      Agreed about the current cold look of the property. However, a buyer can easily change wall color and furnishings to add warmth and friendliness 😊 .

    The dining room is on a different floor than the kitchen making serving very difficult. No dumbwaiter was mentioned, so imagine transferring food up a level for a large dinner party. I also don't understand not having an elevator with five floors at the mentioned price point. Our tour guide was masterful.

      I love the property, but that is a legitimate observation.... That said, in these videos they pick and choose what they want to highlight. Maybe that is just something that he chose to leave out. If there is an elevator, or other solution he probably should have highlighted it though. Possibly an elevator around a corner? Don't feel like going back to see the layout to determine if there is an "Around the corner." I just find it hard to believe that the designer, OR the owners at no point during the renovation did not think of that. Sometimes we just have to use our imagination. Again, THAT SAID, maybe they didn't think of it, and that is why it is for sale! 😂😂. Yet again, if that is why they decided to sell it, I would again think that they would add that feature to increase its sale value, and ensure that it doesn't sit on the market forever. They obviously could afford to do that.

      @@kevinhanson6106 After reading so many comments on the elevator topic I went and looked up the property on Zillow. It was built in 1899, so that explains the initial lack of an elevator, but after reading over the entire listing and watching the Zillow virtual tour I saw ABSOLUTELY NOTHING about an elevator, or a dumbwaiter. They might want to go back and do more renovations and add that elevator!! Sounds like a headache, but they need to do it. It has been on Zillow since October of 2023. Just over one year.

    Lovely townhouse, but I would like to have seen a lift, given all of the floors that the house has. Imagine wanting to entertain on that roof terrace and having to carry everything up from the basement kitchen! Or maybe it’s because I am too old! Love the video!❤

    This house reminds me of what has been going on in London for a long time: a beautiful historic exterior - really wonderful, and then a sterile, uber-modern interior (the insides having been gutted instead of restored). It has been said that "taste is the result of scope."

    Feels more like an office building than a home for me. Kids rooms are small I agree. I couldn't see 5 beds there. No parking or a lift they will need to work on that to get anyone to pay 20 million. I have seen properties in NYC at this range that do have a lift and parking. I like the design and furnishings are interesting as the natural light sources. I also think the family bath should have an actual bath in and shower only for the nanny suite. Interesting prospect for a young family or a couple wanting a home and work from home situation would actually work well. Thanks Matt :) well done :)

      The lack of parking is a fact of life in Manhattan. ALL of those neighboring row houses have the same problem. And what about an apartment building with 200 apartments? Where are you going to put 200 cars? I lived in NYC for 45 years without owning a car. I don't even have a driver's license. The supermarket is rarely more than a block or two away, and it doesn't have any parking either. You buy groceries in small batches several times a week and walk them home or have them delivered if you don't mind the extra cost. BTW: the few street parking spaces you see in the video are regulated. Where I lived on 10th street, your car had to be out by 6:00 am for trash collection and street sweeping. That's 6 am IN THE MORNING!!!

      @@michaeljarosz4062 I suppose you are right! If you are living in Manhattan, you would have to make some big adjustments, because you really wouldn't need a car. And If you do need a car, it would come at a steep premium i.e. parking.

      People of this wealth in Manhattan would have their car parked in a car park garage a few blocks away and have an assistant bring it to them at any time by a phone call. This isn't Dallas, Texas!
      The security is that it is in the West Village. Break-ins and home robberies in this area are rare. It is completely understandable that it is weird to most people that your ground floor has a direct view of the public sidewalk and street, even though it has a wrought iron fence.
      In-sink garbage disposals are against code anywhere in the New York City tri state area.

    It is gorgeous. My grandmother lived in NY City for decades. Other than the master, those bedrooms are typical city spaces; SMALL, but I could be very happy living there!

    I think what people don’t realize is that the people who own property at this price point in this neighborhood employ interior designers who would upgrade the finishes (like painting, wallpaper etc.), furnish, and decorate this home so that it’s unique to the owner. Certainly you can move into this home and do no work, but most spending 20 million to live here would make it their own.

      Oh that's completely understandable.
      There just seems to be a lot of people with a whole lot of money Who seem to decorate Virtually the same.
      Rip out the charm and the character and put in a kitchen That no matter how high-end the appliances it's become generic looking.
      When I sold my townhouse in San Francisco, There were a lot of the original 1907 features, Well takencare of spaces.
      We had done more of a restoration than a Renovation. With upgraded And modern conveniences of course.
      My favorite original feature was the 7ft classroom bathtub The French style Ceramic & Nickel hardware!
      After my partner died I decided to downsize and I sold it. It was purchased by a couple who later divorced but The husband and I became friends.
      He invited me back and it was Completely Redone! However, They had only Completed the top floor, Most of which was the primary bedrom, closet & bath.
      Which I thought was an ultra modern shonda!
      I've never been a fan of postmodern architecture or style.

But I'm presuming this house (like the many other victims of modernisation) originally had fine period interior finishes - decorative plaster and woodwork, architraves, cornices, chimney pieces, ceiling mouldings, Versailles parquet. My objection is that most if not all of this would have been ripped out to create those modern interiors. In my opnion, if you have this sort of money, and you want a contemporary style home, there are plenty of post-War properties on the market. Don't buy something that was built a century or more ago then mutilate it! As to hiring an interior designer to put the charm and individual character back in, isn't that the height of irony, given that a fortune was wasted ripping the original charm and character out?

    This townhouse has 3 downers. 1. The house is kind of lacking in the depth dept - perhaps from the decision to give a bit more footage to the backyard during the gut job? 2. The dining room being awkwardly on the parlour level given that the kitchen is on a lower level; no option of a dumb waiter to ease the problem; nor any room on the parlour level to add a prep kitchen no matter how small. 3. No elevator.
    These 3 big negatives will make it very difficult to sell quickly. Lastly, the great idea of a heating system outside on the sidewalk and stairs does not make up for the above - besides with climate change, NYC is getting less and less snow.

    This is a great renovation! I love the black and white toned color theme. I think it provides a great blank slate for the owners to decorate however they'd like. And there's a ton of outdoor space relative to other New York properties. The only thing that got me was that glass bathroom. I think I'd feel more exposed going to the bathroom surrounded by glass than I would if it was open to the rest of the bathroom.

    Genius use of space in the basement and how it’s extended to under the patio to allow for skylight and top horizontal windows by the backyard.

    If you care about parking, open lawn, not a lot of stairs, garbage disposals, and no close neighbors… perhaps don’t consider buying a townhouse? There are different housing types, lots, and locations that provide all these things. In fact, most of the housing in US affords all or many of these things.

    PROS: Around the corner from A Salt & Battery and Equinox. Rooftop patio. Landscaped backyard. Walk-in shower. Fairly quiet neighborhood. Heated sidewalk and porch stairs. CONS: No elevator installed for a 5-floor walk-up. (How can someone spend all that time and money on a renovation and not put in an elevator?)

    Looks very similar to my townhouse in a historic town in Virginia....though mine is a little smaller and goes for about $700K...obviously the location mainly drives that $20M price tag.

    12:51 Thank you for the tour. I hear the point of this pretty brick-townhome’s character lost in translation, but the interior isn’t ugly. 😊 Yes, an elevator would’ve been helpful. At my timestamp, he opened the doors to the laundry machines, but what’s behind him?!! The stairway! Omg, that door swung out wide where he was only one step away from falling backwards & downward on wooden stairs. 😮 For a $20M home, I’d want a safer solution.

    "downtown manhattan" is not the upper west side. also the street sign showed is not the upper west side. so where is it? this is most likely the west village

    One would buy 20 mil townhouse , without so much as a garage. Say if I had 20 million to spare on a house , I would definitely be having 6 to 7 cars where am i going to put them, keep my Rolls Royce parked infront out in the element .

      @@hewitc Exactly , in old days with a town house you had something called a carriage house or news house which was used to keep your horse carriage and your coachman would bring it arround when you need to travel . But nowadays you only get the townhouse at ridiculous price and not the associated carriage house , you have to spend another 20 million to buy one.
