- Unbelievable Italian property in Tuscany. What a garden! What a view! My name is Nick Ferrand, come with me as we tour this original 16th century Luxury Tuscan Estate For Sale.

Tuscan real estate of 6Ha just 15 minutes from Cortona, with several buildings, swimming pool and stunning views of Tuscany. The main home is a classic tuscan stone house dating back to the 17th century and covering some 250sqm. To one side of the main house, on the kitchen side, is a large, covered pergola area for year-round Tuscan al fresco dining. In front is an ample gravelled piazza, ideal for large groups, and enjoying the stunning south facing views over the Tecognano valley and beyond.
From this piazza, and centred on the front door, you find a wide stone staircase that sweeps down, passing the parking area with balustraded terrace, on the way to the formal lower garden. On this level you find two further, one-storey stone buildings, for a total of some 100sqm. On one side a guesthouse with two bedrooms and a bathroom, on the other side a studio with large, covered loggia in front. This latter building is registered as a 'garage', but has been converted by the owners into a self-contained mini-apartment with open plan living/bedroom area, and a bathroom. The area is predisposed for a corner kitchen.
Offset from the main complex by some 50m is the large swimming pool, protected on the north side by the surrounding trees, and enjoying the same lovely views down the valley. The surrounding grounds measure roughly 6 hectares and include olive trees, a forest, cypress trees, pine trees, huge old cedar trees and a mature manicured garden.

Su un lato della casa principale, sul lato della cucina, c'è una grande area pergolata coperta per cenare tutto l'anno. Di fronte c'è un'ampia piazza ghiaiosa, ideale per grandi gruppi, e godendo della splendida vista a sud sulla valle del Tecognano.
Da questa piazza, e centrato sulla porta d'ingresso, si trova un'ampia scala in pietra che scende, passando il parcheggio con terrazza balaustra, sulla strada per il giardino inferiore formale. A questo livello si trovano altri due edifici in pietra a un piano, per un totale di circa 100 mq. Da un lato una pensione con due camere da letto e un bagno, dall'altro un monolocale con ampia loggia coperta di fronte. Quest'ultimo edificio è registrato come un 'garage', ma è stato convertito dai proprietari in un mini appartamento indipendente con area soggiorno / camera da letto a pianta aperta e un bagno. L'area è predisposta per una cucina ad angolo.
A circa 50 m di distanza dal complesso principale si trova la grande piscina, protetta sul lato nord dagli alberi circostanti, e godendo delle stesse incantevoli vedute sulla valle. I terreni circostanti misurano circa 6 ettari e comprendono ulivi, una foresta, cipressi, pini, enormi alberi di cedro e un giardino ben curato.

Everything Kate said. The soaring music, glamorous cut away shots of an attractive agent and highly edited views work fine for a sizzle reel promoting an agency. It really doesn't give the viewer a the insights or appreciations Nick's channel does.
One of my ambitions is to move to Tuscany. I like the idea of getting a vineyard. I love being under the sun and being casual and comfortable. That’s my idea of heaven.

The office and guest house have no kitchenettes, no spot to make coffee or tea. The main house is gorgeous! They do read National Geographic magazines, written only in English. This is a true gem, and I would have expected it to be listed for more, with an income producing venture.

I LOVE your one take tours Nick, this one tops them for me... purely sublime... breath-taking! The gardens are exquisite even in winter... lol...I say winter, here in Canada we are under 2 feet of snow...Tuscany with green grass, need I say more. Seriously though, this is a truly beautiful property all around. I might change out the table in the kitchen for a longer one with lots of space for family to gather with room to spare as a work surface...and hire that very capable caretaker. Dream a little dream....

Loved this property tour, gardens were beautiful & the views amazing, the stone staircase was fantastic just so much history in that stairway. I think the kitchen was ok but maybe updated & the laundry room would be a little out of the way for me, but if you did not mind the extra running or had a housekeeper I guess would be ok. I really enjoy your videos & your sense of humor. Thank you for sharing, I always look forward to your property tours. Have a great weekend.

I know that lives go through change, but when you see these lovely estates, you can't help wondering why someone would move out. I mean, I think I'd just as soon grow old there and have a live-in aid or nurse - when the time comes. That said, it's surprising how many people live into old age w/o having to leave their homes just to die.

Please instruct the buyers to not lay a hand on those time worn mantels and doorways. They are allowed only to rub them daily so as to link hands with human history.

OMG!!!! These bathroom tiles are absolutely gorgeous!!!! And these doorframes are phenomenal!!! OLIVE IF YOU DO!!!! HAHAHAHA!!!! Beautiful home and plenty of olives...... I Love the view!!!! Gates and fenced is very good. The kitchen needs TLC. Overall very nice. That narrow hall could turn into a smoker.

I loved the books in every room - same primary rule in our house: wherever shelves can be fitted, do so and immediately fill them with your books!!! 📚📚📚 I think this place is priced perfectly, btw: I had guessed 2.5M long before you revealed the price.
