team to deliver it 300 million under budget….and on 2 months before deadline.

      Wow, what an incredibly interesting perspective you found yourself in. Ive worked as a unit inspector for Churchill Living, which does basically what airbnb does, but for out of state people who need a luxurious apartment to live in as they are there for business.
      Ive been in so many highrises all around NYC and Jersey City and the view from those 60 story units with floor to ceiling windows is just magnificent.
      Used to smoke a shit ton of weed and dropped psychotic doses of acid and shrooms when I used to invite friends over to some units in which people were moving in but like 3 or 4 days after.

      1. **Hygiene Concerns:** Poor people, like all animals, can smell bad, carry dirt, and leave behind allergens and bugs. Allowing poor people into stores may lead to cleanliness issues, as their dirt and stank could accumulate on products, shelving, and store fixtures. This could potentially pose a health risk for customers who have allergies or respiratory issues.
      2. **Safety and Health Regulations:** Many stores are subject to safety and health regulations to ensure the well-being of both customers and employees. Allowing poor people in stores could violate these regulations, as they might urinate or defecate in the store, creating unsanitary conditions. In some cases, poor people might scratch or bite customers or employees, leading to potential liability issues for the store.
      3. **Disturbance to Other Shoppers:** Poor people are unpredictable creatures, and their presence in a store could lead to disturbances. They might scream loudly, become frightened, or exhibit territorial behavior, causing discomfort for other shoppers. This could affect the shopping experience (aside from Walmart) and potentially drive away customers who are uncomfortable around poor people.
      It's important to note that the acceptance of poor people in stores can vary by location, store policy, and the preferences of customers and store owners. Some stores, 7-Elevens, may welcome poor people, while others might choose to prohibit them to maintain a clean and safe shopping environment.

    I work next door to this, and it is essentially a parking place for billionaires to keep their funds secure, as NY is a virtual guarantee in real estate. That being said, this like all the others, will continue to attract investors and be monolithic wastelands. Thanks for making NY a class divide like few others.

    I pay 2000 € rent a month for a luxurious 144 m² flat close to berlin, germany. It's a huge expensive for me but I always dreamed of having a luxurious flat and so I thought, "just do it". I've spent over 40k € on the interior design, furniture and smart elctronics. Now I've been living here for a year and yes it is super nice. I've got dedicated rooms for work, sports, super large living room with a nice custom made kitchen and all that. But one thing i've realized is this: the more money you have, the less time you spend at home. Most days I only eat, sleep, work at home and when I could really "enjoy" it, I much rather go outside, meet friends, enjoy events, go travel, sit in a bar, eat at a resturant and such. Now that I have experienced a luxurious flat for over a month, I can say it is not worth it to spend a lot of money or time on it. To anyone who has money, I would recommend to spend it on experiences instead. But yea, if you're a billionaire, obviously 63 million is pocket change.

    Great video with atmospheric production values in the opening.
    But I think when you start on the street and approach the building, it would have been nice to see you pause and look up and then cut to a street eye view of the tower looming above you.
    Also, at the end you said you were going to show us what 'this place looks like at night'. The video then showed us interior shots of the rooms with a sort of partial far angled view of the windows and also exterior drone shots of the building and the city. But we didn't get an actual night view directly though the windows to show us how the city would look to someone standing in the apartment looking out. It would have been great to see those angles.

    I’ve been wanting to see the street level access experience for these buildings for ages. Be great if you could do that more.
    One thing I have been wondering about is how the elevators work in these buildings where the doors open up into your apartment. Does the elevator go to other floors so you might have people in the elevator looking into your home when the doors open or is it a dedicated elevator to that one floor?

      Depends on the building. Sometimes the elevators open into a small room to protect your privacy. Sometimes the elevators have a key-lock system and a resident's key will only allow access to their specific floor. Sometimes the elevator door will not open unless you enter the right code. Sometimes the elevator has a fingerprint reader.

    Engaging in an individual option is fair but its performance level can’t generate high dividends. Diversification is the secret to optimal performance, that’s why I have my interest set on options based on projected growth and performance.

    Ladies and gentlemen, imma be real. Billionaires dont care if its 50 million or 64 million. The location + the view + the design, if it wows the right person, money isn't a issue. It's more about wowing that 1% because they really do live in a different world, rather than wowing the 99% of the rest of us haha.

    The apartment costs 64 million US dollars and for that you don't even get that the wall cabinets open evenly. This is really embarrassing, and a good example of the fact that you don't pay for quality here, but only for living there.

    I have to wonder if the listing agent is going to ask you to re-shoot, or at least overdub this video. Everything you identify as travertine is actually Verona limestone; only the owner's bathroom has travertine: on the wall (where the controls are, not the bench) and wrapping around to the wall behind the tub. All of that light tan stone throughout the apartment is limestone.
    The real shame of that apartment (and 53W 53rd in general) is that the view of Central Park will be obstructed soon. The new supertall at 41-47 W 57th, between 111 W 57th and the Solow building, will be 1100 feet tall - high enough to obstruct the view from 53 W 53rd, even on the 76th floor. Construction should start blocking the view in two or three years with expected completion in 2027.

    This is amazing: what else do you get with this price tag?-
    Maids?
    Security?
    Private entrance?
    Car elevator?
    Private masseuse?
    Helicopter pad?
    Private jet landing?
    For this price tag i would like the navy to drop off breakfast every day by sky.

      @@firstconsul001 thru your experience is the penthouse itself sufficient to justify the price tag? If you could afford it would you put in an offer?

    • @firstconsul001
      @firstconsul001 ปีที่แล้ว +2

      @@DrRRayS Well the penthouse itself is really large in terms of square area. Aside from that most of the expense comes from the rarity of the penthouse and the status it has. Hypothetically if I was worth 100 millions and the penthouse was 63 million, I would not even consider buying it. Yet, if my worth was in billions, buying an 63 million dollar apartment is not much of a sweat. I personally love the penthouse and its architecture, so in that case(which is also my ambition), yes I would definitely put in an offer, if it doesn't put me at a financial risk ofc. Just saying, I am not the guy who would just blast out cash at whatever I desire, I do have financial discipline. Though if it was a case of treating myself, i would purchase it.
